Really average. Old Hotel and breakfast has not too many options. Service good. So there are another places to stay.

Room was clean, nothing exceptional but it was a quiet and pleasant night. Breakfast was good. The hotel itself was very quaint but the parking was a little weird, limited space in the lot but they offer a small underground garage with an elevator. I probably wouldn't opt to use it if I were by myself but it was fine with my husband. There's a cute balcony for sitting outside, would probably be a nice place to smoke if you need one.

TV didn’t work for most of the stay. Guests next to us were extremely loud and kept us up. Plumbing was shot. Breakfast was gross. Basically paid $600 to live like the amish. Jacuzzi was a nice touch.

Don’t be fooled by the managements seemingly kind and understanding responses. Stayed here with family (in case management says they can’t find my name registered). I’ve stayed in good and bad hotels all over the world. This was, by far, the most disgusting, trashy, poorly located, scary place I’ve ever stayed!1. Transients greeted us upon arrival and asked which floor we were staying.2. Our adjoining room (not with our party) banged on our door all night and went in and out of their room slamming the doors.3. The hotel is being refurbished (we were never informed until arrival). They are replacing carpet pads and carpet. We attempted to take a nap at noon. We couldn’t sleep with all the noise.4. When we returned from lunch out, we were met with the inconvenience of no water. I called the front desk who told me that they called all the rooms to inform them that the water would be off for twenty minutes. There were no messages on our phone. He acted as if I was inconveniencing him since I wasn’t in the room to receive the call!5. They were no good blankets. The room was either hot and humid or cold and dry.6. A/C was loud and antiquated7. Location was in a terrible area with transients everywhere!8. Location was on a one way street and was very difficult to access as was the roads to the beach that is not even close to. Close to fairgrounds.9. “free” breakfast was a joke. Coffee was absolutely horrible!10. If you’ve ever been to an area that rents rooms by the hour and the week, this is of that type.11. DO NOT STAY HERE OR ANY HOTEL ON NEWPORT BOULEVARD! It wouldn’t be worth it if it were free!

The water pressure for the shower could be stronger. Breakfast is from 6-9 and need a little more selection.

Worst experience of my life at this so-called upscale property. I have traveled my whole life and have never been so poorly treated, whatever happened to customer service? AVOID THIS PROPERTY AT ALL COSTS!!!!

The stay itself was not bad at all.. the bed was confortable and the check in staff was very friendly Besides the fridge being incredibly loud my main concern is the customer service here. Booked a room through booking.com and said the room came with a hot tub but when I got to the property that wasn't the case and was charged more. Instead of fixing their own listing with the listing site, this man naj attacks the customer instead (see pics) so buyer beware

Worst place I have ever stayed my whole life. Talk about no customer service. Booked this room online paid for a room with a Jacuzzi tub, upon check-in, no Jacuzzi tub. I immediately went down to talk to the front desk manager and they did not want to do one single thing to accommodate my needs, but they certainly did not hesitate to take my money. Find another place to stay, no customer service no return visits and will certainly be posting everywhere. I can about avoiding this place to stay in the future.

This is one of the worst properties I have ever stayed my life. I am a world traveler. Booked this through booking.com paid for a room that shows a Jacuzzi tub and they refused to look at my reservation or even compensate me by downsizing my room to a room that should've only been $80 a night if that. Avoid this property at all costs even the front manager Would not even compensate me whatsoever., Save your money there are plenty of other reputable places to give your hard earned money too, do your research. I sure wish I had.

I left before my stay was over even though i paid for the full stay. I found the location not that great, did not feel safe walking around the area, not much to walk to either. after a few days the water was not working in the room, toilets not flushing. The buffet looked horrible but there is a starbucks just a few minutes walk away. front desk staff were not friendly. They are under a renovation but my room was really old and the bathroom fan was sooooo loud that i quickly went in and out of the bathroom so i didn't have to have it on. One thing it had going for it was it was clean, at least the bed was. Would not recommend. Switched to another hotel that was half the price and gorgeous for the rest of my stay!

My hubby and I enjoyed our stay here with a couple of reservations. Pros: -Close to Newport Beach -There's a dispensary just two buildings over -We were able to do an early check-in -Free hot breakfast 6:30-9:30am -Convenience store located next in the lobby Cons: -The place is currently under construction. They turned off the water for about an hour during our stay. -Loud neighbors (not really the hotel's fault but just something we noticed) I'm happy to hear the place is getting renovated because there are some aspects of it that need it. I won't go into too much detail but things like the carpet and interior of the rooms. The room we stayed in was perfect for us. The king bed was comfy and so roomy! We liked that it came with a pull-out bed. There was also a fridge, a dedicated desk area with a coffee machine and TV with local channels. Everything was in good, working order and the room itself was very spacious. The AC was somewhat functional but hopefully they upgrade these too. The lobby area is really pretty with the chandelier. The staff was helpful and friendly. Can't wait to go back to see the renovations across the whole place!

A very pleasant hotel. Everything I needed was provided here. Very good breakfast in the morning, great conditions for exercise and recreation at the swimming pool. What is important and I must emphasize this is the perfect room in which I slept. Clean like home, everything needed was prepared clean and fresh. It is also important that the hotel offers a shuttle bus to the SNA airport in Santa Ana.

Dark room old outdated furniture felt like I was transported to the 80's. Hollow hallways you can hear everything. Maintenance work was happening, to add insult to injury and that was loud as well. Not my cup of tea. I felt like I paid too much. Not for youthful trendy type people. Stay here if it's the last place left. Front desk folks were nice. Breakfast wasn't worth mentioning but it's better than nothing.
