First and foremost, Mariam Gandarilla from the leasing office has been consistently professional, helpful, and friendly. Every interaction with her reassured me that I was in good hands and she always went the extra mile to ensure my queries were addressed.As for maintenance, Russ Panick and Duniel have been exemplary. Prompt responses, efficient work, and a friendly demeanor are just some of the traits that come to mind when thinking of these two. They always ensured that any maintenance issues I had were resolved promptly and effectively.In a world where good service can sometimes be hard to come by, these three stand out. Their combined efforts greatly improved my experience living at Audubon Oaks. Highly recommended!”

“Absolutely love the staff here at the lodge. My neighbor had a leak from my bath upstairs. The maintenance came up to my apartment to check out the issue. He was able to fix the issue as well as fix my clogged sink and within minutes of reporting it. I turned my kitchen light on to help him see better but the bulbs were taking a minute to turn on as they are fluorescent so he replaced those and now they work perfect. Couldn’t ask for a better place to live or better people to take care of the property. Amazing job and amazing people!!!”

“Great lake too walk it's about 3 miles. They also do a lot of Marathon's on Saturday's. And if you look up Lakeland ski club they also do free shows you can find them on Facebook for there schedule.”

“My children and I have lived here for almost a year (I just renewed my lease!) and I love it! The location is so close to the all the shops and restaurants yet still feels quiet and peaceful. Management is also fantastic. They are quick to respond to messages and get things taken care of very quickly. Dogs are welcomed with open arms. There is a small dog park in the complex as well as a playground with a dog park a short walk away. The pool area is always well maintained and so is the gym. I can’t say enough good things!”

“I have been at Peppertree for almost a year now, after being in different apartment complexes this is the first one that actually felt like a home. A big convenience with the location of this complex as well! The only issue I have had here was with the air conditioner sometimes freezing over, but with one phone call the Maintenance team was on it within an hour and had it fixed, excellent service. They were always very friendly as well. Janelle at the front desk is extremely professional and easy to talk with about any needs/questions. Thank you for always being so nice and helpful Janelle! I rarely hear any of my neighbors as well. I will always recommend this property to others looking for a rental!”

“I absolutely love the quiet living this complex offers. I been here 3 1/2 months and very glad to have found this place. The rent is a bit more than I wanted to pay, but it’s worthwhile. Mellissa and Lena are very welcoming and most of all caring. Btw, the maintenance crew are wonderful people that also live in the premises.”

“You'll always find negative reviews no matter where you go, but I have nothing except praise for this place. Unfortunately, I have to move away due to circumstances changing, but you should know the management here is fantastic (shoutout to Amanda!) Every single time I've needed something repaired or looked at they promptly send someone to come fix it. Every time I've had a question, Amanda is patient to explain and help me understand. The community washers and dryers are inexpensive and always work, the garbage is always picked up in a timely manner and never overflowing, and I think I've literally seen two or three bugs in the entire year I've lived here (No big deal, that's life!) Barring the potential of unsavory neighbors (which no one can control), I'd say Emerald Run is a nice, quiet place to live that's close to basically everything in town. What more could you want? Highly recommended!”

“Honestly, place is pretty great. I have moved around a LOT of places in my adult life so far & this was one of the more painless experiences. Premises look great, generally well-maintained and the apartments are fine. Idk what all the other reviews are talking about with maintenance requests getting ignored, because mine were always pretty promptly fixed. All the staff is friendly. Pool is great, fitness center is good. I cleaned up my apartment fairly well when I left and got my whole (only $250) security deposit back, so yay.I only have a few complaints and they’re minor. There is kind of a big problem with dog poop, and management is aware, as they sent out emails on multiple occasions admonishing against it, but I’m not sure if they can do much to fix it. I would constantly have to tell my 3yo to dodge piles of poop when he played outside in the grass - some residents just seem not to care at all. In fact most of the problems here are probably just the fault of some residents and not the management itself.Some friday/saturday nights there’d be a loud group of people in the parking lot hooping & hollering at 3am which was very annoying, but thankfully it was seldom on a regular basis.The trash always piles up in front of the dumpster on sundays for some reason; since there’s no trash service here, I guess people can’t be bothered to throw their garbage in the chute properly, so that gets a bit disgusting. I feel sorry for the trash men that must have to clean that up every week.Oh, and the hot tub was NEVER operational even once through the 2 years I lived there. I really wish they would’ve fixed that, idk why they even have it if it’s just for decoration, but whatever.Don’t let that discourage you though if you find a deal on rent here - it’s a fine apartment complex all things considered. All in all north lakeland is not my favorite place to be, but at least this place was plenty decent.”

“Love this community, and all that it offers… pool, reck area/clubhouse, also place to workout, or spin class. Love that it has elevators, so that if you live on the top floor it’s not such a hall to bring up groceries or if you have a child or a pup, it’s easy to take down to the park or take the pup to go potty. So far loving it.”

“I lived there for two years! I rented when it was first built and COVID was going on still. Lisa gave us a virtual tour. Everyone at the office was amazing. Maintenance team was awesome too. I was at first floor with a gorgeous view of the lake. They always kept the area's clean and well maintained. I left because I bought my own house. But I still miss it.”

“I was very skeptical about the complex before moving in due to the reviews. I moved here at the beginning of March 2023, and learned it was all new management a few months before moving in. I have never had any issues in my apartment. And the staff in the office is so kind. I will be staying here for a while. And the maintenance staff is just as welcoming.”

“I would not recommend this place for working professionals. The place is ran poorly. Apartment complex consists of 2 buildings, 3 elevators on each building, 4 floors on each, washer & dryer rooms on each building on 2nd floor & pool. Sounds great when described. However in my building elevators are busted. I was advised Engineer will repair elevators within weeks of me moving in 1 month ago. This has not happened yet. Washers are poor quality and poorly maintained. It took maintenance to fix my Kitchen light fixture almost 2 months & it only took them less than 10 minutes to complete repair. Maintenance goes into units without notice & without knocking so if you’re a lady be on the lookout. Also water flow is cut very often without notice. Imagine having visitors at your apartment and suddenly not being able to flush toilet nor wash your hands…By the way rent prices go up if you choose to renew lease. This is a very unprofessional management system. Very poor. No empathy & acknowledgement from management. They are very rude.”
