We use Ontrack Asset Management for our condo building and they are great! I am on the board and work with Arbi on a regular basis. He is always helpful and you can find him in an emergency. Also the contractor they use - Pjkb LLC is good as well. Don't hesitate to use this company if you're looking for a management company!

As a Board Member of our HOA, I appreciate working with Arbi Amirkanian, our Portfolio Manager at Ontrack. Arbi is well- experienced in property management. I appreciate his constant honesty, his professional demeanor and courteous assistance as well as that of Ontrack's supportive staff.

As a member of an HOA, I have had the pleasure of working with Arbi Amirkanian as our property manager for the past few years. Arbi has been responsive, professional, and proactive in addressing any concerns or issues that arise within our property. Arbi, along with the contractor, Pejham (PJKB), have worked on a variety of jobs, both major and minor, that were completed in a timely, high-quality, and fairly priced manner. Overall, Arbi has been an invaluable asset to our HOA, and I highly recommend him to any community looking for a professional and dedicated property manager who genuinely cares about the success and wellbeing of their property.

Staff only answers my emails when my HOA manager is looped in the conversation. I started emailing an employee about a change in the building in November 2022 and only got the final answer in May 2023. I don't know what to expect from a management company since this is the first time I have had to deal with one, but it's less responsive than what I had in mind.

DO NOT MOVE INTO A PROPERTY THEY MANAGE. The absolute worst property management company I've ever had to deal with. I lived in a property at 2022 Sunset Blvd. It was the worst living experience of my life, no cap. Read on for a list of nonsense I had to deal with.Brand new building, I was the first tenant ever in my unit - on the first rain, i had a window leak. They stopped the leak but never fixed the damage. My doorbell stopped working. Their solution was to buy a plug in, remote doorbell from Home Depot which they plugged into a socket in my apartment for the "ding dong" and the actual doorbell was VELCRO'D to my door. Legit. $2600 a month and they velcro'd a doorbell to my door as a "repair." Packages were stolen on a regular basis. Cars were broken into frequently in the "secured" garage that broke a ridiculous amount times in the first year. When requesting security footage to see who was breaking in / stealing packages, Izzy refused to release the video. WE HAD TO ASK THE POLICE TO REQUEST IT. Seriously. Homeless people got into the elevator lobby multiple times as well as set up camp directly outside the building, sometimes blocking the emergency exit gate. I called to alert Izzy wondering why we had no security like other buildings in the area. Her response was, "I don't think your neighbors would appreciate their rent increasing because you want security." I mean, my neighbors also didn't appreciate their packages being stolen, cars being broken into and graffiti on the building literally every other day. The one elevator (for all 5 floors) was constantly broken. I got stuck in it for 25 minutes while moving out. When I got out, i was told a cleaning crew member was stuck in there for an hour earlier that week. Did I mention $2600 a month.When I started looking for a new place, the literal worst manger - er, "Portfolio Superviso" - Izzy Betanzo refused to provide prospective renters with a rental verification or reference. She said, "its against our policy to issue references." I've never heard of such a thing. They surely requested one for their application. I lost one apartment as a result because they were so difficult the other landlord just went with the next applicant. Understandable. There's more, I just can't imagine you're still reading so I'll end here. If you are still reading, seriously, don't move into any property managed by Ontrack. You've been warned.

LAZY MANAGEMENT. Wouldn’t be surprised if this was a family business because there is no way any CEO/high executive would allow this level of service from property managers. They park in handicap spots without tags EVERYDAY, ignore communal issues (stolen furniture, laundry machines broken for months, cleaning of apartments before tenants move in, AND MANY MORE ISSUES). I’m embarrassed for them, but it’s not like they would care. 100% suggest living somewhere that’s not managed by them. If I could give a negative score, I would.

My building has been using ontrack for many years now. The service we have received is always been very professional, and they handle our requests very expeditiously. Specifically, we work with Arbi, and he is incredibly kind, courteous, and responsive. The value we receive for what we pay is phenomenal, and I would recommend this group to anyone out there looking for property management for their building.

OnTrak has managed our building for over 11 years, and Arbi Amirkanian has been our manager for about 10 of those years. Arbi is one of the most patient and kind people you'll ever meet. He is caring, helpful and sincere in his efforts. He can be counted on to help with any number of issues and has great resources, vendors and ideas. He always looks for the most efficient and cost effective way to make repairs or updates to the building. He makes himself readily available, and he has gone above and beyond the call of duty on a number of occasions. My experience with OnTrak, and specifically Arbi has been very positive, and I am happy to recommend them to others.

Our garage door clicker stopped working late yesterday day afternoon so I emailed the Portfolio Manager at Ontrack Asset Management, Arbi Amirkanian, who responded within an hour and was able to get a technician out the following morning. The technician informed Arbi that the unit was old/outdated so he approved that a new one be installed immediately. The company he called out was prepared to do so and had the installation finished within about thirty minutes.

I am a member of the Avenida Prosser HOA Board, and as such, I have worked with Arbi Amirkhanian, our On Track Asset Management manager for the last 4-5 years.I have found him to be very responsive and involved in solving whatever issues may come up with our building.He is very resourceful, as well as kind and understanding. I can't speak for the business as a whole, but this review is specifically for Yuriy Amiragov. He is irresponsible, unprofessional, dishonest, unresponsive, and worst of all sexist and misogynistic. I at first thought it might just be me that was experiencing various issues with him, but I have spoken to 3 other units in my building and all are having significant issues with him. I own my place as does one other, and the other 2 units rent. All 4 women have experienced him as dismissive, rude, ignoring emails and messages. He hires repair people that either don't know what they are doing or don't actually fix anything. When male owners and renters contact him he will take days to respond and is often dishonest and doesn't actually get things fixed within the building. This individual is taking advantage of people's trust and his approach to women is inappropriate and sadly outdated.

Arbi with Ontrack Asset Management has been a great help in finding, scheduling and communicating vendors for 901 Hancock Ave. He's been very communicative and has helped me resolve building issues as the Property Manager. He has a great team of vendors that he and I now trust. Thank you Arbi and Ontrack!

We are new to the building and we are so happy with the level of professionalism of OnTrac Management. Any and all issues are addressed timely and taken care of.
