Very nosey management. All up in your yard taking pictures and always in your business. Overheard management trying to get plumber to say that the break in the main was our responsibility but plumber stood firm and said he would not be a party to that deceit. Gave the man a 40$tip!!! Go somewhere better.

Trying to sell a trailer in this park is impossible. Management is completely unprofessional and consistently hangs up on realtors and perspective buyers. They use an answering service when not in the office and never seem to get back to you. So perspective buyers need to complete the application process with the park before the sale of the trailer can go forward and the park management does ALL they can to make that process difficult for everyone involved. I understand trying to keep riff raff out but they shouldn’t make it impossible to sell.

1.5 stars, Community Relations: I bought tickets to a local Halloween convention and set up a raffle so winners could meet special makeup effects artists from the Face Off show on SyFy Channel and get a photo opportunity with them. I drafted a flyer, sign-up sheet, and offered to host a small Halloween event and do free Halloween makeup (I run a well-respected film makeup business, pandora-fx.com) and bring candy, drinks etc, indoors or outdoors (some renovations were finishing). I couldn't get any help disseminating the info to the residents. It's halfway through 2018 and we don't have a hosted site, page on Facebook, or any common means to speak to each other en masse. Next Door app is quiet, though I jumped through hoops to log in (there was a warning about a child molester living here, so I had to submit extra ID to get in). I was told I could go around by hand and pin-up flyers to each home. It would be so much more logical to approve a community newsletter or announcement than to suggest walking onto every individual property. I wouldn't mind so much, but I had a newborn at the time, so I did it anyway, but it was hot and each meeting with a neighbor opened up long conversations, plus you know how babies are. I made it to approx 28 houses in two days and eventually just had to prepare my company's work for the convention. I had a winner anyway, my new neighbor and he gifted them to a family he was friends with. I really hope to see better going forward. Communication blocks to connecting are large, but I am seeing an announcement for small events 3 times in a row now, so I DEFINITELY expect to see improvement on this. 3.5 stars, Appearances: The park went downhill during a period of middling to poor management in the 2000's. It wasn't until Teresa showed up that it's turned around. I'd be happy, but it's like being emotionally held hostage in your home on a regular basis, waiting for the next attack to come. Dramatic? They regularly walk onto my lot and take surveillance photos and attach them to 7 day notices. It used to be you fell behind, you got a 30 day notice, you cleaned it up, the end. Now? It never ends. Flashback to Fall 2017: we'd just received a "free" fence from the park (read below) when we get a 14-day notice to trim our bushes. "Trim", not "cut". We took days, finishing it 1 night early on the 13th day. The morning of the 14th day she emailed me: "Good morning... I'm sorry but I do not have referral to offer you for landscaping but I'm sure there are several in the park.Thanks". No mention of any landscape-related problems, or that the work I had mentioned to her was considered insufficient and a crew was en route. I get a call from my mom after 10am asking me to help, the crew was there to finish the work, at $175 cost to us, against our will. It was the morning of the 14th day; I told Teresa I'd be right there, that I was just a half hour away and would come to finish the work. She proceeded anyway. My mother gave up and asked the crew to do other landscaping so we'd get our money's worth. Teresa claimed my mom was fine with it, but I told her I was called because she was not. I took photos: the bushes were cut down until over 2" thick limbs were being cut, at the height Teresa requested. Literally, they should have specified the exact height so I could have determined the proper equipment. At that price, I would have said send your crew, it's cheaper. Over a year ago, the current manager Teresa cited us for having to remove a fence. Discussing it, she told me how "crappy" it was. I showed her 16 years of photos of kids sitting in the fence (yes, I always told each generation to stop, leave the fence alone, don't pull it apart, etc) and a live video of former manager Jesse's handiwork flooding the yard... well, respectfully she agreed to look into it. A short time later the pipes flooded the yard. Not long after, she had a crew show up with no notice
