We hired Four Seasons Sunroom Tiem Builders Ltd. to build a new deck with a glass cover and agreed that the entire project will be built to comply with local building code for structural requirements.
The deck cover, which consisted of glass panels supported by aluminum rafters, leaked only a few days after installation. It leaked at the eaves as well as the attachment point to the roof fascia of our house. The cover continued to leak despite three attempts by FS Sunrooms to fix/stop the leaking.
FS Sunrooms had also ignored a specification in the contract for a triple beam support under the front of the deck. Only two main beams were installed instead of three.
A vice president of FS Sunrooms, visited us after their 3rd attempt to stop the leaking to discuss all the issues in the project. He assured us the cover would not leak anymore. He refused to add the 3rd main beam as stated in the contract, as well as other issues in the project.
He followed up with a letter, saying that a professional engineer had reviewed the project and confirmed that the deck was built to current BC building code. The letter also demanded immediate payment of the outstanding balance, and offered a 20-year warranty instead of 5-year, in exchange for a requirement not to post any negative comments online or in any other format verbally or otherwise regarding Four Seasons Sunrooms (Tiem Builders Ltd) or any of its representatives. They can also provide a written report from the engineer stating the project was built to code, but a contribution of $200 to the cost is required.
We asked for their engineer’s name and if their engineer was a structural engineer a number of times - they would not give this information to us. We offered to pay about 2/3 of the remaining balance to try to move on, we had no more confidence in this company, we wanted to look for another company to fix the issues.
The general manager followed up with an email reiterating that the deck was built 100% to code and to the scope of work in our contract. The triple 2x10 beams became a double as it was not required. He needed to collect the full balance right away. The next steps are that they will put a builder’s lien on our home; then Small Claims Court.
We hired a structural engineer to check the deck. He noted that the deck doesn’t fully meet the 2018 BC Building Code, a 3rd main beam is needed under the mid-span of the front of the deck. When this was informed to Better Business Bureau, the general manager replied to BBB that their engineer had been to site and said the missing main beam was not needed. He said he would be happy to add the extra 2x10 beam to satisfy our engineer if the balance of the project is paid, although his engineer felt everything was fine.
At no point in time were we informed nor did we notice that their engineer had visited our home to look over the project.
On first look, our engineer said the deck and canopy installation was generally structurally acceptable - however, he found more deficiencies later. He noted that the deck ledger was fastened to the house structural member behind by nailing only which is not structurally appropriate and may cause critical load path failure. In addition, the connections between the main beams and posts on the front side of the deck are also not adequate.
Since our structural engineer said he does not deal with leaking issues, we needed to find another company to check the patio glass regarding the leaks. The building sciences company confirmed that the patio glass cover was not sealed properly during installation.
A report from a City Inspector also found more deficiencies. The stairs of the deck needed to be replaced because of lack of uniformity in the height of the risers and this failure to meet the tolerances does not meet building code. Also, proper fasteners are required for the post saddles.
This matter was settled in small claims court.

We are so happy that we decided to work with Gord and his team to replace our backyard pergola. They were professional and efficient, ethical and honest, and we are delighted with the final product - pictures to follow once the spring and summer come to really show off the final space! The crew’s attention to detail was impressive - they actually replaced a beam at their own cost, that they felt wasn’t up to their standard (we would not have noticed!) and they added in some extras at their own cost because they felt it was the right thing to do in order to live up to their high quality output/final products. This speaks to their honesty, integrity and I have to say we have the utmost confidence in their workmanship. We have referred them to a number of our friends already because we believe in their ability to deliver! Overall we couldn’t be happier with the team and we plan to further engage them with future projects! ?
Edited to include photos of how we are already enjoying the extra outdoor space even with all this snow due to our new pergola! Something we wouldn’t have been able to do before! The investment is paying off already!

James and his team at 4 Seasons put a beautiful acrylic panel cover over our deck. Quality product and install. They stand behind their product and workmanship. I would not hesitate to use their service again and highly recommend you use this team for your next project. There are lots of companies that do deck covers, but by using James and his team, you will not be disappointed. 6 Stars!!

This company came to my property and I was promised a quote that same day or the next day at the very least, I never received anything and its been a month! I even followed up and was told that no one had been in the office.
Very unprofessional company. If they were not interested in doing any work, then be respectful and tell the customer. Would never do business with them.

Pergolas. A refined solution to the winter rain and snow on the North Shore. And, the one we had built by Four Seasons is elegant - as striking as it is functional.Four Seasons’ effort and professionalism were superlative from the outset. They listened to what we wanted and engineered it into a capped reality.Bottom line: we’d recommend Four Seasons (and pergolas for that matter) to anyone.

I have no issues with the quality of work they performed. They installed (2) Glass Sunroofs - One in 2014 in our Atrium and one in 2017 in our backyard.
The most recent glass roof was thick with several panes placed on massive timbers. This timber construction was built by my contractor who provides very high quality work. Unfortunately they did not block these beams which caused them to twist and which in turn caused the glass to separate. I called my contractor and he came out right away and recognized the issue and apologized. They initially felt the timbers were so massive they would not move and that was why they did not block them. They took responsibility and rectified the issue by straightening them beams back into place and then blocking them.
In August 2020, once the beams were solid, I called Four Seasons and explained the issues to a woman on the phone and requested service for the glass to be repaired. I was very clear with her that it was not a warranty issue and no fault of Four Seasons. Her reply was you need to speak with Gord and she would leave a message for him. A few weeks went by and no one had called back so I called again and spoke with someone else. They stated the same thing that I needed to speak with Gord and told me they would place the note on his desk.....a couple of more weeks go by with no returned call. My third time calling I spoke with a gentlemen and he said the same I need to speak with Gord and he said he will make sure this note is attached to his board.....still no reply.....my fourth call (Now October) I got through to James - General Manager and I was not happy at this point and expressed my frustration and he came out the next day to assess the situation and he provided me quote, which I accepted, and stated they were very busy and will not be able to address this until November. He said Gord would call to book appointment and I was fine with that. November and December go by with no call and I now James on his Cell and he arranges for two people to finally come out the following week to provide the maintenance work that I requested 5 Months earlier.
Responsiveness from this company was horrible with no apology! Quality of work seems fine.

Gary & Gord Tiemstra, as well as, Bruce Shaver of Four Seasons Sunrooms exemplified outstanding customer service and vision for the sunroom project we’d dreamed of for years. Bruce’s skill in creating a design and bringing it to life in a picture was brilliant. We knew exactly what to expect and the final product was just like the picture! Bruce never wavered from carefully supervising the project until it was complete. Gary and Gord respected our questions and took care of every detail that presented itself.
