Unethical Management and Invasive Behavior – Do Not Recommend
Our year at Arrive Los Carneros II was marked by discomfort, unprofessionalism, and serious concerns about management ethics. The property manager made our living situation extremely uncomfortable. She spread false and personal rumors to other staff, including the claim that my boyfriend was cheating on me with another resident. This kind of gossip - especially coming from someone in a position of authority - is completely inappropriate.
The property manager also lived directly above us and would knock on our door just for watching TV at normal volume. The walls are paper thin, yet instead of addressing the building’s structural issues, we were made to feel like we had to tiptoe in our own home. Her fixation on us felt intrusive, obsessive and creepy. One would think a middle aged woman has better things to do than to gossip about twenty-something year olds.
To make matters worse, other employees made inappropriate comments about my appearance. The lack of boundaries and respect from multiple staff members was alarming.
After we moved out- leaving the apartment in great condition-they are now trying to charge us thousands of dollars without providing any clear explanation or documentation. They have not applied our security deposit, nor have they provided the legally required itemized list of deductions within the timeframe mandated by California law. They think they can get away with creating these illegal invoices because wealthy foreign international students - who make up the majority of this complex, often don’t question the charges and just pay them.
This experience has been deeply upsetting, and I would strongly caution anyone, especially students or young professionals against renting here.

We loved living here but family matters had us move! When we first started looking for a place in SB we had gone to all the neighboring apartments such as Cortona, Willow Springs, Hollister Village before finally deciding that Arrive Los Carneros was home. What sold us was the property manager and the staff at the time the property manager was Jeuen; she was super friendly and easy to work with. Secondly, the maintenance supervisor William, we had gotten lost in the complex the day of our tour and he was nice enough to show us on the map how to get back to the office. Eventually we got a new property manager Linda and she came in and really clean things up and enforced more of the community living rules. Whenever we had an issue whether it be maintenance or neighbor related she was quick to resolve our issues within a reasonable time frame. Linda is professional but friendly and personable.
Linda, William and Edgar make living at Arrive feel like family which our family appreciated. It was nice being able to live in a community where we felt like the staff actually cared about who we were. Linda tries to make Arrive feel like a community by throwing little get togethers in the common areas for the tenants which I found really wholesome and different from other places I’ve lived, she really makes an effort to make tenants feel appreciated but also tries to give a sense of community. We were incredibly sad when we had to move, it’s rare to find a place to call home that checks all the boxes off: nice amenities, great location, aesthetically pleasing, and great management.
The actual apartment is one of the nicest in town if you’ve actually toured you’ll know there’s only a handful of comparable complexes like Arrive. The appliances are all stainless steel KitchenAid brand, the large French door fridge was great for our family, the separate wine fridge was great too and the in-home washer and dryer was convenient for doing laundry while prepping dinner in the large open kitchen. The master bathroom is large and spa-like with plenty of closet space for two people and the separate toilet room is great for husbands to hideout in! The community grounds are well maintained weekly, the walking paths smooth and clean, the pool and gym are also clean and up to date.
Arrive really is a wonderful place to call home, it’s a quick 4 minute drive to Target or Costco, easy freeway access, close to shopping centers, restaurants, it is also near a lot different schools for kids. The price point is comparable to Cortona down the street with almost the same design but the only difference is the staff. Arrive is more personable, family friendly, more inviting, you can tell the manager Linda loves what she does, has been doing it for a long time and is damn good at her job. We miss living here but if ever the opportunity to move back to Santa Barbara we would hands down come back to Arrive!

Avoid This Place at All Costs!
If I could give this place zero stars, I would. The apartment itself is mediocre at best, but the real nightmare is the management. She is hands down the most unprofessional, rude, and incompetent manager. Getting anything fixed is like pulling teeth, and when you try to bring up legitimate concerns, she either ignores you or gives you an attitude like it’s your fault she’s bad at her job.
She’s impossible to work with, dismissive, and treats tenants like an inconvenience rather than paying residents. Good luck getting your security deposit back without a fight. They charge for normal wear and tear, which is explicitly against California law. It felt like a blatant attempt to take advantage of tenants who might not know their rights.
Save yourself the stress and look elsewhere. There are plenty of better options where you won’t have to deal with someone like their management ruining your living situation.

Just moved into a one bedroom one bath at Arrive Apts! Everything is first class! The management is excellent! Super clean and quiet! Just a minute away from Goleta’s best mall!

Linda Berry, the community manager has been incredibly helpful in getting me approved. She followed up promptly on all questions & requests. She has such an upbeat personality and can do attitude that it was a total pleasure working with her!

Arrive Los Carneros has awesome people working and showing those apartments. I would like to point out two people in particular and their names are Linda Berry and Malaysia. Both women give my wife and I awesome customer service as well as showing us a great place to live. I highly recommend Arrive not only for it's elegance but also for its support personnel both are top notch!!

I have had the pleasure of calling Arrive home for many years, and I can honestly say that it is an absolute gem. From the moment I moved in, the level of care and attention to detail provided by the management team has been nothing short of outstanding. They are always prompt, professional, and genuinely invested in the well-being of the residents, creating a welcoming and supportive atmosphere that makes living here a safe and lovely space to live.
The building itself is impeccably maintained, with common areas that are always clean and inviting. The amenities offered are top-notch, contributing to a sense of comfort and community. Whether it’s the beautifully landscaped outdoor spaces, the well-equipped fitness center, or the cozy lounge areas, everything feels thoughtfully designed for the residents' convenience and enjoyment.
What really sets this apartment building apart is Linda and her team in the management office. They are responsive to any concerns or requests and go above and beyond to make sure residents feel heard and respected. It’s rare to find such a combination of professionalism and warmth, and it has truly enhanced my living experience.

This place is great overall because it’s expensive. The community is well maintained and the leasing team is helpful. The only issue we have is that the move out expenses are insane. If you decide to move here, make sure to take videos of the unit before move in and after move out, or you will be charged 2k for miscellaneous fees that don’t make sense.

I have visited friends for many years here and never have I been treated unfairly. I parked in the property and as I was leaving the manager was taking pictures and threatened to get my car towed. All these 5 stars are from previous managers, speaks a lot as this new manager has not had one good review. Arrive be better and get amazing managers like Lydia and Peter…

Peter and Kyle were great managers, this new manager whoever she is, has a bad attitude and very negative energy. I didn’t even have to speak to her and there’s already lots of talk about how rude she is. seems to be a power tripper. You can’t tell residents their cars are “too loud” for the complex when they’re CA legal, nor can you stop people from using their own parking spot to fix basic parts of their vehicle that isn’t bothering anybody else.. They also monitor their decks as if their lives depend on it. Lights? Nope. Storage? Nope find somewhere else! Imagine paying 4k+ for a 1 bedroom just to be treated like a child. Don’t get me started on Edgar the maintenance guy either. They really don’t like college renters, so please stay away!
