Had to cancel 1 day before going sue to granddaughter being rushed to er and put in intensive care and they wouldn't refund money. Poor business ethics . Could have at least offered to use another night and that didn't happen either. Even if thwy did t want to refund could have offered another night

Nice staff, gorgeous views, affordable compared to other dog friendly places in the area, nice to walk to the brewery, 1 star off because the mattresses were very worn in/sloped. Lots of play space and activities for dogs and kids

The reviews are misleading, so is the description. No heated pool, hot tub closed, the playground is 2 swings. Old, outdated and not well maintained. Very disappointing. We booked via Booking and the owner hasn’t updated it in years. Feeling like I was tricked.

Excellent stay. Experienced staff, clean sheets and room. Great location right across from the river and fantastic access to the quintessential northern NH town of Franconia. Easy access to local NH brews right down the street.
There was one draw back. There was some wild partiers in the woods. They were playing terrible jam band music all night. I walked outside and saw a huge fire, and dirt bikes at 3:30 in the morning. I don’t know what kind of party animals live across the way but it made it nearly impossible sleep. Maybe the next time I stay here I will ditch my wife and party with them… and show them what some real music is. Luke Bryan, Luke combs, you know the good stuff.

Great location with sidewalks right into town from the property. Beautiful views of the meadow and Cannon Mountain from most of the rooms and the pool area. Hot tub was great and the pool was clean. The property is a bit dated but the beds were comfortable and the house was spacious for our group. Kitchen was well stocked with dishes and cooking needs. The motel rooms seemed to have A/C, but the house did not. We brought fans (there were 2 there) and it was a life saver in the heat. The manager was very kind, helpful and attentive to making sure we had what we needed. Will return again.

The only thing I can say that was good about this experience was the friendliness and helpfulness of the manager and owner. However, the rest of my stay was disappointing. The room was very outdated and in dire need of repairs. There was rust on the doors, the closet door didn't close, and the toilet seat was loose, among other things. The towels were worn and discolored, the sheets were rough, the coffee pot, fridge, and microwave were dirty, and there was dust on the fixtures and lamps. I expected better than what we got, especially for what we paid.

Unfortunately can’t say I’d stay again.Check-in was confusing as they asked us to come anytime after 3 due to a late check out and wanting the room to be “up to standards for our arrival.” Then no one was there for check-in when we arrived at 3:45. Took about an hour to get ahold of someone on the phone to get a room code to access the room. Another couple who arrived the same time as us had similar issues as well.Bed was decently comfortable, nothing to write home about but the room reeked of cigarettes. Bathroom was soaked when we arrived, both the tub and sink faucets were running.Good location but wouldn’t stay again, had to wash all of my clothing/ jackets and bags as soon as I got home to get rid of the smell.I would have thought for $130+ the experience would have been a tad better, I get that it’s a dated motel but it smelled like someone chain smoked cigs in there hours before our arrival.

Worst driveway ever. Bathroom had mold in it. Would never recommend or stay here. For the price they should be ashamed of themselves.

Hot tub and pool seem to be permanently out of order. Room was clean and pleasant.
