I feel so bad for anyone who is tricked into thinking this is a good place to live. Horrible AC in the one bedroom unit, we shortened our lease and wished we could have left even sooner because of the heat. There were also so many crackheads and shady people. you could live in a crack house and there would be less tweakers there than at layton meadows. One time our water heater broke at 1 am and we woke up to a man in our living room trying to fix it, they ended up taking a week to replace it. Overall this was such a bad experience and i would never recommend it to anyone else. please don’t move here.

Do. Not. Live here. Look elsewhere. This is not the family-friendly "nice place to move" you think it is.
Like many others before me have said, one star is too high of a rating for this apartment complex, if it can even be called that. I have been living here since early 2023 and it has been a hassle the entire time.
To start with, our unit had a very outdated AC unit that didn't even work and we had to constantly fight and ask when things were going to get fixed before anything got done about it. And then their "fix" was to give us an improperly measured unit that lets the outside air leak in. When we had issues with that during the winter, their fix was cut up foam and pool noodles to insulate it.
Also, do you enjoy having neighbors that are up at all hours of the night, stomping above you and having parties and smoking in the stairwell at 2am? Then this is the place for you! No, seriously. Layton meadows is the host of Lagoon's abroad program as I found out while living here. And the past two years my roommates and I have had to deal with their obnoxious behavior throughout the entire lagoon season. Management will do NOTHING to help you, either. The only times we've actually been able to get them to stop smoking in the stairwell is to tell them ourselves because management does not care about you.
And the roaches. Good god the roaches. Our unit doesn't show ANY signs of an infestation, and oh boy we have searched our unit high and low, deep cleaning, tearing everything apart and putting it back together better than it was before looking for eggs, fecal matter, and sheds. Yet they keep getting in. It's disgusting and foul and makes you feel like nothing in your apartment that SHOULD be your home is sacred.
That's not even talking about the mildew smell in the master bathroom. I had to look for the mold MYSELF because the guy they sent for the issue only looked on the surface level, shrugged and said that he'd do a treatment and come back a week later (it is very much over a week later with no updates as of me writing this by the way) and left. Turns out the mold was behind the cover below the sink cabinet the whole time, as well as the majority of the mildew. Had to clean that ourselves, too. Maintenance isn't worth the hassle at this point.
I've seen a few others talk about the dishwashers as well. I, personally, thought that it wouldn't happen to us because ours worked fine. Until we tried to contact maintenance - the bane of our existences, really - about a smell that would not quit despite our efforts to clean it ourselves. When they sent someone out, the guy that they did send ended up actually breaking it to the point of needing to get a new one....which did not get delivered or even INSTALLED until SEVERAL months later. Which again, only happened because we kept calling, texting, and asking when we were going to get a new dishwasher.
Do not let its proximity to the mall and restaurants fool you. This place is an overpriced dump and we WILL be leaving as soon as we are able.

This place is the worst. Not safe!
Bullets flying around (not kidding).
Police standoffs with neighbors.
The apartment flooded twice due to old poorly maintained plumbing.
After, They refused to replace the soaked carpet.
Air conditioner broke and took forever to fix.
And, they will try to keep your deposit and ask for damages their own poor maintenance caused.
Oh, and they will threaten you with court action and have no problem suing at the drop of a dime again for damages caused by their poor maintenance.
Very bad place to live. Just don’t.
You will thank me later.

I lived at this hell hole of an apartment complex from 2022-2023. Not only is it riddled with criminals and drug dealers but it’s very uncomfortable to live in with the price you pay. The units are disgusting when you move in, like they had never been cleaned-my water heater wasn’t working and my showers were clogged full of peoples hair. While living at this “community” I had to witness my neighbor be viciously attacked by self proclaimed gang members then walk pass the blood every single day with my 2 year old son. I contacted the office numerous times to be met by the dingbats that work there with a “oh yeah sure we will get to it”. They never did, it was actually still on the stairwell when I moved out three months after witnessing the attack. It’s a dimly lit community which makes you uneasy being outside your unit at night with all the crime that goes on there. I could go on and on about how awful my one year of living there was, but, I’ll end the review with this: I’d rather chew my own foot off then run five miles before ever living at this place again.

