This place is great. Everyone is quiet and respectful. It is a well kept neighborhood and maintenance does a fantastic job and they respond quickly. The office staff are always professional and courteous. I just renewed for another year because theres no sense leaving when I have no problems and no worries living here. The area is safe and its so convenient being walking distance from several shopping plazas with Walmart and Target right across the street. They have a fitness center and two nice pool areas and Laundry rooms. My apartment has a beautiful view of a lake (picture attached). I look forward to living here for the next few years until I buy a house. Thank you Palencia Apartments ❤️.

So far I’ve been living at Palencia since October and would give 10 stars if I could. Their professionalism and courtesy make me feel extremely comfortable living in this community. If something needs fixing or if there’s a problem the staff is always on it immediately. Thank you Vaughn and everybody working at Palencia. I would like to give an extra shout out to Cici. She is a phenomenal manager at Palencia. I have a minor disability issue and really takes the time to explain things to me in a clear manner that I can understand. Bless you Cici for your patience and Understanding. I highly recommend living at Palencia.

After moving from this complex after 3 years to a different complex that is UNrenovated. It is despicable that this place advertises these units as renovated.
However. Management and maintenance is fantastic and was always there to help in a timely fashion when issues arose.

I was sleeping over at my friends apartment one day after work. We were woken up to a maintenance man banging on our door telling us there’s routine maintenance and he needs to remove our screen on the balcony and we have to remove our patio furniture. I think this is absolutely insane to do a service like this and expect residents to move their patio furniture inside a tiny little apartment. On top of all of that they did this at 8:30am when we work overnights. This apartment management group is careless and inconsiderate. To anybody looking to lease here take the reviews serisouly my friend absolutely hates this apartment complex and wishes she didn’t move here.

This apartment complex has by far been the worst i’ve ever encountered. One day I was sleeping over at my girlfriend’s apartment and it was 8:30am and we were woken up to a maintenance man wanting to remove our screen so they can paint our balcony… then he proceeds to tell us we have to move all furniture inside. We work overnights so we didn’t appreciate this encounter and this wasnt the first time they've done dumb stuff like this. I only wish the management team would’ve cared about the state of my girlfriends apartment when she moved in but instead they care about painting balconies…. stay far far away from this property management group.

Palencia Apts are great! Couldn't ask for a better location to be in. Now the staff is GREAT CiCi ❤️!!
I lived here twice..once had lake view for 5 years then moved out cause they raised the rent. (My rent started at $695 - $805 for large apt) I then moved back for a smaller apt. Unfortunately, I had an exacerbated asthma attack and was carried out by ambulance. Which ended with me breaking the lease and a 27 day stay at the hospital. Overall I loved my stay there prices are crazy ridiculous now, but the lawns well kept, pools always clean, and maintenance responded ASAP. It's common sense if you see a roach call the office and then they will schedule your unit to be sprayed..we live in Florida land of roaches, bugs, and love bugs! Palencia is a great place!! Way to go CiCi

To start off you can definitely this property management company tell hasn’t updated a single thing since this place was built… I toured my apartment and asked my leasing agent heather to make sure this place would be move in ready for me and she assured it would be. Then I moved in and realized all the door handles were on backwards, the water faucet in one bathroom was nonfunctional, the ac vents were dirty, the electrical sockets were falling out, and the whole entire apartment had hair from the previous tenant. I complained to one of the office managers and her response was “sorry.” If I wasn’t in a rush to move in I’d honestly hand them their keys back to them lol. Therefore, you can definitely tell they don’t spend any money on flipping the units and making sure they’re clean for new move ins. The move in process is more difficult then most apartments probably because this place has a crazy amount of evictions….The only thing nice about this apartment is it’s privacy….. literally nothing else is nice or updated. Below is a pic i attached from my move in date just to show you how little they care about the unit you move into!

Lived here for 13 months. It’s not a shiny, brand new luxury place. And you’re not paying that price, either. It is safe. It is relatively well-kept considering the building age. These are older apartments managed by a good team, including Cici, Vaughn, Heather, and the rest of the gang.
Be respectful and understanding towards them and they will do the same for you. No maintenance request ever went more than 24 hours aged. There were community events. My place had the occasional ant, but otherwise was pest free.
The place is quiet, and if you’re discerning you can have a completely private view of the woods or a pond.

I have lived here for almost a year now in December and will be resigning my lease because I’m an absolutely in love with this community. The response on repairs and issues you may have is ASAP and immaculate! And no, this review wasn’t asked for or bought I literally just love being a resident here. The most kind and respectful employees too. I have two fur babies and the maintenance people are so kind and respectful of their home and environment and will not ever put them in harms way while attempting to fix an issue in your home. If you keep your apartments clean and clutter free, I’ve never had an issue with roaches or bugs. There is no drive by shootings, this is literally such a peaceful community. I feel safe here although they do not have locked gates. Always do you due diligence though and lock your car doors like you would anywhere else because bad people still exist. I think I’ve given enough of a shpeal on my community but this is the review you were looking for. This is the community for you.

Living here for 3 years... and I love it. The grounds have a lot of trees,there are lakes on the property, and the natural life is great. My apt faces the lake and I wake to birds chirpping in the morning ..
