Lousy management; corporate arrogance is their style. Don't bother clean up when you move out, because they will find excuses to charge you for all kinds of cleaning anyway; Criminal activity is rampant, too.

Not a place for diversity. If you're Hispanic or African American, you won't be welcome here by the residents. Very racist and rude elderly European American people here with their eyes constantly on me. Too many Karen's.

Large apartments are nice but extremely outdated. The lake is nice but smells awful in the summer. The people/ neighbors are the best part. The worst part of living here is the theft and break ins. Cars, apartments, storage lockers not safe. It has happened to so many of us its absolutely crazy and no one cares... (management doesn't live on site) Please ask questions before moving in, talk to multiple residents they will tell you the truth. This review will be enough to get me kicked out of my apartment 🙃

It has been a very disappointing experience living here, to say the least. I would not recommend Twin Lakes apartments.Now that being said, I'm sure not everyone will have the same experience as me. The manager here is great. She has done everything she can to remedy my particular issue.

Very please with the property, they have beautiful spacious apartments with balconies that face the lake they also have complimentary paddle boats for residents to go out on the lake! If you are 18+ with no kids or a elderly person looking for an apartment, I would definitely try living here. I was taken on a tour of the apartment, and I would live here, but I had to find something closer to my job. Definitely another time if they have availability would I come live here.

Do NOT move here. There is this girl Brandy in the office who will NOT do anything. She is rude, lies, scams, uses the excuse that she is new (she's been there for 6 going on 7 months) to get out of doing ANYTHING. She is just awful and if I did half the stuff she does I would be fired at my job. This place does not fix anything or if they do it is halfassed and the maintenance either don't know what they are talking about or are lazy. Not a place for the elderly. Trashy people are coming in, theft is the usual, the homeless can come and go as they please during the time gates are open. The security guard that is there maybe 3 times a week sits with his back to the windows watching movies. They expect you to fix things yourself. The prices for water and other things are different depending on which building you are in. Lots of things that would NOT pass code but they don't show those things to the bank to get funding. The owner doesn't care because this is an investment property. So as long as money is coming in he doesn't care. Typical Wichita nonsense. Good luck finding a decent place with management that actually does what they are suppose to. I love my apartment and that the insulation is decent as well as not really being able to hear neighbors above you is nice. But none of the apartment are worth what they are charging. If you plan on moving in you take your time with the sheet noting any damages. Do not let yourself be held liable for things they didn't do right. Check outlets (mine are hella loose), check trim (trim is constantly coming loose), check the porch (mine is barely holding on and is warped but they think the cracking and bowing wood is no big deal), check EVERYTHING. You see a smudge on the mirror you write it down. Take pictures and make a copy of the list. I really do love this place but they are not taking care of it and management is a joke and the people they are letting in is concerning.

My mom's apartment complex manager is extremely rude and hateful. I went to the office to ask about why the chiller was turned off because my mom is hard of hearing and doesn't hear well. Her apartment was 80° so I went into the office didn't see anyone around so I said hello and she rudely said she was with someone. She acted like it was an inconvenience to talk to me about what was going on in my mom's apartment. The owner should really be more careful on who is hired as the property because dealing with people all the time is not a job for someone who is rude and hateful.

Disappointed in the fact that this changed to Adult Living from 55+... I have watched in less then a year the disappointment from long term residents and myself included. I think it was a horrible decision made by new owner/investor. Already within 1 wk of new "young" residents, my car had a big door ding with paint transfer, been having to clean up after them in the laundry facilities, trash left spilled in the halls, our paid for covered parking..ppl just park in there with no regard to the fact that we pay for it each month. I think office manager has more on her plate then expected now that it has changed and alot more older residents are reconsidering...Moved here to get away the every day apartment living and be in the quieter slower paced area where there were alot less worries about your personal property. Thought I would put something nice at my front door for the holidays...no, I have already observed that it will probably disappear. Sad...for how expensive rent is but some of the perks that I started with and pay for, a little deceiving...disappointed of the bad decision just for them to make more money in their pockets and the things you miss until you start unpacking, cutting corners and doing the bare minimum should not be the norm but it is. Time to start shopping....might be a while but I am defiantly concerned and far from relaxed. UPDATE: spoke with Management , they may change their "wordage", they are trying to address the loitering/homeless entering the premises. Hopefully some changes for the better. I appreciated the call, sometimes it makes a difference.

AC doesn't work on the hottest days when you need it most. Maintenance gets annoyed and makes excuses. Spent more time convincing me it was my fault than finding a solution. Same issues every summer.

A beautiful property with an even more wonderful staff. Twin Lakes is definitely a hidden gem, on a beautiful lake, in the heart of riverside with 5 pools and all the amenities you could ever ask for. Samantha is a wonderful manager and takes great care of her property and tenants. I recommend Twin Lakes to everyone!
