Angela the Assistant Manager has been extremely helpful and is very knowledgeable when I have brought my customers from Valley King to tour the property. I have gotten multiple compliments about how kind and helpful she is and I just wanted to leave this review and tell whomever is in charge that she needs a raise! Top notch performer!

The maintenance Greg did an awesome job installing new Dishwasher and changing the old kitchen faucet with a new faucet that would work properly the old one was causing a lot of problems truely appreciate Gregâs work .

Just donât do it!
1. Roaches appeared two weeks after we moved in. Lo and behold after talking to the neighbors, the entire building was infested with german cockroaches. We have never had cockroaches in life - stay away!
2. We moved here because the rent was a little bit lower than where we were staying before, expect to have a utility bill on top of your rent of $200-$500. When we moved out, we had a $512 utility bill! This is not for APS. This is for water and about 10 extra fees that were not outlined when this new company took over. Now their website states it clearly. Rent for 1400 turns into 1900 very quickly! They also started charging us for a washer/dryer that was already inside of our unit that was included in our rent.
3. Donât expect them to answer the phone. If they do, there will be a woman, that never has an answer to anything! She will direct you to the manager for an answer and tell you that the manager is in a meeting. She is always in a meeting!
4. We moved out Sunday August 24. It is now October 14, we are expecting a small security deposit back and it has not been returned. Their excuse is that they changed systems, however, Arizona law states that the security deposit was supposed to be returned 14 days after we move out. Update: security deposit received back on November 10 after 80 days.
5. The homeless population in the area is not great! They get into the gates before they close and camp out in their cars in a gated community. Also, they sleep behind the dumpsters, so make sure that you are on high alert when you were taking your trash out at night.
6. They will ask you to write a review after getting maintenance done.
7. The only reason I am putting two stars is because their maintenance supervisor was kind and helpful to us on the day that we moved out. Jesse is the only decent thing about this community.
Pro-tip: if you are looking for the email and phone of the regional manager, Amanda will not give it to you. She will say that she cannot give you his phone number. That is not true. The corporate office gave it to us.

If you want to wait 3 weeks to get your shower curtain put back on the wall, if you want to wait two plus weeks or fluorescent light bulbs and if you want cockroaches this is the place for you. I've been complaining about cockroaches since I've moved in in January this year. The management here is inadequate. They will pass the buck onto their employees. Blaming them for mistakes. Pest control will spend a total of 2 minutes in your house unless you physically direct them. I have several videos of the pest company being in my house for 2 minutes to spray for cockroaches. If you ask for her superiors information complain, you will get the wrong information. If someone over Amanda reads this and would like to get a hold of me please do. I will not be paying rent till my cockroach infestation is dealt with.
Update on 9/26/25
I still have roaches And I have met all the requirements to have the county investigate these horrible conditions I'm living in. I still have not heard from anyone in upper management, even though their comments said they will reach out to me. They never did. They have my email, my cell phone number and if the apartment complex is able to text me I'm unsure why they are unable to get a hold of me. I feel like I am being targeted and treated worse by the front management because of my complaints. They had me empty out the entirety of my cupboards, kitchen, bathrooms for a deep cleaning that they don't even do when tenants are living in the unit. The company that comes out to do the pest control doesn't even do that level of deep cleaning. So we empty everything out for no reason because the management here said we needed to. That's petty, that's rude and to me that seems like a retaliation. It was recommended to me that I pay my rent and file with the county so I've been doing that. I cannot wait until the county fines this complex, has them pay for me to move and gets my money back. If this company thinks I am not able or capable of taking legal action, they are about to find out. I have all kinds of things documented, I have video and audio recordings. Don't ever move here.

I had been emailing Amanda prior to the first week of September to no response we had a correspondence on that email so I know it was valid still no response , tried to come in setup a promise to pay on the first of September caught them at lunch. They had an email on the door emailed that no response the office sent out an email saying there will be new emails to contact office emailed both of them to no response was finally able to get ahold of Amanda coming back from work they still had out to lunch sign up door was locked I knocked until she came out was finally able to set up the promise to pay but they had already put the note on my door saying if the remainder isnât paid Iâd be evicted, go figure canât answer calls or emails but theyâll come to my door to leave a note. On top of this I asked Amanda for the regional managerâs email she gave it to me just emailed him and the email address is incorrect looks like they donât want their higher ups finding out about how horrible they are at their jobs.

Beautiful apartments with new management! Lovely grounds with lots of grass, and even a small dog park. They also feature big, white windows and brick accents on outside . Looks more like up north than Phoenix! All the employees are supper friendly and accommodating. John, the manager, is especially willing to work with you on almost everything. The maintenance staff is courteous, respectful, and always eager to address your concerns! The neighbors are also very friendly, and there are lots of other doggies for mine to socialize with. So far, a great place to live!

Lived here for 4 years and 4 different management companies, all slightly better than the prior one, but I gotta let the people know, since the most recent company took over my rent have nearly gone up $250 in just FEES. They forced me to get a washer/dryer, cool appreciate it, $50 extra, common fees like grounds keeping, basic upkeep, water/sewage/trash, all increased, offered online rental insurance for another $15, now, they threaten to charge their residents for fixing their entrance gate. Appears all they care about is squeezing money out of the ppl that live here, also, Iâve noticed a lot of ppl moving out of the community, hard to say why, but it may be rental pricing or something else. I like the area, and they are attentive to needs if you have any issues, our maintenance team is top notch, the continued added fees are getting frustrating is all 3stars only for that.

This place used to actually be affordable but ever since new management stepped in, things have gone downhill. My water bill has been over $100 every month because they charge the tenants for the sprinklers that run constantly throughout the day. When we moved in (June of 2023) we were told that our water bill would be based on our individual usage. That has very obviously changed. Theyâve also added on random charges that are absurd. There are common area maintenance fees that are over $40 a month so far and I was informed that those would fluctuate based on how often the gym or pool were used. Thereâs also a separate common area maintenance charge that is another $10-$20. Thereâs a fee called Foxen that I donât even know what is for but thatâs another $15 a month. Everytime I turn around it feels like I am being charged for more and more, but my apartment still looks like a shitty old apartment. The complex itself is pretty and well taken care of but the individual units are not. Every issue we have had in our apartment has been patched up with a bandaid and not fully looked into. Weâre being charged over $1800 a month for an apartment that is old and outdated. Itâs insane. Luxury prices for outdated apartments. My boyfriends truck also got towed for reasons unknown and the office was not very helpful with that. We had to pay $160 to get the truck back and when we asked why it was towed, nobody could give any answers. We asked management if they could reimburse us or knock $160 off our rent for that but they wouldnât and just insisted they didnât see any of that money so itâs not their problem. Iâve never lived in another complex that has towed vehicles as often as this place. When speaking to management they are kind and act like they are understanding but they cannot give any answers or solutions to the problems brought up to them. I should not have to pay for yâall to run the sprinklers all day and night. Thatâs not my water usage. The âgymâ we have is the size of my bedroom and only has 4 machines in it. It is also barely used. So why am I paying for itâs âmaintenanceâ. Feels like the new management company came in very money hungry and just wants to screw people over. Thatâs nothing against our actual front office personnel because I know they cannot control that. Itâs just sad that itâs gotten this way. I wouldnât be as upset paying these prices if I had a unit I felt proud to invite people to, but the one I have now is so outdated and looks trashy because of past shitty paint jobs and peel and stick looking countertops.

Whenever we toured the property we definitely fell in love and knew this was the home for us!
