*Homeowner here*I once used this company to list my rental. I recently became a Proud First Time Homeowner. I wanted to avoid a financial bind and to avoid having to cover this mortgage in another state, so I desired a decent tenant. At first, Kristy and her husband left a good impression. They indicated a few minor touch ups and the house may be tenant ready.Here is when ALL the problems began:They almost never answer calls; you text them. Even then, you never get clarity when you ask questions. Kristy is condescending when you’re new to understanding the landlord process. People hire property managers because they do not know the laws or the market and trust the PM company’s knowledge. They had all but refused to list my property until I had it cleaned and painted(which is understandable,) even when I had a private party clean and paint the unit and it still wasn’t good enough in their opinion.They eventually listed the property, (Zillow didn’t even have pictures of the interior and it appeared to be a low quality Google maps image.) This was a huge problem because I’ve used Zillow for all my purchasing and rental needs. I spent months and thousands getting the property close to where they wanted it (including covering the mortgage.) They showed no empathy or patience towards a first time homebuyer who was in a bit of a financial bind and who doesn’t know all the ropes. I’m guessing their bigger or richer clients get priority. The moment I asked that they reduce the rental price to make my property more competitive, they cancelled the contract. The property didn’t have any electric or running water because that was to be activated by the new tenants, the unit had very good lighting for showings. I’ve saw several units over the years where the utilities were off, that’s an extra expense to the property owner. I am in entirely different state and now have to start this process all over. With this being said, DO NOT BE FOOLED by the first impression you receive. You’re just another dollar to this company and they do not want any hassles.I’m sure Kristy will respond to this review with some condescending altered view of events. However, this isn’t the spirit to have. Your clients are your business.My unsolicited advice is: Do not take smaller (less knowledgeable clients,) if you’re not equipped with time to handle them. I think this company has too much on them to handle anything that takes a little extra elbow grease.****UPDATED**** January 31st, 2024 This is my response after the owner responded.The first sentence in your response appears to lack 'client centeredness.' What about your clients interests?I appreciate your view and I will respond individually to all your points :1) I was happy, ready, and thrilled to be a landlord. This is why I hired you to help me navigate my options. You didn’t give me that chance.2) You're correct.3) You consistently did not respond to me. My phone records contradict your statement. Including the time that you hung up on me and texted me saying you'd call me back.4) You refused to lease the property until I had the locks rekeyed. I was paying the utilities for 7 months and instead of showing tenants the property, I felt pressured into making repairs before you'd show it. It would not have caused you any issues to show the unit to leads in the meantime. It would have been perfect once rented.5) You do (or your listing service does) list on Zillow and it seems you may have deleted the information on Zillow a day or two after this review. (I have your Zillow listing on record.)6) I paid the utilities for about 7 months. You never offered to show the unit and rather stood back and watched while I funded all your recommended repairs.7) I had just bought the home. Funds were limited, not obsolete. You knew this. You never suggested getting the property on a lease and using those funds to cover minor repairs that were needed. If you would have, we could have showed a tenant the house when I had the utilities on the first 7 months. This isn’t good business.

Not only were they knowledgeable and professional, they went above and beyond helping us get the house ready.Kristy is very personable and easy to work with. I felt like she always had my best interest in mind. Not living in Pine Bluff and understanding the local real estate market, I found her advice and recommendations helpful and timely.

Yes all the other comments Are correct they suck. I toured applied and sent all documentation and payed the $50 each fee for a rental property they had the 1st day it was listed. They emailed me that there putting it on hold and they will get back to me. Only for a week later for them to tell me somone else had applied and been approved and that I was going to get no refund.
