My family and I are looking to move here soon but I felt the need to write a review now.My wife and I went to 5 different apartments the other day in hoover. We toured them all and out of all of them only one was deemed a fit for my family and we'd just be settling. After a whole day of dealing with seeing nasty rentals, unappealing looking grounds, outrageous moving fees or just out right rude office people-My wife and I were defeated. We went into the abbey as our last stop of the day and honestly we almost didn't because we were so done with the searching. But I'm so glad we did. Miss LaDena in the office literally gave us life. She was so informative, funny, personable and made us fall in love with each apartment she showed us. So it wasn't even a hard decision on where we were gonna move... (It was absolutely the Abbey) but my wife and I loved all three options we had to run to lunch because we were so excited to discuss which layout to pick!We absolutely loved Miss LaDena ♥️ and can't wait to move in!

Leasing Office is run by absolute changelings. They do not value their tenants, and are purposefully unhelpful. I have had now three bad experiences with them either tacking on unnecessary fees or just being overall not understanding of current situations. It all seems like it's just an excuse to get extra money out of the people who live here when they provide sub-par service and living.Living conditions examples off the top of my head,1. The Pool - Is literally never opened on time when it comes pool season, it takes them about a month to get it operational but we do pay an $80 amenity fee, so why can't they have it done accordingly. It is also always dirty and doesn't get cleaned regularly once it's opened.2. The trash compactor - It is always broken! Literally hasn't been working properly for more than a week for the entire year I lived here. There is trash always scattered on the ground, it smells super bad and their are literally racoons and other animals feeding off it. They do send out about 10 emails a week about it though blowing up your email. They go along the lines of "It's not working" then, "OH it's working again!", over and over.3. The water in the apartments is on about a 20 minute timer, so if you want to have a nice relaxing shower at the end of the day, where you maybe want to take care of yourself and shave or whatever, you really cant do that, you have about 15 minutes once you get in.4. I'm a clean person, and I have had to call for maintenance to "spray" for bugs about 8 times. I don't think they even spray anything they just put a tacky sticky thing on the floor...5. I was in between jobs, and then it was Labor day so I couldn't transfer money between my banks without it going past the 3'rd of the month, and they refused to let me split the payments between banks just trying to get extra money for me and be just another inconvenience to me, when I already was going through it.6. I had my trash out by my front door because I was going to bring it to the compactor and my friend had fallen down a flight of stairs and the Emt's had to come. In this time the maintenance men had come to my door to fix the popcorn ceiling in my bathroom (they use improper paint, and it peels off from the steam even if you use the fan.) And they took a picture of my trash and tried to charge me $25 per bag of trash because it was outside my door. And then claimed they took the trash, but they certainly didn't, they had just left it on my front door step anyway.Overall not worth your time or money. They expect you to make 4 times the rent to live here and it's really not worth it. You could just rent a home for the same price. Literally. Don't move here.*I only moved here to be close to my grandma who is the unit next to me*And they ask people to write positive reviews for them once you sign the lease.

I was put into one of the newly refurbished units and although some of the features are nice, it was definitely not finished by the time I moved in. The trim, paint, and other little details should’ve been taken care of before move in like I was assured. And the garbage situation sucks. The trash compactor has been gone for a while now and driving down the hill to get to overflowing garbage containers has been rough. Valet trash should definitely be considered. I would be more than willing to pay the extra fee and I’ve seen bigger complexes with valet trash.Despite this, living here has been ok. Morgan and Mackenzie are great and the office staff including the maintenance crew are awesome too. They do a great job of keeping the community together. Neighbors are quiet but there are some friendly ones who will welcome you. Noise isn’t an issue and neither are pests. Parking is never a problem and neighbors are great about returning packages & mail that have been delivered to the wrong place. It’s pet friendly but there is a pet application process. In my unit, there were hookups but I believe in other units there are washer/dryers.Overall, I’d recommend living here but be wary of unfinished units. Definitely make sure everything is up to par before move in.

Where do I begin oh at the beginning. When we moved in they didn't fix a lot of minor things from the previous resident. We never in the 6 years there paid our rent late, we cleaned our apartment before moving out and yet they didn't give us our deposit back charging us for what in my opinion were things their company needed to do to rent it to someone else. It caught on fire more then once, I would'nt recommend these apartments at all.

I’ve had the pleasure of calling The Abbey at Riverchase my home since I moved to Birmingham in January of 2021! It has been such a pleasure living here! The staff is amazing!! Morgan and Makenzie are the best managers, along with the amazing office staff! They have always gone above and beyond to get things done and help when and how they they can! The maintenance staff have always been so professional and work hard to get things addressed in a timely manner! I’m grateful to call it home here!

I've been at The Abbey for almost 2 years now. Morgan and Makenzie, as well as all the other people who work there have been absolutely amazing. They are all working hard to take care of the property as well as it's tenants. My concerns have ALWAYS been addressed and taken care of in a timely manner. No, everything isn't perfect bc perfect does not exist. It's quiet, people are nice, and the units are clean. I've experienced bad apartment living and I assure you the Abbey is not it.

I’ve lived here for about three years. It was better when Amber was the property manager. Morgan is the property manager and Mackenzie is the assistant manager. Makenzie is nice and helpful but they never answer the phone and I do mean never. If you want to talk to them you have to go up to the office. Trash is always overflowing and I do mean always. The grounds have went down over the years. You’ll see trash just scattered along the grounds. I rented a 1br 1 b and it’s definitely not worth the money. Even the newly “renovated” apartments are not worth it. You have no storage just a walk in closet. The counter space in the kitchen is nonexistent. The cabinets in the kitchen are pulling away from the wall. Bathrooms are super small. No valet trash. Mold on the ceiling and they just come and paint over it. Before covid they was always working on the water. Tubs and sinks stay backed up. Sometimes the water is orange in the bathtub. So if you like or need to soak in hot water you can forget it here. These apartments stay dusty. Parking can be difficult. They don’t take care of the mail center like they should. Mail is always scattered everywhere. They don’t come and change your filters on the regular or do routine maintenance. Most of the maintenance men they hire are idiots. The pools are never open. You have to pay if you want to rent the clubhouse. You have to pay for a gym card. I definitely would not recommend these apartments are not worth $1000 very over priced. You can find more bang for your buck somewhere else this area has tons of apartments.

The application fee is really high. I was told that I met the qualifications and was was approved by a supervisor, but only to a co sign with a second company. I was told I would have to apply to the company and pay a first month rent, then still have to pay a deposit and full rent at the complex. I was not aware of the second co signing company until after I paid the fee. People should be aware of this prior to them applying here.

Since the pandemic, the apartment has taken a nosedive in the ‘customer service’ area. Trash piled up around a un-emptied dumpster, fires, and more fires, mailboxes being vandalized, repair work orders being ignored, and the final straw…. Having our water turned off for repair, promising to have it on soon, then leaving for 5he week without verification that water was turned back on…. It wasn’t.

I was moved into a moldy unit. Everyone I speak to is really nice but the apartment still smells and there is obvious mold in the air vents and bathroom ceiling. This apartment was not ready for someone to move into safely.
