Southlake Mobile Home Community is an all-ages manufactured home park located in Fremont, California. The community features new 3-bedroom and 4-bedroom mobile homes with fully equipped kitchens, high ceilings, and custom cabinets, ideal for first-time buyers. Its location is convenient, with nearby stores, freeways, gas stations, and good schools, and residents have been happy living there for over 10 years. However, some concerns have been raised. Space rent is considered high and continues to increase annually, with additional charges for trash and water costs. Security is a notable issue, as there is no regular presence of security personnel, and residents have experienced multiple vehicle break-ins, thefts, and incidents involving suspicious activity. Past security patrols provided some safety, but recent increases in homeless activity have made safety a concern. Residents wish for better security measures and amenities, such as weekend pool access and evening security, especially considering the high rent they pay. Overall, Southlake remains a peaceful community with many nearby amenities, but security and cost concerns are important factors for current and prospective residents.
I have lived in the park from 2000. I've seen managers come and go. This one now is one of the best ones. She truly has the Park and the resident first in her heart. Some of the people here who have been getting away with SHIT for years are upset because now they are being asked to follow the rules. She's a KEEPER.

They could do better but I can’t complain compared to other mobile home parks.

The location is pretty good. But space rent is too expensive and still increase 3%/year. Trash cost is separate charged and water will so so later. So space rent will not include trash since last year and water in future.
