As both renter & home owner in AK since 1999, we can assure that you’ll find no better management company! Todd and O’Banion Real Estate & Relocation staff go beyond what is required by either law or custom to ensure home owners’ property and renters are treated well. We have no qualms about paying their management fee because, for years now, we witnessed their professional service and integrity. That said, after reading other reviews, some included a personal attack of Todd, or questioned his military service; we noted those reviews seemed to say more about the author than Todd. He is an Army Veteran and we have found his locally-owned business to be above reproach. Case in point, within 4 hours of the strongest quake Alaska experienced in 40 years, Todd and staff made contact with tenants and owners of the properties. They worked diligently with impressive speed to triage emergencies and handle serious situations, even before we could ask for updates. They ensured the safety of where we live and own a home. If you want sticklers for the law or a management company that keeps homes inspection-ready, especially during move-in and out, then O’Banion Real estate and Relocation is for you! Todd has taken care of us because it is how he does business— it’s his name that’s on the line!

Never called me back after leaving a message about a property we reached out about immediately after posting. Says they approved someone else already (during the hours they were closed?) and then hung up on me. I am shocked. If you can avoid them I definitely would.

I'm not sure where these bad reviews are coming from! We've had a great experience with Obanion. Tracy helped us get into a great townhouse that we love, even when we were in a rush! The move in process was quick, the house was as advertised, everything works, and the online payments make things easy. I'll check back in in a year, but we've been very happy so far!

Terribly unprofessional HOA management. Serious lack of communication from staff to owners, management doesn't treat owners with respect and disregards owners requests. They'll also raise your HOA fees as soon as they are hired.

Military and all others please hear me out. This company very unorganized and very rude and discourteous no matter the person or situation. I have tried giving this company the benefit of the doubt but has failed me time and time again.

I emailed about the availability of an apartment. They said it was available and asked some questions, we had a nice exchange, then Tracy ghosted me. I reached out after a week to ask if it was still available and if there was an application and got a one sentence response, "The property has already been rented." Horribly unprofessional.

Moved to anchorge from montreal canada with my wife and son. We had a very hard time finding a place. We didn't realize when we moved our credit score would go to zero when we crossed the border. Todd and his team found us a gorgeous home. We had a few maintenance issues that were resolved extremely quick. Great company, everyone we have talked to so far have been nothing less than amazing

Most unprofessional company I've dealt with. Waited 3 weeks to fix our heat after countless attempts to get ahold of anyone we had to contact a lawyer to get anything done.

I wasn't going to leave a review of Mr. Obanion's company, but he has recently displayed that he is nothing more than a spineless coward. He is riding on the coattails of his service that he thinks everyone must thank him for. IF YOU ARE ACTIVE DUTY MILITARY, stay away from this property manager. He IS NOT military friendly, no matter how much he tries to convince you. In my 1 year experience, i have never had more issues with a management company like i have with Obanion. He is condescending and he will screw you over even if you are a perfect Tennant, just as i was. I treated his property with respect and dignity and left it in a better shape than i found it, only to be contacted by a debt collector. I was given my entire deposit back, yet here i am somehow owing money 3 months later!? He never even tried to contact me directly! He once patronized me by putting on his best "i used to be a first sergeant" persona and acted like we were buddies, so is this how you treat a fellow service member?TL;DR: DO NOT RENT FROM OBANION, HE WILL SCREW YOU OVER FOR MORE MONEY IN THE END OF YOUR LEASE. He is rude, condescending and most importantly, he will come after your credit if you do not renew the lease for your overpriced rental home.

RENTERS AND MILITARY BEWARE!Aurora did a walk through of our townhouse rental and told my husband of the discrepancies to clean prior to a final inspection on another day. He cleaned all of the things she directed him to and at final inspection (that she didn't allow us to be at because she didn't want to schedule an appointment with us) she came up with MORE discrepancies that were not noted during the first inspection (which is exactly why we wanted to be there for the final inspection). Now they are charging us a $250 cleaning fee and also will not give back our $1700 security deposit until 14 DAYS after move out. We are military members PCS'ing across the country and don't have time for their 14 days to "process a check". On top of this, we tried to engage with Todd (the owner) who didn't have time for our problems with Aurora and dismissed us. Do not rent with this company. You will not see your security deposit back when you do a final inspection and they will take much more from you. They want you to pay first months rent plus a months rent worth of a security deposit immediately but then won't return it to you in a timely manner. I never write reviews, but this situation warranted one. There are many other 1 star reviews just like mine that have also had problems with cleaning fees and security deposit returns. If they do reply to this, I can guarantee you that they won't actually engage with me or my husband to come to a compromise like I have tried to do. Don't make a mistake like me and rent through this company.

They were great at first, but then they started a downward trend eventually losing their best HOA manager (Bruce) Then they decided to hire ex employees from Bonanza realty. That’s when thing went really bad so we decided to change property managers and they strung us along with bare minimum requirements. The owner intentionally did not transfer appfolio informational requests from his account to our new account which should have been really easy, but instead decided to give us paper copies and flash drives of data. This means rebuilding the database from scratch. Thanks for the unprofessional last encounter O’banion. DO NOT TRUST THEM!

Only thing you need to know is that they charged us 150$ of labor to change two lightbulbs that were still on when we left. Bladently stealing our security deposit. We also paid $400 to clean the carpets and they cleaned them again and painted the clean walls fo 800$. Expect to lose your deposit if you rent with them. We reported them to the BBB and I hope to find other Anchorage renters who dont treat people so poorly.
