I'm supposed to be living in a 55+ community yet there are two children who have been living in an apartment along with the grandmother, and alcoholic mother.
One of my neighbors lives with his mother who I guess is around 40, smokes weed and has let off fire crackers in the apartment,
The landscape is sad because they are no longer worried about the water drip which waters plants and trees, thery are all dying.
When speaking to the manangement company they say that they will look into it and nothing happens,
One of the orange trees has been dug around in an attemp to fix the water drip, the water drip system never has been fixed and the hole is still there (by the mail boxes) it's just a matter of time for and elderly person to fall into that hole and sue Tradelands.

I moved into SunCourt Villa apts. in July. I have had some issues with somethings that needed attention. The management has taken care of all of these issues in a timely manner ! Ashley has been very instrumental getting things done! I highly recommend these apts. The common areas are well maintained. The neighborhood is quiet. I am happy to say I am happy with my choice to move in here. ⭐️⭐️⭐️⭐️⭐️

We lived there for 3 years and was the worst company ever. They are so messy and they don’t have anything clear, even within themselves. It’s like different people manage the company at different times. The service is so bad, and they are not efficient at all. Thanks god I don’t have to go back there at all. The worst, avoid this place don’t do business with them.

The Worst rent company ever. They don’t know anything that’s going on with their own clients, I left the property 2 months ago and they sent me letters talking about how I haven’t paid rent yet. They are extremely messy with their own documents and office. The worst ever company and place.

Worst property management company I’ve ever rented from.
Moved into a place that hadn’t even been swept out for a lower monthly price, which is fine. But the apartment required renovations and Tradelands refused to cooperate and do their jobs. Didn’t matter how quickly we let them know of the issues, they would ignore us or “we’ll contact the landlord and let you know,” just to never respond.
We were supposed to move in on a specific day and the landlord ghosted us.
Took 3 weeks to get a window replaced that had a giant hole in the middle.
5 weeks to get a working stove fan.
6 days to get a fridge without black mold in it (legally they only had 5 days).
Zero smoke detectors or carbon monoxide detectors in the unit. They didn’t provide them until I reported them to the city.
No communication about amenities. They would actually ignore us.
Don’t rent from this company. There were so many other issues that I can’t even keep them straight.
Update- maintenance guy decided to turn off the water without any notice whatsoever. Then failed to run it back on. Had to be told to come back and turn it on.

I've been renting an apartment in Suncourt Villas for two years. Great location, quiet neighborhood. All units are spacious, upgraded, and come with large patios. The property management truly cares; the common areas are always clean and well-maintained. Haven't seen a single roach. Anytime I had any issue, they handled it promptly. I highly recommend this community to anyone looking for a hassle-free rental experience. Thank you, Tradelands—I have really enjoyed my time here.

I had a great experience we leased our apt for a year, we just moved out last month we received are full security deposit back, we did have maintenance issues and they were handled promptly, overall a good experience nothing bad to say.

I have been renting from Tradelands for several years. The apartment I am currently renting I have been in for 4 years. I will be securing my lease another year. With that being said; these negative responses in particular one of them being recent referencing illegally changing fees could not be further from the truth. And another document and further context was missing....
Most of these negative reviews I guarantee are personal issues caused by tenants themselves. Tradelands gives everyone a chance and their team is amazing. However, some tenants do not understand laws, terms or addendums guaranteeing all tenants a quiet environment. They complain about everything and make a fuss. As well as thinking they can do whatever they want. Including not paying rent and placing the blame on Tradelands, but you leave these things out of your reviews...
Many tenants seem to think they are entitled to behave in any way they wish and demand attention right now. I worked in real estate for 4 years. Tradelands hasn't done anything illegal, they follow state laws and regulations and just sometimes life happens and a vendor can't get to you right away. My experience though is Tradelands has always followed through. They rectify repairs and monetary issues. They aren't out to get you.
A bit of advise stop demanding, throwing fits and thinking Tradelands needs to worship you. Act like an adult and maybe you won't be evicted. I've seen many tenants come and go over the years. Maybe they were evicted or their lease was up. But if you are causing issues YOU infact are the issue. Tradelands is not bullying you. The admins, realtors and company as a whole are truly amazing.

In spite of what the other negative reviews say and in their defense, we have been very happy with their office and their team. Very responsive, courteous and caring conducts.
I am sure some of the bad reviews might be due to “evictions”.

I listen to what people say, and also observe what they do. I believe actions speak louder than words. This is the lens through which I view my Tradelands property management review below.
My girlfriend and I moved into a Tradelands managed rental home a year ago. When moving in, I noticed a couple windows in the front looked like they had been shot with a BB gun, we also saw what appeared to be a crack or leak in the rear bathroom ceiling, other small things were noted, and we were assured would be resolved promptly.
Tradelands asks that we use a text number to communicate with their staff about maintenance requests, sometimes they respond in a few hours, sometimes they respond in a few days, sometimes it takes a week for a reply, sometimes a reply never comes. Fixing two problems we noted on move-in and two more that happened in the last year has been a challenge.
1. The two front windows with damaged panes took a dozen plus text messages with Lorie to get repaired 5 months after we moved in. We set aside time from our jobs, and missed dinners with out of town friends, to wait for multiple vendors who never came when scheduled.
2. The crack in the ceiling of the rear bathroom turned out to be where it rained inside the house when it rained outside the house. After multiple storms and leaks, 40+ text messages sent back and forth with Lorie, sharing videos and photos of the problem, it took 5 months for the leak to be repaired. There is still water damage to the bathroom ceiling that has never been fixed.
3. The homeowners solution for the roof leak above was to re roof the entire house. The new roof fixed the leak. Unfortunately one of the roofers stepped through the living room ceiling during the re roof. Fixing the new “large boot breakthrough from above hole” in the living room ceiling took an additional 3 months, and 20 plus text messages to Lorie to accomplish.
4. We currently have a broken AC unit. The home we are renting has 2 ac units. In the middle of July, the mini split quit working. The rear of the house was over 100 degrees until a temporary AC unit was loaned to us. The temporary unit is loud, runs non stop and was inadequately sized to cool the back bedroom. It has now been 7 weeks since the mini split broke, and the repair is still not complete. It was 108 degrees today. We received a text message today thanking us for “our patience”. 7 weeks of Arizona summer with broken, noisy, and inadequate “air conditioning” has strained my patience.
I expect the people in charge of maintenance and repairs to know who to call to fix problems. I expect returned messages when I send messages regarding problems. I expect vendors to show up when they say they will. I expect my time to be valued as a tenant, and as a maintenance request maker. Unfortunately working with Tradelands Property management, to resolve obvious and documented problems, has been difficult for us. Hence, my poor review.

We have been living in our apartment here in East Mesa close to one year. When it comes to a problem maintaince or anything needed they are fast to respond and well to communicate on helping getting the issue taken care off.

They are the worst at communication. No notice if water will be shut off. No notice if there would be no hot water.

We rented an apt part of a duplex in North Phoenix 13th St and Vista. Lovely apt but ours was the only unit that was remodeled. It was stunning and the rent was reasonable. After our 2 nd year there we had an incident with the next door neighbor. The guy and his friend climbed up on the roof and tried to steal our cable service. All they succeeded in doing was messing up our connection. Cox charged us 100$ to repair the damage and get us hooked up again. We complained to management and they did nothing. When it came time to renew our lease they refused stating we were problem tenants? But the guy who stole from us got to stay. Talk about leaving a really bad taste in our mouth. Who does that? Punishes the victims? Yea Brick, Jake, real professional of you. This was back in 2013 but to this day it still bothers me when I think about it.
