My husband & I had a very difficult and long paperwork process to our home buying journey and we could not have asked for a better lender than Land Home Mortgage. Betty handled our VA loan and helped iron out some issues we had! She was willing to listen to us and our story. We felt seen and truly helped. If it wasn't for her patience, and Land Home Mortage willing to go the extra mile, we would not be in our First home! Thank you so much! We worked with the Southwest Florida branch.

I initially started with LHFS in Yuba City when Ben Banghu was doing their loans and he was always amazing and efficient. Then I chose to loan on one home and purchase another a couple of years ago and went with a lender in Concord during COVID as Ben B moved to another company. I found out recently (2 mos ago) that all my mail has been going to a renter on a completely different home. She has been throwing out (or going through it opening it and then throwing it out?) a section 8 renter. So I contacted the Lender and he sent a change of address on August 5th to LHFS. I got a packet about 2 weeks later with all my statements and NO 1099?!?!?!?!? I called again, again and again then was directed to their WEBSite where the form listed as a 1099 is the WRONG HOUSE ADDRESS under the correct address I'm looking for. I will NEVER take out another loan with this company EVER!!!!!!!!!!!

They stole money from me systematically. AVOID!!! They have a online payment system that has bugs that will charge you late check fees if you set up auto payments with them. When I contacted customer service they admitted to me that everything was set up right and that they did not know why it was doing that. Follow up emails and phone calls resulted in vague responses with no real answers to why they are still doing it. They refused to remove late check fees. I'm refinancing to another company a soon as i can.

I would give 0 stars if I had nearly 2 years of payments just magically disappear and it was my responsibility to find out where they went . Said they didn't receive money orders but looked them up and said they were cashed .. But it's nearly impossible to get straight answers from anyone. I really hate this place worst ever have had nothing but trouble from them would not recommend

We have been working with Eric O'Connor for almost a year. We had some permit and building delays. Once our house got done Eric kept telling us everything was good to go and he was waiting on one more document. After 2 months of waiting for that document we found out Eric left the company. We contacted Nick Morgan VP of Western Sales. At first he was so nice and was going to help us. Our last call with him he said " we are waiting for one document". We now realize that not returning emails, text and phone calls is a company problem. We have our dream home and financing with Land Homes has turned into a nightmare. We don't want to have to start over with another company! We are so disappointed and just don't even know where to turn to! Nick please answer!!!

Without question the worst company i've ever dealt with. Clearly i should have taken the time to check reviews as obviously i'm not the only one whose had the same experience. Such a shame people like this are out there making an already difficult process so much harder than it should be, or has to be. Only bright side was after they jacked us around for over 2 months, only to deny us the loan they assured us over and over again was, 'moving along fine"......we ended up far better off than we would have been with a mortgage company that we'll actually be able to count on in the years to come. Grateful we got out before it was too late.

This lending company is a nightmare. 1 star is about 4 stars too many. Consistent hour plus hold times with customer service and then employees who can't solve your issue. Twice I've been on hold for 90 minutes only to be sent to a survey line. Promises that they can't keep are common. Stay as far away as you can.

Continues to be the worst experience in loan servicing I have ever experienced. I would strongly encourage you to do your due diligence in seeking support for your financing or refinancing efforts. I did not understand enough of the process and tried to give my business to a personal relationship who elected to part ways with Land Home Financial Services after processing my loan for the extreme challenges he experienced in working with them. As a customer, the experience has and continues to be terrible. I was forced into a COVID relief extension program I repeatedly asked to be removed from. I have had multiple automatic payment attempts lost or gone missing. Each time I am left to an hour or more on the phone trying to get to a representative who ha to escalate the discussion from one to the next and I lose more time trying to manage a professional relationship I never know could be so costly. Aggressively pursuing new lender options and at this time, getting out from the horrible customer support and service of Land Home Financial will be a huge positive in support of simply refinancing for today's rates and a new professional relationship. Aiming to earn an award for the WORST Customer Service .

LHFIS was still processing our loan 55 days past our escrow period and the owners relisted their home. Had we known, LHFIS was going to drag their feet for that long of a period, we would have gone with a different lender. Luckily, we are not homeless but had it gone further, that may have been the case. I called Dave Hoffman, manager at LHFIS, to talk to him about that and he scolded me like a child, deflected, wouldn't engage in a conversation with me and referred me to my broker instead. If you leave a voicemail, they will not return your call. Terrible customer service. Final straw, once we thought we were going to close and were told we were close to closing (almost daily) for a month, they added more contingencies. At that point, the house was already relisted. We were also always timely re: contingencies and paperwork, on our end. So we are going back to the old drawing board and starting over with a new lender. Thanks for helping us lose this house. Shame on you LHFIS. 5 stars=fake review. I'd give you zero stars, if I could. I would NEVER use you again. you are a lousy service and lender. Do yourself a favor and steer clear of this company. THEY SUCK!!!!!!!!!

