I've been living in this apartment complex for several years now, and I must say, the recent change in management has been incredibly refreshing! Mercedes and her new management team has brought a level of professionalism, and attention to detail that has truly transformed the living experience here.
One of the first things I noticed was the improved maintenance and upkeep of the property. The grounds are always well-manicured, and any maintenance requests are addressed promptly. It's evident that the new management team takes pride in maintaining a high standard of living for all residents.
Another standout aspect is the enhanced communication from the management office. They keep us informed about upcoming events, maintenance schedules, and any important updates through regular emails and newsletters. It's great to feel connected and informed about what's happening in the community.
Additionally, the staff members are friendly, approachable, and always willing to assist with any questions or concerns. It's nice to know that there's a dedicated team looking out for the well-being of everyone living here.
Overall, I highly recommend the Georgian, especially under the new management. The improvements they've made have truly elevated the living experience, making it a fantastic place to call home.

I’ve lived in the Georgian since December 2023 and I’ve appreciated the care, concern, and rapid response of any issue that may arise. Mercedes, Amanda, Jamar, and Efram are exceptional. They plan considerate events like Easter, Mardi Gras and other holidays.

I lived at The Georgian for about 3 years. I had many great times in the beginning. Such a beautiful building and area. There are a few great employees that really go above and beyond and are so kind. Dasha, Amanda, Effrin, and Jamar!! Thank you so much.Now everyone else… not so much.We have had so many issues this year (basically since Dasha left) everything is an inconvenience to everyone, staff is short so the people that are working are struggling. When you report anything it does not get communicated or documented. Your privacy and security is basically an illusion of a key fob system. There was a maintenance man named Hank that grouped our friend outside of the building during Mardi Gras. Two men that also lived in the building helped protect us, but they had to hold him down to get him to stop from attacking us in the front lobby. 3 of us women and two men that live in the building told management, and he basically got a talking to then eventually moved to the location a couple blocks away.This year my roommate and I have been harassed and stalked by a man living on the first floor Jacob Lipari. He tries to come to our jobs and is now banned, he has vandalized my roommates brand new car 3 times (in the “secured” parking gate) $125.00 a month. The first time the camera didn’t capture it because there is no camera on that part of the parking lot. So after we started parking in front of the cameras.. he continued to smudge his spit and smear other random liquids/fluids. No help whatsoever from management. Then a week or two later we got home at 3AM with a couple friends and we hear a jiggle of the door knob go out to see, Jacob walking towards the stairs (we lived on the 6th, him the 1st). Trying to confront him he continued walking away without saying anything. The first floor is the only floor where the doors don’t automatically lock behind you so he thought he could just come in if we hadn’t locked it. What would he have tried to do? I can tell you nothing good. We went to management and they didn’t note any of our complaints and didn’t not communicate with each other so we keep trying to talk to some that could help us. Give a solution, help us with anything maybe evidence or show empathy for us or others in the “community”. Instead we got a hassle more of a “What do you want me to do about it?” “Aren’t you moving out soon?” No care for anyone’s safety.We finally moved out cleaned up the place, but we had to come back to do a walk thru so we “scheduled” one but of course when we got there the new manager working was by herself and was to busy. She asked us to come back in an hour when we said this was scheduled and we can’t. She got very rude and we went upstairs it took a good 10 mins. I don’t suggest for anyone to move in here anytime soon.

While the people that work the front desk are great, The management for this property is absolutely abysmal. Save your money and go live somewhere else. Management isn't able to get a single thing done in time. Morguard in general is a leech of an establishment posing as a business. They overcharge heavily and don't tell you about secret costs that you will incur, that you end up randomly finding out about after your utility bill slowly starts to get larger and larger. They make no exceptions in any case and their god awful management needs something better to do with their lives, because they don't have a clue on how to deal with any issues. IF ANYONE READS THIS, TAKE THIS AS A SIGN TO GO FIND A DIFFERENT PLACE TO LIVE!! THIS COMPANY IS BASICALLY A FRAUD POSING TO ROB PEOPLE LIKE YOU AND ME!!

I would give a zeroLiving in my apartment complex has been a mixed experience. Unfortunately, my neighbor's consistent smoking has become a major issue. Despite the building's no-smoking policy, the front desk failed to address the problem adequately. Numerous complaints were made, but the neighbor continued without consequence. To make matters worse, when I sought relief by breaking my lease due to the persistent smoke intrusion, I was unexpectedly charged. It's disheartening when the rules aren't enforced, leading to an unpleasant living situation and additional financial strain for residents who just want a smoke-free home.

Very disappointed. The Georgian is located on the edge of the Garden District right on the parade route so I was very excited to live there. As a tenant for nearly two years, I must say this last year without a working air conditioner has been tough. I started reporting the problem a year ago without an answer. When finally speaking to upper management, they would just give me canned responses without action. They would have the maintenance team work on the 1990s style rust box of an air conditioning, but they are not air conditioning techs and the unit still hasn’t been fixed and it’s nearly October. It seemed like they were doing everything possible not to replace it or spend any money. After the temperature reached 86°F in my apartment, I began having to stay with my family. Maintenance was great at trying to help but it was outside their scope. Management was totally negligent.The Georgian is going through some refurbishment pains at this time and I would hold off renting there until things improve. This management won’t take action which means there is not a reciprocal relationship for a tenant paying $2300 a month on a timely schedule.

It’s so sad how they’ve let this community go. When I moved in I came for the pool, hot tub and just general well kept community. Since then they have let the pool get so disgusting that it’s not safe to swim in. The hot tub hasn’t worked in over six months. The whole building is dirty and unkempt. To go from such a beautiful community is a shame.

So far things have been pretty good. The property is clean and well maintained. The staff is friendly and helpful. The pool is a big plus, --so is the gym. There is a pretty diverse group of tenants, which is also nice. There are free washers and dryers on every floor. Basic internet and cable are also free, although the internet is a little glitchy, but this may just be my modem/router.

I’ve been living here for over a year and a half and I honestly don’t see myself living anywhere else in NOLA. Great location, pool, jacuzzi, 24/7 gym, fast Maintenance response, top of the line front office staff. I’m resigning my lease and I’m resigning it again.

I don’t know where to start. first of all, i moved to new orleans knowing no one and had never been to new orleans. i toured the georgian and Dasha made me feel seen, heard and understood from the moment we met. throughout our entire move in process she was there every step of the way making sure our needs were met and we always felt as though we trusted her. She trained new staff, Amanda and she too, exceeded our expectations. the pool gets cleaned weekly. our apartment is spacious, beautiful lighting and windows, great location and for the most part - it really does feel like a community or family in the building. maintenance has made sure our request have been fulfilled and that were always happy. they are always eager to help. overall - staff is great. can’t get a better safe location for the price. free gym. vending machines. free laundry. free pool (which good luck finding in nola). free vibes. free security (building is locked and parking is gated w a price)… AND pet friendly. what more could you ask for?
