This was my daughter's first apartment experience living on her own. The property managers and maintenance staff provide outstanding service to all of their tenants. The property manager goes above and beyond the call of duty when it comes to keeping all of the tenants informed of pertinent information pertaining to the grounds. There is a pool, fitness center, tennis courts and a built library box that provides free books to read, all on the premises and within walking distance. The atmosphere is quiet, peaceful and the grounds are clean. Since my daughter has graduated, she will be moving to another state to advance her career. I thank God for providing this safe place for my daughter to stay during her time attending Jefferson State Community College.

I lived here for 1 1/2 years & here’s my take:Pros- It’s a quiet area.- Maintenance team is 10/10 and extremely kind.- The workout area, pool, and mailroom are clean and secure.Cons- They do not always follow what they say. In my case; they were supposed to do several things prior to moving in. In which I already signed the lease and they ended up never doing them.- Most of their units are outdated. Definitely look at multiple units if you’re interested in moving here. Considering they built these apartments over 30 years ago and haven’t done much renovation to many of them.- To reach maintenance (even during emergency situations), it is a hassle. As you have to go through an automated call system.- The area is quiet… However, the apartment complexes are not secure. My car and many others were broken into several times, and their team could do nothing about it. They didn’t even catch the thieves on camera.- The management team is super nice until you move in, once you are situated there - everything changes.- Rent is pretty high for what you get… Don’t even think about switching to month-to-month. They added an additional $300 per month for my one bedroom apartment.- During the summer time, if you bring guests to the pool - don’t even think about leaving and coming back. If they know you & know that your guests are not residents, they will make them leave immediately. Ridiculous.

I moved to Royal Oaks in August of 2019. I had a positive experience and enjoyed living here. I’ll go over the positives first, then the negatives. Maintenance issues are resolved quickly, the grounds are well-maintained, the office staff is very helpful (and plan some fun activities a few times a year, like Easter Egg hunt with gift cards as prizes), and the apartments are in good shape. Rent is reasonable and water/sewer is flat-rate (a huge bonus in Birmingham). I only saw maybe 2 roaches in my apartment the ENTIRE time I lived here. I loved the Amazon package hub and newly renovated gym. I barely ever heard my neighbors, so I’m guessing the walls are thick. Plenty of parking. Easy move-out process, they were very accommodating when I asked if I could move out a little earlier than my lease end date. And I got my entire security deposit back, which I was very happy about.As for the negatives…They changed the pet policy halfway through our second lease term. This new pet policy says “No fish, reptiles, birds, rodents, or insects”. Seems a little crazy to change a pet policy mid-way through the lease after agreeing to let tenants have “exotic” pets. Are we supposed to give up our pets? Secondly, I lived on the top floor and a tree fell on our building, damaging the roof pretty badly. No water was leaking in the apartment, but our patio roof was in rough shape. This happened a month before I moved, and as of my moving date, it has not been fixed. There is a fly problem in the apartments. They’re very hard to get rid of and appear every summer. The power bill is really high. For our ~1000 sq ft apartment, the power bill was $200+ during summer months (and we kept the AC around 72-75). This may also be because we lived on the top floor, but I wonder if the apartments just aren’t well insulated.Overall, I liked living at Royal Oaks. I would recommend it to people looking to live in this area. I only ended my lease because I wanted to live closer to family and friends, and they changed the pet policy. I chose to move instead of giving up my “banned” pet.

Terrible management won’t take any action against noisy neighbors even after making several complaints. Do NOT move here unless you plan on wearing ear plugs 24/7.

I lived here for 5 years. Had no issues. Maintenance is really good. Anytime time I raise request they would fix it by next day. I moved to California and I miss this place a lot. I have beautiful memories at this place. Calm and peaceful place to live.

I have lived at this apartment complex for 3 years. It is one of the best places to live in Hoover. The office staff are amazing, they genuinely care about their tenants and do there best to ensure people are comfortable and feel welcomed. The maintenance crew are some of the fastest, most efficient workers I have seen. As for the grounds and amenities, it is set back from Hoover City life so as to present a non-city living environment while still being close to everything. In summation if I didnt have to move because my job is moving me I would quite probably still be living here for years to come.

We have lived here for just over 2 years. Overall the experience has been very good, the office is very prompt in responding to maintenance issues that you put into the portal. Location is good, school system is excellent which is the main reason we chose this area. They're currently doing upgrades to the gym and clubhouse area which will give the place a better curb appeal.

I enjoyed my time here at Royal Oaks. Any time I had a maintenance request they almost always came and fixed the issue the same day. Not only are the apartments themselves well maintained, but the grounds and landscapes are kept looking immaculate year round. Thank you Freda and the leasing team for such a great experience! I would recommend Royal Oaks to anyone looking for a safe, quiet apartment in the Hoover/Pelham area.

I have lived here since November. My bedroom window was cracked when I moved in and has not been fixed. There was mold on the walls in my laundry room when I moved in. There was bugs in my refrigerator when I moved in. This apartment is ran down. I have made three (3!!!) noise complaints on the man living above me. Today, the manager, Frida, called me and told me there was no way the man living above me was being loud. She essentially called me a liar. She said she is not going to accept any noise complaints that I make against this man. If this was any other person of a different race, I am sure their complaint would have been taken seriously. Never in my life have I been treated like my word means nothing. I feel like this apartment complex does not value me as a customer. I will be leaving as soon as my lease ends to a place that doesn't try to undermine their customers.

Good place to live. Apartments are old but peaceful place. Safety wise not sure but not gated community. Staff is professional. Won't charge you anything extra while leaving apartment. I got my full deposit back.
