I've been living at Paramount Square located at 900 E McMillan St since January 2023. This place has its pros and cons. On the positive side, the location is excellent. You're just a minute away from the highway and three minutes from downtown Cincinnati. I appreciate that they've preserved the original features of the building.
However, there are some downsides. The hallways aren't cleaned regularly, and residents often leave trash outside their units for days. The ventilation system is subpar, as it blows out dust whenever I use the heat or AC. Additionally, there have been three or more different property managers since I moved in, making it difficult to know who to contact for assistance.
Recently, I was locked out of my unit, and there was no emergency contact number listed on the portal. It took me contacting six different numbers to find the right one, and even then, the person who came to assist me couldn't contact me because they hadn't been provided with my number. This resulted in them waiting outside for 20 minutes, which I felt terrible about.
Upon logging into the portal for the first time since renewing my lease on December 27, 2023, I discovered a balance due. When I inquired about it with Abby, she explained that the amount I had been paying was the previous amount before I renewed my lease. However, when I renewed my lease, Abby had assured me via email and conversation at around 9:07 AM that morning that my new rent would be $800 plus $40, not the $825 plus $59 I was being charged. I signed my lease at 11:39 AM. Although I have written evidence of our agreement, Abby simply returned my lease without addressing the discrepancy.
Furthermore, when I asked about ending my lease early, Abby informed me that I would have to pay the remaining months in full. While I understand the business aspect, it seems unreasonable to expect me to pay the full amount when they could easily find a new tenant given how quickly these apartments are usually rented out. It feels like they're trying to profit twice from the same unit.
In conclusion, I do not recommend moving here. The management is unaccommodating, inconsistent with their promises, and lacks integrity. It's evident that they prioritize profit over the well-being and satisfaction of their residents.

Old building with constant debris accumulation in hallways. Very dusty apartments. Relatively secure building, except when it wasn’t secure due to locks not working and doors being ripped open. Cameras outside of the building do not work or Model Group doesn’t keep tabs on the tapes. Had a non resident living in the building for an undetermined amount of time, smoking, sleeping, etc with Model Group maintenance’s knowledge. Very difficult to find parking. Lack of communication amongst staff, bordering on incompetence resulting in frustrating email exchanges and of course, a poor move out experience. After 2 years of living at Paramount Square and dealing with 3 different community managers, I wouldn’t recommend living here. There’s too many other options in the city to deal with the issues.

I was happy living at Paramount Square II. Model Properties was a good management company to rent from, and I appreciate that they have a strong sense of community involvement. They always took care of maintenance issues promptly and treated me with kindness. I felt my move-out fees were reasonable, which can be hit or miss with large management companies. I typically rent from private landlord or small companies because I find them more reasonable and "human," but it worked out well in this case.
I really miss my apartment -- it was beautiful, cozy, spacious and full of unique historical character. My one complaint would be that there is no sound insulation in the walls or floors. We could hear literally everything happening in the building, which didn't offer much privacy to anyone. It would have been nice for them to consider that when remodeling the building.
Walnut Hills wasn't the most convenient neighborhood for someone like myself without a car, but businesses were slowly filling the gaps over the 3 years I lived there. It was tough not having any local groceries or practical amenities. I hope that changes for the benefit of the future community. A lot of the businesses popping up cater to a demographic and income-level that isn't aligned to Walnut Hills, so I hope the neighborhood sees more down-to-earth practicality in the coming years. I fell in love with Walnut Hills overall -- the people, architecture, and community involvement made it feel like a very vibrant place to live.
Based on my experience at Paramount Square II, I offer 4-stars. It's bordering on 5, but I knocked off one star for the sound isolation issues. I feel it caused unnecessary tension in our building and a general lack of privacy. Otherwise, I loved my apartment and enjoyed renting from Model Properties!!! I hope the next person in my old apartment loves it as much as I did.

Beautiful apartments with a nice view. Model group could take more action as it relates to cleanliness and security. Getting packages delivered is a nightmare. A nightmare.

I loved living here! Great finishes, location, price, and company. Model Group was a breeze to work here. I highly recommend!
