If I could leave a zero star review, I would. I co-signed for my daughter to live here last year. She moved out in July 2024. Our initial tour was fantastic!! Beautiful "show/tour" unit. Once we got her loaded up and everything moved to Auburn, it was a different story. Reeked of cigarette smoke, bugs and roaches everywhere, appliances falling apart, walls and floors nasty. In the bathroom, there were "hairs", (not good hairs) painted into the trim all the way around the entire bathroom. She made multiple request for the bugs, smoke smell and many other issues to be resolved. Never happened. She had to spray WEEKLY on her own for the bugs. As a mom, I felt so guilty for allowing her to live there. This review is to protect someone else's child from being so miserable in such a horrible living condition. On move out day, I was floored at the other tentant's who had the same issues. I have waited this long to leave a review in fear of retribution of her being charged with bogus fines. You should see their "fine list". No cool. BEWARE!!!!

I've been contacting management about a roach infestation and lazy roommates who aren't willing to take out their trash for months now. I'd come home from work or wake up to constant trash in the apartment nearly every day and would clean up after these human roaches constantly for a year now. Despite my best efforts, we still got a roach infestation in late March within the base of our fridge near the wiring. I have called management to no avail, while buying $150 worth of glue traps, bait traps, and pesticides myself since then. They work, as you'll see in the pictures, but the infestation can't be killed off entirely while they live and breed in the fridge where I can't get to them. The best their exterminator does is put down more glue traps when I've already suggested replacing the fridge since it came with the apartment. But they wouldn't budge on the issue despite never sending an adequate exterminator.
As for the human roaches in the apartment, I initially tried being polite with them, which worked for a time. But something changed this semester; they want to make nothing but trash and have me take all of it out. Said enough was enough after babying them and playing mom since they moved in last August. I would call the front office to no effect for almost three months now to the day of this review. Nothing was done besides the occasional email when I've suggested direct intervention knowing emails wouldn't do anything. They didn't listen. The last two-to-three weeks have been a struggle, and I don't think even God himself would have the patience for this circus show, and I'm most certainly not him! Things have been getting heated between my roommates and I as a result, so management finally decided to intervene by setting up a meeting between one of my roommates and I, but that was a joke. It was implied, as a result of my roommates lies, that I was the cause of all this friction despite making several calls almost every week and having photo evidence, which they refused to let me show during said meeting. I'll share that evidence below.
All the trash and dirty dishes seen are a result of the human roaches living in my apartment unit, and we can even see one's bedroom and bathroom (management themselves walked in, saw this back in May, and requested I take pictures as evidence and nothing of worth was done). He "cleaned" it up at one point so he could finally bring girls into his bedroom, but he still hoards dishes (had to throw away some of mine and keep the rest in my bedroom). The hoard of trash in the kitchen in another picture is their "get-back" at me for removing our shared trashcan (mine) from the kitchen once they began refusing to take it out when it was their turn to do so. One of them even walked past my bedroom door one afternoon playing a video that said, "Ni**er, ni**er, ni**er" out of spite. For context again, I make very little trash and had no issue taking theirs out if it was my turn to do so, but they didn't want this fair arrangement anymore. One other roommate got even more pressed I put their trash in their trashcan (they got one later) and would fish it out for a reaction or put their bags I'd leave outside (as pictured) due to their odor back in our kitchen, attracting more roaches and flies, but I digress. Enjoy the pictures. I mostly certainly made all of this up for my own satisfaction, management. Craziest thing to imply...

My roommate and I have been here about a month now, and it’s definitely a nice complex all around. We’ve only had a few minor issues involving the cleanliness/upkeep of the apartment when we first moved in, and with our kitchen appliances. Helpful tip we found out though about the dish washer: if it isn’t working, switch on both, or just one, of the light switches up that are near the sink! All in all though, both my roommate and I have enjoyed it here so far, and the location of the apartment complex is great as well.

While I haven't seen the rooms, since we subleased the apartment out before actual move in, from the experience we had with subleasing, I was not happy at all, so I can see where these negative reviews are coming from. The new tenant had moved in and we still did not receive any sublease agreement or move out after multiple attempts to contact them via phone or email.
They did finally send the final statement after I posted my review, so that's done with, but I suggest management takes a look at who they're employing and teaches them more about customer service because this was probably the most grueling, frustrating experience I've had.

Maintenance is claiming no work orders are in for my son’s apartment that has been without air condition since early August. Lack of care and follow through for a student that lives there & serves his country as an Army Officer in Alabama Reserves & attends Auburn.
Disappointed he & his roommates are being treated so poorly.
Do better Samford Square maintenance & management. Do the right thing.

HORRIBLE! Apartment was gross when I moved in. Walls were dirty, tub was dirty. Patio had a giant stain where could have been pressure washed. Bugs were a problem. Dryer was messed up and also hot water heater when I moved in. Had to wait an entire weekend to use shower there. Carpet in my room had stains when I moved in. List goes on

I drove 5 hours to relocate my daughter to Auburn. She was super excited until we entered the apartment. By far THE NASTIEST APARTMENT I have ever seen. I mean literally feces all down my daughter's bathroom toilet, black mold in her window sills, roach and insect feces in the kitchen cabinets and to add insult to injury, the AC didn't work so it was 96 degrees in this filth. There was clearly no cleaning or even care given to this space before my daughter arrived. I contacted to office, they made promises that are yet to be kept. This facility should be ashamed of the way they keep this apartment complex.

Highly DISAPPOINTED! We moved my daughter in yesterday (8/10) and never in my life have I seen an apartment so disgusting. The smell when we opened the door was gutwrenching. Carpet ripped to shreds. Roaches were all over the apartment as if THEY pay rent there. Furniture held together with tape. The couch had so many stains, just imagine what was embedded, yuck! And it appeared someone had throw feces all on the balcony! Yes. Feces!! I really wish we could have checked this place out in person because browsing online was VERY misleading. 160 Ross WOULD NEVER.

The sales team does a fantastic job selling the community but the reality of what you get is not even close to meeting expectations. For us, we dealt with a dirty unit (to include expired food from 2022), mold on carpet and in the kitchen ceiling, mutant water bugs, dust, water entering unit. They did replace the carpet and fixed/painted over the mold in the kitchen. It’s a firm NO.
The only person who follows up with any degree of professionalism and solutions is the community manager, but getting him involved is an act of Congress. I had to come in person bc they don’t answer emails and when I showed up in person, their job was to do whatever they can to say what they can’t do which is a far cry from their welcoming, accommodating sales pitch. Clearly they need customer service training. That’s fine. Fool me once.

These apartments are absolutely terrible. Wasted money. Air conditioning leaks to mold growing. Highly don’t recommend! And I now have water leaking from my bathroom sealing and looks like it’s about to fall in. It’s 9:30 at night and I can’t contact anyone.
