While the incentive of paid closing costs is very attractive, you will have to give up your feeling of self worth. (If you are female). Throughout the process I was marginalized. The majority of the communications were solely addressed to my husband. None of my income was even considered in the loan process, even though I contribute significantly to the bills every month and a large portion of the deposit came directly from my funds. We also had to request multiple times to get contact from our loan originator. Our original loan originator left the company and we were not notified. A week before the closing my access to the loan information was revoked. While the final closing process was fairly streamlined, it left me feeling like a third wheel in purchase of my own home.

⚠️ AVOID AT ALL COSTS⚠️We had our home loan denied ON CLOSING DAY with this company. Huge mistakes were made on their part. Incompetence on multiple levels every step of the way. They were deceiving and condescending to us on several occasions. Working with them was a literal nightmare I wouldn't wish on my worst enemy. They also emailed us confidential loan information from another client of theirs. Unless you want to risk that happening to you, I would go with someone more trustworthy.Listen to me and the other reviews mentioning panic attacks on closing day and PTSD- it's not an over exaggeration. Don't trust these people with your home loan.

From start to finish, our experience with davidson homes was excellent. Kelly, our property manager, was attentive to every detail, a great communicator, and always kept us updated on the process. Justin, our construction manager, is the best we have ever dealt with. His experience and attention to detail were exceptional. It is no wonder that Davidson Homes is continuing to grow in our area. This type of customer service makes the difference.

The experience working with Ann, Jason and the entire Davidson home team was extremely traumatic. There was approximately 20 mistakes on documentation, Ann and her associate Lauryn continually referred to me as a “Mr.”, which meant they didn’t even take the time to read the documents with important information appropriately. I was under the impression I was the first person of color any one from this team has ever dealt with. They treated me very poorly and then STILL kept the $1000 put down fee and then Jason tried to sneak in an “appraisal fee” which was never discussed. When I called Jason back he never responded and I had to reach out to his boss Tom Weekes who also did not take the timeTo hear my frustrations with his team but kept cutting me off saying “if you signed you pay , if you signed you pay”.Overall, don’t waste your time or money working with this team because the builders and mortgagers work together so they can take advantage of clients but fortunately by all the discrepancies that were made, they are apparently not good at it.

If i could leave negative 5 stars I would. As a first time homebuyer my experience with Davidson Homes mortgage specifically with Austin Rook was horrible and VERY deceptive. I inquired about a new home back in June and had the unfortunate pleasure of speaking with Austin. I had a unique situation with working 2 jobs consecutively but due to certain guidelines in place for conforming loans I was not able to use both incomes to qualify for the amount I wanted due to DTI and higher interest rates. After speaking to Austin for close to 45 minutes regarding this situation, i received a follow up email stating that he was determined to make this work and to give him an outline of the multiple jobs i had worked in the past (as i had worked 2 jobs together for several years, and took a break due to being pregnant in 2021). I sent Austin a timeline and did not hear back from him for close to an entire month. During this time, I moved on and decided it wasn't the best time for me to buy. A MONTH later, i receive an email from Austin responding to my timeline email stating that he felt we had a strong argument to be able to use both jobs and was able to generate my pre-approval letter. Due to his misguidance I underwent a contract and placed 8k on a home. Sent over all of my documentation to undergo conditional approval and was mislead AGAIN by him telling me they had everything to get me to and through the conditional approval. Of course once my file went to underwriting what Austin thought was okay was NOT and i was stuck scrambling to find other lenders who would be able to work with me. Due to his misrepresentation, and his deception i applied to an additional 7 other lenders just to realize we were trying to make the impossible, possible. It is one thing to get your hard earned money back but it doesn't take away the emotional impact this caused for me and my family, Especially as a first time home buyer. To hear that we weren't going to get the house after we prayed over this house, spent time surprising our family/ friends, imagining what new furniture we would buy it was utterly devastating. Putting the pieces together now makes me realize that the only reason this happened was to be deceptive. Im not sure if there was a quota he needed to meet, and he felt by giving me an approval would help him .. Why would you go back to a month old email and tell someone they are approved based on your thoughts, as if you are the underwriter. It was soul crushing to say the least, and i never was given an apology. I will tell everyone i know to not EVER think of getting a loan through them!!!

Mostly helpful throughout process, though sometimes slow to communicate. That’s fine, I’m sure I’m not their only client. Primary issue was they grossly underestimated the taxes causing an additional $1300 payment at closing (we wired the funds one day prior, got an email while driving to the closing that we were short) and our monthly payment quite a bit higher than we were told it was gonna be ($130 more monthly, that’s significantly different). Lucky for them I only deducted two stars because that’s pretty bad and I’m sure would make some people walk away from the closing table. I will now prepare for their little form response to discuss my experience.

Please beware. This company is VERY unorganised. They are also know for altering loan documents after signing before submitting to investors. PROCEED AT YOUR OWN RISK!

Our clients used Davidson mortgage for their loan and in 10 years of being in Real Estate I've never seen such incompetence. The lender failed to communicate with the Buyers and their Agent for 2 weeks, and only responded when pressed about the status of the appraisal 7 days prior to closing... They said they'd have to "order a new appraisal", even though there was never a first one ordered. The Lender then tried to deflect by saying that VA loans take 45-60 days, which is comical considering they were putting 65% down and only borrowing $100k. I know a dozen lenders who quote 30 days on VA loans. Our clients chose Davidson themselves, not on our recommendation. When confronted with the extreme lack of communication and asking why the appraisal hadn't been done yet, the lender then said that "You guys should probably just find a new lender"... I've never met a lender who would ever kick a client to the curb a week before the scheduled closing. Truly unbelievable. They left our clients and the sellers out to dry because someone forgot to order the god damn appraisal, which is typically ordered within the first 3 days.We have since found a new lender, who ordered the appraisal the next day, and has assured us that we'll close within 3 weeks. The lack of communication, the negligence, and their desire to deflect with lame excuses instead of taking responsibility has ensured I'll be directing every agent I interact with to avoid this company.

Zac Daniel and the team at Davidson Homes Mortgage made me feel like a priority. They helped me greatly throughout this experience. They were readily available to answer my questions. Acquiring financing was simple. And closing was a breeze. I highly recommend this team and their services.
