I do not recommend living at their apartments. I moved in simply because I needed somewhere to live pretty quickly and they did let me rent a basement level apartment without much hassle, BUT once I moved in, things went from bad to worse. My first week I was living there, water came pouring out of the vent in the kitchen ceiling. Apparently, my upstairs neighbors flooded the bathtub and the water was leaking down to my apartment. My upstairs neighbors also stomp their feet constantly and make as much noise as they can all throughout the day. I've told the landlord THREE times and it hasn't really helped. And my utility bill is over 100 dollars a month even though I barely use any electricity. This is by far the worst apartment I've lived in. If you just like being miserable, then by all means, rent from them. But if you like peace and quiet, you won't find it here.

I absolutely loved my apartment in Georgetown when I first lived there back in 2014-2020. Recently, I've been on the hunt for a new apartment in Florence and came back here because I never had problems with Joanne or maintenance and left in great standing with the property. I can't rate off my incredible 6-year experience at this point since it's been so long, but I can rate the attempt of trying to rent from them currently and it's not great.
The lady I've been trying to do business with seemed really nice over the phone but when I arrived to look at an available unit I was told about on the phone, she stated that even though I got my deposit back, while they were in the middle of updating the unit I left, they noticed a smell and said all the carpet had to be removed because it was saturated in pet urine, which is wild because my roommate's cat left one stain under a couch that I shampooed and had my nose in the carpets to be positive there were no smells plus he wasn't even allowed in the bedrooms upstairs so there's no way the carpets were that bad. No one ever contacted me and I do have video and photo proof of how I leave all of my rentals even though getting the deposit back is usually a sign that it was left the way it should've been and only 6 years of wear and tear was left behind so I have a hard time believing that was actually a problem.
It feels like every time I've had to speak to this lady, it's ruined my day. I'm either accused of leaving an apartment in an awful state, told that the unit that was available either over the phone or posted online has been rented out that very day and seems like I'm always just a few hours late, or today: I finally got to view an upcoming unit without being told that I cannot let the same thing happen to the new flooring like I'm accused of letting happen to the last one and nothing I'm told about the unit is right.
I get there to ask about a post online for an available Polynesian Village unit and surprise surprise it's been rented just today because they apparently rent out usually before they're ready even though this one had been posted online multiple times since mid-December. So she says there's a unit undergoing updates and I get to the unit that I'm told was on the end, but it isn't an end unit at all - disappointing but not a deal breaker so I still go in. After confirming a few details and leaving my information, I decide to go for it and I'm called in the middle of entering in the payment method for the application just to be told the price she gave me multiple times was also wrong. $940 is a huge difference from $810 and wasn't even within the budget (anything under $900) she asked about before letting me view it.
Not only did the price I was quoted change after leaving my name, when she called she never even offered to let me know if anything else would be available. I ended up calling back to ask if anything else under $900 would be opening up and she said I would have to check back around Jan. 3 so I specifically asked about which units would be within my price range including Georgetown pricing so I know what to ask for when I check and then she said there is one coming available at Georgetown after I was just told they didn't have anything available...
It makes me feel like she does not want me to rent from this property the way I've been talked to and how I always happen to come the same day the one I'm asking about is unavailable and not told about availabilities until I ask certain questions in certain ways. It would be nice to just be able to view the available units online instead of sending a message via the website that's never replied to just to end up going to the office to feel like they're refusing to rent to me without saying it and wasting my time.

I don't live at Quail Run,But I have a Aunt that does,What's so terrible about the apartments, is who they rent to, There's PROSTITION AND Drugs GOING ON. I KNOW FOR A FACT,I've SIT AND WATCHED IT , GO ON IN THE C BUILDING,I KNOW MANAGEMENT IS AWARE OF THIS, THEY TURN THE BLIND EYE,ITS SAD, THAT A SITTING JUDGE IS PART OWNER IN THIS APARTMENT COMPLEX,AND A BLIND EYE IS TURNED TO THIS,AND THEY CONTINUE TO RENT TO THIS PERSON.IF THEY WOULD CLEAN OUT THE TRASH LIKE THAT,IT WOULD BE A GOOD PLACE TO LIVE. THIS KIND OF CRIMINAL ACTIVITY,PUTS MY AUNT AT RISK,HAVING THESE KIND OF PEOPLE IN AND OUT OF THIS WOMANS APARTMENT,WE KNOW WHAT GOES ON IN HER APARTMENT DAY AND LATE AT NIGHT,SHE BRINGS IN DIFFERENT DRUG DEALERS ON A REGULAR BASES.PLEASE GET RIEDE OF THIS PERSON.

We lived in one of Hensley Grave's property for 3 years+. Their team have been awesome and responsive anytime we needed something fixed. Sadly, we had to move out of state. We Highly recommend them to anyone wanting to rent a apartment/home.
