Excellent experience -- highly recommend staying here. Great location (easy to get around, even without a car the whole time), walking distance to multiple restaurants and stores, and low noise even though our room faced the street. The room was beautiful, the hotel was super clean, and the staff were so helpful. I will definitely stay here again.

The day we arrived, I was already planning my return visit. We were welcomed like family but treated like royalty. What more can you ask for?Rooms: The rooms are well-appointed and uniquely presented. We stayed in one of their medium accomodations. The bed was very comfortable, linens were lovely, the bathroom and shower were very spacious. I loved starting my mornings on the Juliet balcony, watching the neighbourhood awaken.Nearby activities: The State Capital, 6th Street, it's all here. You will want for nothing, it's all within walking distance.Safety: We walked to many of the neighbourhood shops, bars, restaurants/food trucks. We were never concerned for our safety.Walkability: At the end of a long day of sightseeing, we choose to remain at the hotel and partake in what the immediate area had to offer. That option is a luxury in itself.Food & drinks: The local restaurants are amazing. Do not overlook Poeta, the new kid on the block. Located at the FMI, this restaurant is a gem. We chose to celebrate my birthday here, we couldn't have been more happy with our decision.Noteworthy details: We had a wonderful visit with the owner, Vicky, the evening of our arrival. The rooftop is a beautiful spot to enjoy a drink and conversation while watching the sun set behind the Austin skyline.Don't forget to take advantage of what the communal areas have to offer. Bright and airy, they offer a quiet, relaxing spot to plan the next day's adventures.

The Frances is a cute, quaint, old-world luxury boutique. Service staff was very attentive and just a text away at any point. Convenient location for the best east side places and close to downtown as well. The soak tubs are so spa-like. Would stay again!

My wife and I thoroughly enjoyed our stay at the Frances Modern Inn. The rooms are unique and eclectic which go along well with Austin. The location was perfect for us (and anyone that is thinking about waiting in the Franklin BBQ line). The room was clean, inviting, and featured a quality bed and linens. The parking is free, there is limited gated parking at the hotel, but they have additional parking available just down the street - it was not an issue for us. We would gladly stay here again.Walkability: Most notably located with 1/4 mile of Franklin BBQ, and across the street from a food truck park, there are plenty of options just outside of your room. For those that don't mind a little walk, the Capitol and Congress Ave are located within a mile.

Hotel was very accommodating. The location is great with many eateries within walking distance. We were personally greeted on arrival and shown to our room. The common living area was adorable and had an awesome coffee/espresso machine as well. Highly recommend the hotel!

TRULY AMAZING! Seriously, stay here. It’s so beautiful and charming. The beds are dreamy and the customer service is top notch. Every single detail has been well thought out. The whole place is inspiring and relaxing and just the very best. I’d stay here again and again and again. A 20 out of 10! Perfection!Rooms: STUNNING! The must beautiful rooms I’ve ever stayed in- lovely and colorful hand knotted vintage rugs, a velvet couch, the most comfortable bed, a soaking tub. Oh my gosh. Everything!Walkability: There are so many fun places within walking distance. We especially loved the bookstore and wine bar on the end of the block.Noteworthy details: The hotel is about a charming restaurant so you can enter through the restaurant.

Such an amazing place to stay! We stayed for 4 nights, and it was so lovely. This little inn is great place for a couples get away. The location is in a great little neighborhood with lots of history and a great arts scene. There is complimentary parking, which was a huge plus for us, although there is plenty to do within walking distance! It is clear that this place was designed with love and attention to detail. The soaking tub was amazing, and was definitely utilized each night. The communal patios with espresso machines and the rooftop patio were so nice to hang out on. They have a new restaurant downstairs which was delicious, although if you have a room right above it you can definitely hear the music from below. This was not an issue for us, and it is off by 10 pm, but if you are sensitive to sounds I would recommend requesting a room further away from the restaurant! Vicki was so attentive, and had plenty of great recommendations of things to do around the city. If you are looking for a relaxing and low-key place close to the city, without being in the chaos of downtown, then this is definitely the spot!

