The review below me is Facts. I just moved here too and it’s exactly like this. The kids scream every day like it’s a playground, right under your window or in the stairwell, and they’ll ride bikes around your car like it’s a skate park. Parents don’t care, management doesn’t care. And when the kids finally stop, you get the adults outside at 11PM–1AM yelling on their phones like it’s the middle of the day. Zero peace here, ever. Don’t waste your money.

Don’t move here unless you want the entire neighborhood’s kids screaming at the top of their lungs everyday after school until 9 pm, and if it’s too hot out or raining don’t worry, they’ll be on your stairwell playing there while screaming the entire time. They will also bike around your car so and don’t care if it scratches it up. Make sure you have good tv speakers or headphones to drown of the noise of these kids, whose parents don’t seem to care even though they can hear them.

Apartment hunters beware!!! These apartments seems to be peaceful and charming. BUT THEY ARE NOT. They are pet friendly, but they are not kid friendly. They have an area for your pets to play. But the kids play up and down the stairs, the parking lot, they are swinging on gates, I have a video of that because I couldn’t believe it. The next day the gate wasn’t working. They bang against the apartment wall. I had to turn my tv up louder to hear it, I also recorded that. They cracked my window and also scratch my car with there bikes. If you have kids, this may be the place for you. But if you’re single and like peace and quiet, look elsewhere.

We been lived there for 2 years and no good service, then we moved to other place they have sent the big amount of bill, why can’t we leave, if the service not good and charging too much..
Without any proof they sent the bill, means they can tell us lie and make bill whatever they want…

Just recently moved my girlfriend in and she placed a maintenance order in regards to a couple of items. Jim was a pleasure to have come and take care of the order. Very professional but also a good kind individual who was very personable. I’m happy to know people like Jim are there to assist everyone on property.

My husband and I have had a great experience so far with the team at Legacy Farm Aparments! Mandy has been an awesome point of contact each time we’ve reached out to LF. She really is invaluable! Miciela has been so nice to talk to and helpful when Mandy has been out of the office. The assistant manager, Rhonda, has been very kind and accommodating to work with while getting our apartment set up. Any concerns we’ve had have been addressed quickly and professionally. They are very forthcoming with tips on how to get the apartment we wanted, as well as, very informative on getting our apartment set up. Overall they go above and beyond for their residents and we’re thankful for all their dedication and hard work towards their current and future residents.

Today is our 4 years completion in Legacy Farms apartments in collierville. I sincerely appreciate all the efforts from leasing /management/maintenance team during our time, They sort out the issues as much as quick they could. I am thankful to be part of this community. I absolutely love living at Legacy Farm Apartments! The community is peaceful and well-maintained, and the apartments are spacious and thoughtfully designed. The management team is incredibly friendly, professional, and responsive to any concerns. The location is perfect, with easy access to schools, shopping, and major roads. One of the standout aspects of my experience was their unwavering dedication to resolving issues quickly and effectively. From addressing maintenance requests to fixing the drywall in a timely manner, they made sure everything was handled with precision. Their ability to turn potential inconveniences into smooth, manageable processes is a testament to their expertise and commitment to tenant satisfaction.
Rhonda also played an essential role during my move-out process, which can often be stressful. However, their friendly guidance and step-by-step assistance made the transition seamless. They took the time to explain everything clearly and ensured that all my concerns were addressed, leaving no room for confusion or worry.
What truly sets them apart is their exceptional kindness and understanding. They consistently treated me with respect and warmth, making me feel like more than just a tenant. I recently had the pleasure of interacting with the staff at Legacy Farms, Miciela, Rhonda and Mandy, and I have to say, they exceeded all expectations. From the moment I walked in, it was clear that customer service was their top priority. Each team member was not only friendly and welcoming but also exceptionally knowledgeable and helpful!

Don’t waste your time and money. This place bleeds tenants dry in any way they can. Regardless of state laws and policies, only changing the carpet every 6 years is disgusting. I’ve lived in complexes that change the carpet after each tenant. When we moved out, we were charged for changing the carpet even though we did not stain anything the entire time we were there. Even if you clean like they request, they are still going to find a way to keep your deposit and get their $300+ cleaning fee. That is not the only ridiculous charge they conjured up when we moved out. Our apartment leaked AC/heat from every possible point. Our utility bills were astronomical. Along with that, our AC unit went out every summer without fail. They never replaced it. When our fridge started leaking, the front office lady was extremely rude saying that we wouldn’t get a new one when all we did was ask what timeline would be for a replacement. Instead, we would get an old from another unit that was being renovated. That did not fly. Luckily, our maintenance guy helped out and got us a new one. Beyond creating issues to get more money, they have zero control over the facilities and the tenants. Trash compactor constantly broken, trash and dog feces everywhere, broken gates, loud neighbors, unruly kids, zero parental guidance (parents do nothing about kids riding their bikes straight at cars, darting in front of cars, vandalizing property, taking up parking spaces when parking is already limited), clogged roadways, people blocking handicap parking spaces, the list goes on and on. The maintenance crew is the only redeeming quality. Stay away from this place.
