I will start with the positives. The leasing team/resident services team are fantastic. They are very friendly and responsive. They do their best to help you. The grounds are well maintained in terms of landscaping. Schools are nearby.
The first negative is that the maintenance team, though friendly, seems to do what they want without any set procedures. At most communities that I lived in, the maintenance team would notify you if they need access to your apartment. If there is an emergency, they would notify you with either a notice on the door or a phone call/e-mail that they had to enter the unit. That is not the case with the maintenance team at the Aventine. A team member entered my unit without any notification prior or after the entry. I noticed dirty footprints on the floors and dirt in the bathtub and knew someone was in my apartment and had to call resident services to get more information. Another example of the lack of accountability is that a maintenance team member took over a month to complete a service request. When he finally arrived, I asked him why he didn't follow-up and he said that he just forgot, even though he was contacted by resident services twice about the service ticket. The last issue with the maintenance team is that, with the exception of the manager, the rest of the team does not wear the disposable foot covers when they enter your apartment. They track dirt in on the floors and carpets, and also just noticed some discoloration on the carpet from some type of chemical they had on their feet or spilled during work order. Just another example of how there doesn't seem to be protocols, since the staff does not follow the manager's example with wearing foot covers. Having a reliable and trustworthy maintenance team is a key aspect of great community living and so that is why this deficiency weighs heavily on my overall rating.
Another drawback is that you really hear everything from neighbors, so it's just luck of the draw as to who you have as neighbors. The one thing that I found disturbing is that every time the tenant below me walks, I would hear creaking/cracking sounds, like when a home is settling. I would be awakened in the middle of the night by the creaking because it sounds like someone is walking in my apartment. The resident services/leasing team does their best to help resolve any major disturbance issues.
Trash and recycling containers are overflowing most of the times since the Waste Management truck seems to come once a week to pick up the trash.
Response to Owner's/Management Team's Response- Maintenance stopped by to explain the reason for the unannounced entry AFTER I contacted resident services to inquire about the dirty footprints and dirt in my bathtub. Also, maintenance indicated that they received the service request for the active leak on December 24th and did not respond until midday December 26th, indicating to me that it truly was not an emergency and providing ample time to notify me. At the very least they should have notified me after they entered the premise, without me having to make a call, which then resulted in a visit from them to explain the reason for the entry. I really am surprised that the Management team is trying to validate improper actions taken by maintenance, as opposed to taking accountability and try to rectify ongoing maintenance team issues/concerns (no set protocols or not following protocols, slow or no response to service requests, never wearing foot covers when completing work orders, etc.).

I've been living at The Aventine Apartments for almost four months now and have been very happy with everything. The management team is wonderful, and whenever there has been a repair issue or any other issue it has been addressed promptly. In addition, it's a very quiet apartment complex with ample parking for guests. I highly recommend these apartments if you're looking for an option in South County.

Everyone in the office is super nice! Specifically Megan was absolutely amazing and a huge help with answering all my questions and making me feel comfortable to do so!

I recently moved to Aventine. I worked with Danica for my move in. She is awesome. Other office staffs are great and supportive. Neighborhood is good, kids friendly walkable middle and elementary schools. Great experience at the Aventine so far!
I'm yet to get experienced with maintenance team.

Lived here for a year. Got nothing, but love. Office staff is great. Maintenance staff is great. Parking is never an issue. All the amenities are in working order. Great experience at the Aventine!

I’m certain that anyone who visits the Aventine at Aliso Viejo will be impressed with the fair pricing for the area and associated amenities. I was originally interested in a nearby apartment complex with similar floor plans but the pricing and leasing office staff pulled me into these apartments instead. I value efficient and personable communication with apartment management teams as it can make or break any apartment complex. If you have ever rented before, you will understand what I mean. I am undoubtedly going to have an easy time with payments and maintenance requests here.
I recently had the pleasure of working with Danica, the leasing agent at Aventine at Aliso Viejo, and I couldn't be more impressed with her exceptional service and hospitality. As a busy mom with a hectic schedule, finding a new apartment could have been a stressful experience, but Danica made the process incredibly smooth and convenient. She went above and beyond to accommodate my schedule. I go to school for nursing, my husband is a firefighter and my son is homeschooled. Despite this, Danica ensured every step of the leasing process was convenient for me. Her professionalism and friendly demeanor made me feel valued as a prospective tenant. Not only did Danica make my experience stress-free, but I was so impressed that I have already recommended Aventine at Aliso Viejo to a few close friends who will be looking to move into a new apartment complex in upcoming months. I am confident that they will receive the same service that I did.

We have lived here for 5 years and it has been a great place to live so far. Martha, Megan, Melissa, and Vanessa in the office have always treated us well. Safe area and the grounds and property are kept up very well.

My partner and I have been tenants here for a year. We love the over all homey feel of the complex and how helpful the maintenance staff are. Management is great too, Megan always listens to my needs and takes the time to find a resolution if needed.

Shout out to the Ladies in the office here. They are very kind and caring. Anytime I stop by they offer cookies and coffee and know me and my family by name. They have such good energy and always brighten my day!!!
