I lived in this apartment for 6 years and apartments are really clean, calm, and quiet. The location is very good and is very close to the market. The assistant manager (Angie) is very cooperative it is just that she is strict with her rules and regulations. If you abide by the rules , she is really nice and kind. Maintenance and other services are also very quick and efficient. I would recommend living here.

When my fiancé and I moved in the apartment was not in move in condition. When we moved out they did not want to give us a lot of our deposit back. The management was slow at getting anything done and most of the time when we had a question or concern they did not know and would take weeks or months to get back to us. Out of the 3 apartments I have lived at in Fresno Villa Lucia was by far the most unprofessional and rude.

WARNING: Double/triple check their work/application processes and get verbal/written confirmation that everything is set prior to scheduling your signing/walk-thru. (EVEN THOUGH ITS THEIR JOB)Angie and the management team failed to do their due diligence and thoroughly review their guidelines. I had a set move in date for 7/28 at 230pm. Just for her to EMAIL me HOURS before saying my dog is under the restricted breed list. They were so quick to accept our application/deposit about a month and a half ago but failed to let me know that from the beginning. After applying they mentioned I'd be receiving an email about 1-2 weeks prior to moving in with details about signing of the lease, total $ to bring etc. but I had to be the one following up on receiving that email. Which I ended up receiving the DAY BEFORE my scheduled move-in date.And yes, I had asked about my dog's breed being restricted with another woman when I went to the tour and she said she would be fine as long as I include her in the application (which I did)...I guess you can never be too sure. Something so simple could have been avoided had they thoroughly done their job. I'm pregnant and moving from Anaheim, CA. Being frustrated is a huge understatement. This was truly a blessing in disguise.I do not recommend applying here if you want to confide in management and are expecting professionalism.

My brother and I have been living at Villa Lucia for close to four years now and our experience has been overwhelmingly positive. The complex itself is gated and well kept. Another plus is that it’s dog friendly. Overall, the atmosphere was great! It’s a quiet complex and we loved that. It’s also conveniently located.Management and maintenance were top-notch. I would usually talk to Angie and she was always nice, understanding, and communicative. She was my favorite staff person to interact with. Maintenance was ALWAYS on it. If I had issues with my unit, it was always resolved within 24 hours. I had AC issues twice and both times the issues were promptly resolved.Overall, Villa Lucia is a great complex. We’re sad to leave because this has been our cozy home for so long now. I don’t understand the negative reviews but if you’re considering Villa Lucia, I’d say go for it. You won’t be disappointed.

There are a few pros and cons about this apartment complex. The worst part is the parking and cockroaches. You will see a lot of cockroaches in the summer time. Inside and outside, specially at night. I tried numerous ways to control this and nothing worked. They do offer pest control services at no charge. The parking is horrible. Your guest can park inside during the day, but not overnight. The apartment does not give parking passes so they have to park outside the gate, which sometimes can be very far away. Sometimes they will tow your car, after a few warnings. For the price you're paying they should upgrade their landscaping it can use an upgrade. Also, they have strict rules when using the pool, which is understandable. Rent goes up every year so expect that. The positive things living in this apartment complex is the size. For the price you are paying the size of the apartment is spacious. The master bedroom and guest bathroom are big for an apartment in my opinion. Washer and dryer are included so you do not have to travel to do laundry. The place is quiet and the area is nice. Work orders are usually done right away. If you have children, the park is right across the complex. Shopping center and gym are down the street. That is something I enjoyed. A perk is no charge for water and trash. If you have pets there is no monthly charge for it. Other apartments in the area do charge for this. I never had issues with the customer service. I wouldn't say they are the most friendliest, but they are helpful.

I moved in to my apartment and was pleased with my experience here at Villa Lucia apartments. The staff is super friendly and kind and any maintenance is done in a timely matter. I love my apartment and the fact they have p*** stations for my dog makes it more nice. I able to clean my dogs mess with all the doggie stations. I had no problems with homeless as I was in my old apartment its so peaceful. I love living here I give it five stars!!!!!!

Looking for my first apartment, and by these comments it seems like a terrible place to live! Seriously, people are paying money to live in a nice place, not to be disrespected by management. I would NEVER move to a place where I’m paying to be mistreated. Do better Management!

I would like to share my personal experience about living here . this place is very good to live and the surrounding is very calm and quiet . but the management or especially the female manager ANGIE (the main one) is very bad and rude . she don't have any ethics or manner how to talk to tenants .i want to add one more thing who ever want to live here make sure read the lease properly before signing it because at the end of the agreement or when the person leaves the apartment she will rob you blind . she wont treat you fair and will charge you ridiculously for the small things . i would suggest the villa Lucia owners to review female employee and consider new the management for this location .

Roaches, terrible and rude management (Angie), nickle and dime you for everything, parking hell if you want guests over or have more than 1 car. Will bill you for ordinary wear items after move out and make sure you get no deposit back. Rent raises to CA maximum every year and if you want to go month to month they increase the rent to the point that you want to move out to not get ripped off. Whatever you do, do NOT rent from these corporate landlords. They only care about every penny they can squeeze out of you. They are owned by Latco Enterprises if you want to speak to the owners.

I lived in these apt before management is trash Angie super rude unprofessional when I left I cleaned the apt carpet everything and they still sent me a bill over exaggerating charging me for everything like seriously parking is trash can’t have no one to visit u unless they want their car towed away wat they need to do is get new management someone that not rude and has ppl skills