Do you like roaches, black mold, drug dealing neighbors, rifle wielding cop shootouts, and a maintenance team with the skill set of a toddler? Then this is the perfect place for you!
My biggest complaint is that in October we called about having our shower resurfaced. When we moved in, the tile had been painted over. It was peeling badly. Despite my cleaning it daily, the caulking was moldy and mold was growing underneath the chipping paint. The man who came to resurface it did not remove any of the old paint or caulking, he painted right over it.
He also used a paint sprayer to make the job easier, but did not cover ANYTHING. He had the bathroom door open for ventilation, which I totally understand, except there was paint overspray on every single thing in the bedroom. It was on our bedding, even on stuff all the way across the room. We contacted the front desk about this, but we were refused any sort of acknowledgment and especially no compensation for our ruined belongings. Oh, and obviously the shower continued to grow mold and began peeling almost immediately. It’s been months and I’m still furious about it.
When we moved in, the walls were a strange light yellow. We thought that was just the color of the paint. Nope, we quickly discovered that the walls were white but stained with nicotine from whoever lived there before, something that nobody bothered to clean before we moved in.
All I will say about the roaches was that there were no signs that the place had them when we did the tour, if we had seen any we would not have signed the lease. It took us years to combat them, because maintainance wouldn’t do anything about them. We finally got rid of them on our own, but there were giant gaping holes in the walls of the laundry area where bugs would crawl in from the neighboring unit. Maintenance would not patch these holes, either.
Please, please do yourself a favor and steer clear. There’s a reason this place has the reputation that it does. Do not sign a lease, you have no idea what you’re getting into until it’s too late.

I never leave reviews but with this place I wish I could give zero stars. Hopefully I can prevent someone else from going through what I went through. This apartment complex sucks. There’s a few wonderful ladies in the office and the maintenance guy is awesome, but I promise they’re not worth what you’ll go through living here. We moved in when I was 8 months pregnant and there were a handful of repairs they said they’d do before we moved in. They didn’t, and it took them months to get it done. One of which including a broken window. It was extremely difficult trying to keep a newborn baby warm in winter in an apartment that would not warm up. They always “scheduled “ repairs and no one ever showed up.
Now for the worst of it… the manager Aliyah started sleeping with my boyfriend while my son was 3 months old. The conversation actually started on the apartment contact number, I read the texts. Now I’m sure he was feeding her lies but she at least knew damn well I was still on the lease, still had a key, and our baby was only a few months old. When I found out he was cheating on me, I told him I was getting off the lease. Aliyah told him that the apartments would help him sue me if I didn’t keep paying half of rent. There were massive holes in the walls from domestic violence and instead of caring more about safety, they covered up the damage and kept their mouths shut. (I do have pictures of these as well) Time goes on, we both broke out of the lease, the outstanding balance was paid off and I had to reach out to Aliyah to get the receipt 3 times and she has still never sent it to me. Confirmed my email address and everything. I asked for her managers number and she didn’t give it to me. At this point, I hope there’s legal action I can take.
These apartments are so overpriced for what you get. There’s a million better places in Layton to move. Highly recommend looking elsewhere.

The apartments are very clean, dresden and the management team is very easy going and work with you. The pool is nice and clean and perfect on hot days. Outdoor basketball court is nice for some excersize. Overall a great place to stay. Great neighbors. Great management team that works with you. Would give 6 stars if possible. The mall is right across the street everything you need is in walking distance.

Moved in in March and still have no washer and dryer. Living here is great everyone is friendly and getting maintenance done is fast.

I really want to give a props to the entire staff here at Layton Meadows. I really appreciate your kindness every time I come into the office. The entire office staff and maintenance staff is respectful and kind. I have been here for five years and I am glad I made this my home.

I have a bad maintenance issue which was a leak from my furnace my valve had got broken off and damaged my carpets severely I will be talking to the front office about the issues very soon how can I get renewed carpets from my damaged ones and I just paid the monthly payment of rent here it’s is very bad .