My husband and I had been talking about buying a home for a while now, but we were content with waiting until we were in a better place financially and credit wise. When we mentioned renting a home for almost $4,000, our parents referred us to a realtor to begin possibly looking for homes. After one call with the realtor, he referred us to Derrick over at LHFS. We talked and he was able to get us approved within a few days, also stating we were approved for the Government Down Payment Assistance Grant and factoring in into the approval letter. At no point in time throughout this entire process did he state we were NOT approved! After finding a home we wanted to move forward with, we entered escrow with Derrick and LHFS on August 13th, 2020. Every single day after that, we were informed every week that things were moving along fast. Every form that was sent to us was perfectly completed in a matter of minutes on our end. They never had to wait on us or the sellers. The broker NEVER informed us of ANY ISSUES WHATSOEVER!!! It wasn't until September 25th, after the seller and I threatened to end the process and back out of the deal due to things taking way too long to close, did our realtor FINALLY inform us of the brokers LIES! Turns out, we were NEVER APPROAVED for the Government Down Payment Assistance Program and that he had been constantly resubmitting the documents every week, changing financial and other information on the applications constantly, in hopes of eventually getting an approval. As we and the sellers became more and more stressed dealing with financial and personal obligations, he had little concern for us while he continued to try and play "hero". He was completely UNPROFESSIONAL, and IMMATURE in handling this entire situation with dishonesty and deceit. We are STILL, to this day, October 2, 2020 in escrow! We have been informed that particular broker is no longer on our case and has been tasked out to another. Even with this change, we still have not closed! We can't believe that something like this would happen with NO actions being taken at all! We have not been contacted by anyone from LHFS and when I call and asked for a response, no one responds. We hate to leave the home behind, but we are tired and over this company. They have proven their worth and have shown their true customer service! All we want is to close TODAY!!!! Or tomorrow Saturday at latest, with keys in hand! After almost two months in escrow, I do not believe it is asking too much!

I just received the rudest response from Loan Officer Kim O'Neil due to us choosing a different lender. It was the most unprofessional experience, and I will NEVER be using her or this company ever again.

Same issue as others on here. Rejected my payoff wire transfer twice by their bank. Multiple calls to solve the issue with no success while being disconnected on more than one occasion. I feel like they don't care to assist their clients and they're too lazy to take the time to do their job correctly. I was told by the to call Bank of America for wiring help. After over an hour on hold, BOA tells me that they can't help me and the mortgage company is thier client and needs to call. I relay this to Land Home and the agent tells me they can't see were I sent the wire. Exactly why the agent needs to call BOA and find out while the beneficiary name isn't matching. It would have been that easy. The agent not understanding, asks if I'd like to escalate the issue. I of course agreed and was promptly disconnected. Poor service, hard to do business with. Do not recommend.

There has really never a better time to refinance for us, and she helped us get an incredible rate, far better than I ever expected. I know we can be challenging people to work with at times, and she never once made us feel like we were a burden to her, or taking up too much time. Liz was an amazing loan officer to work with! She was very patient, and she taught us a lot about the home loan process that we didn't know before. I truly believe that getting to know Liz when i did, was meant to be.

I'm a Real Estate investor. I've had mortgages through many different lenders. Land Home Financial Services has been one of the very worst. Every year they send me a notice that my insurance policy has lapsed and they purchase a policy and bill it to me. Every year I provide them proof that there is a policy in place that has not lapsed. At the end of the year I find that they didn't ever cancel their policy. When I call they say they never received proof of my policy. And then I resend it to them. For 2019 I sent proof of my policy 3 times to the email address they provided and they never got that to my account. Now I'm sending it to them for the 4th time. They waste a tremendous amount of my time and are difficult to work with. I will not get another mortgage from them.

This company is awful to deal with I called 6 times for a payoff amount. They make it difficult every step of the way and when you try to do a pay off amount they reject your etf from your bank then say that I need another etf they charged me additional fees for the whole ordeal and kept accruing interest after rejecting the payment makes everything so difficult they don't return calls or anything
