Nice HI. Stayed in early August '25. Rooms were well decorated, quiet, clean and had great AC. Bathroom had no air vent so stayed muggy after a shower.
Breakfast was plentiful and had plenty of seating even with a tour bus full of people in the eating area.
Through no fault of the HI we didn't give 5 stars because of the freight train, literally across the street, that ran at 11p, 5:30a, etc.

Had a great stay at the Holiday Inn. Anna at the front desk was professional, friendly, and very helpful. The breakfast was excellent, with a good variety of options. My room was clean and comfortable, and all the staff were welcoming and attentive throughout my visit. I would definitely stay here again.

This was our worst hotel experience in a very long time. I strongly suggest waiting until construction is done AND getting a discount if going now. Also be sure you know how to get around the nearly impossible construction around the hotel. It's not a fun detour, especially at midnight when tired. But even with the new digs, too many things were not taken care of. Will not be back. They really trashed the last night of our vacation AND the beginning of our anniversary celebration.

Rooms was very nice and clean.
House keeping staff was friendly and accommodating.
Only drawback is the highway noise, train nearby and lots of construction.

My room had to be cleaned even though I booked and paid a day ahead. Can't tell if it was clean or dirty comforters, because it was super wrinkled. In short, I don't recommend it to my family and friends.I had to tell my kids to not touch anything.
Other than that the breakfast is good

DO NOT STAY HERE-WARNING. They cancelled our reservation at 6pm the night we were to check in and made no attempt to help find another place for my family to stay during a weekend where every hotel in the Fresno area was fully booked.
Don’t let the owners’s response fool you. A valid payment was on file. I was not the only one this happened to.

Horrible hotel, sad experience at a Holiday Inn. Front desk staff were unsmiling. Ended up with a third floor room facing the freeway (CA-99). Try to never get a room facing CA-99, it is extremely loud and when a semi-trailer passes by it gets even louder. Lowering both curtains helps a bit but not really.
The hallway had a window A/C unit to keep the hallway cool that was rattling like it was on its last legs. My room was about three or four doors down. I think it calmed down at night so it was not bothersome. Sleep score about 5/10.
Room lights are warm, there are plenty of plugs and outlets. The room is partly carpeted and hallway/bathroom is tiled. The room size is above average. The furniture was nice, and it has the classic chair in the corner. The bathroom door annoyingly always closes shut and does not stay open. The shower has a shelf to store your things. There is a small fridge, it faces away from the bed so it is not as noisy.
The bad thing is the parking lot is fairly small, but I think there is adequate space overall. The wifi is mediocre but adequate. The really bad thing that I found was someone's pubes on clean face towels! Otherwise the rest of the room and bathroom looked pretty clean.

DIRTY !!!! DO NOT LET THE LOOKS FOOL YOU ! ROOM HAD BEDBUGS !!!! and i had PROOF and PICTURES!!! i had my newborn baby with me and the front desk and manager refused to move room or provide any type of compensation and asked the front desk staff Diana , Jackie , & the bald male manager where all very RUDE and told me i brought the bugs when i barely had any luggage !! paid for multiple days upfront on top of not being told about a deposit each day of stay until arrival after we called and asked for details ! there was multiple red flags upon arrival and when i addressed the issue about the bedbugs the owner threatened to call police and check us out of hotel without any type of refund . DEFINITELY do NOT RECOMMEND!

I had confirmed reservations and was turned away because staff dropped the ball, didn't print out email for my reservation. When I asked if I could pay out of pocket for any rooms available I was told there aren't any vacancies, upon talking to the manager the next day I found out there were rooms readily available! I'll never stay there again!

We ended up having to stay due to unexpected circumstances but I was pleasantly surprised by how different my experience was after reading all the reviews and comments. The manager,front desk and maids were all super nice and courteous. My kids loved the complimentary breakfast and the pool.