Best hotel on the planet! Put together with TLC!!! Everything was well thought out with the comfort of the guests in mind!! Rooms are gorgeous and comfy! Best pillows and comforters! Get to truly set the thermostat to the temp you want! Views of the Austin skylight off of our balcony! Best cup of coffee ever from a coffee machine in the open air common area on our floor, that was set up as a very cool boho style area with couch, chairs, pillows and blankets. Complementary coffee from a self grinding machine that made the most wonderful latte! Never use the robes in rooms but could not resist the ones they offered in our room. Luxurious!!! Downstairs restaurant was homey yet very refined dining. Always a cool buzz of happy people enjoying good food and great ambiance. The bartenders were friendly and made great cocktails! Can't wait for our next stay! Will be like going back home!

I have nothing but good things to say about The Frances Modern Inn. It was easy to find, easy to park, the room was to die for. We were greeted and showed to our room by Vicki upon arrival. Everything about this place is so dreamy and beautiful. I'll definitely be back for a longer stay.Walkability: Coffee, bars, parking, and food are all nearby. We didn't need the car once we parked.

My favorite hotel in Austin! Vicki and her team offer such a special, thoughtful stay, with luxurious rooms and intentionally designed communal spaces. Great, walkable location in East Austin. Absolutely recommend!

The Frances Modern Inn is the definition of a charming, boutique hotel. My family reserved three rooms and each was as unique and beautiful as the last. The owner went out of her way to give us personal attention and we felt seen and heard. The restaurant on the ground floor was terrific and after eating dinner, we all agreed to return for breakfast. The only downside was the dearth of parking at the building. Fortunately, the Frances Modern Inn covered the cost of parking at a paid lot down the street. We would definitely stay here again.Rooms: Each of the rooms is decorated uniquely with charming touches.Nearby activities: The hotel is located across the street from a cool, funk food truck park.

Excellent experience from start to finish! The hotel is beautiful and sparkling clean, with thoughtful touches and design in each room. Beds are super comfortable, and the location is unbeatable. Great restaurants, coffee, nightlife all within short walking distance. Customer service is wonderful - everyone was extremely kind, attentive and accommodating. Already looking forward to coming back!

Wonderful two night stay here last week! Room was a mix of dark moody vintage with contemporary touches. Luxurious bathroom with robes, big towels, great toiletries. Balcony overlooking the street, rooftop deck with views of the UT Tower, the Capitol, and Frost Bank tower. Outdoor lounge on each floor with comfy setting, electric fire, fancy coffee makers. Walking distance to a variety of restaurants and the Texas State Cemetery. Staying in East Austin was fantastic - free parking, walking distance to a variety of eateries, but extremely close to the UT campus, Capitol complex and museums.Rooms: Room 9, third floor - no worries, there's an elevator!Dark paint and wallpaper but with great light coming in from the french doors opening on to the balcony. Big bathroom. Bed was very comfortable.Nearby activities: Texas State Cemetery is 2 blocks away. Neighborhood is an eclectic mix of very modern and vintage bungalows. Lots of murals and art to look at. 5 min drive to Blanton Art Museum, Texas State History Museum, Capitol complex.Walkability: We walked everywhere except when we went to the museums.Food & drinks: Food truck park across the street - Thaialiscious was good!We also ate at Paperboy for breakfast, Hillside Farmacy for dinner (make a reservation), and Quickie Pickie for everything else: sodas, snacks, beer & wine, breakfast sandwiches and bagels

Wow! What an incredible experience.Welcomed by Vicki, her pride and love for the hotel were evident within a few minutes interacting with her.We chose the The Frances because of its proximity to the Moody Auditorium.Great location paired with great ambience. Without any hesitation, we will be back.
