Since SFM is opening applications on Jan. 12th, I figured that I should post my experience to maybe help someone else.Do not rent from SFM if you expect transparency and getting your money back.The building I lived in had extreme plumbing issues and if you lived on the lower level, that meant your bathroom and kitchen flooding every couple of months. That was an issue in of itself, but what’s worse is that all of the surrounding apartments contributed to the same pipe, so the apartments above me would not get their kitchen flooded, but I would and I would get charged $95 for calling it in. SFM completely ignored my requests to investigate this issue and eventually the pipes underneath the building that were with the parking garage burst or leaked on tenants cars, leading to the ceilings being exposed and indefinite maintenance. Outside from getting a hole cut into my bathroom (which was never fixed) to determine that the pipes are corroding, SFM was not transparent about the situation, never sent out a statement saying what was happening, and still had new tenants move in.SFM on many occasions did not provide 24 hour notice for them (Valerie or Rachel) or potential buyers for the building to be coming into my apartment.Additionally, when my roommate and I moved out, Valerie confirmed that she would find a replacement tenant and that it was not our responsibility. Unfortunately, she did not inform us until 3 weeks after us moving out that she didn’t find someone and would charge us that rent. We also cleaned the apartment and left it in better condition than when I first moved in, but she still charged us ~$200 for cleaning and the inspection photos consisted of individual strands of hair or fiber that were found.Lastly, when attempting to getting our money back, since SFM was planning on only giving us back 28% of our security deposit and advance rent, Valerie used information that she learned of at least 4 months prior to scare us into accepting a lower amount of money or we would end up owing her even more. Just an FYI for all of her prospective tenants that she will hold onto information until it benefits her the most, not because she doesn’t know or is being nice.

I rented from Valerie twice. It's an awful experience. She doesn't respond to her emails quickly at all and she doesn't maintain property very well in general.

Most horrific property management company I've had to deal with. First off: Communication. - It takes days to receive a response (if you even get one back, that is). - Once you do manage to get a hold of them they'll either give a pathetic attempt at answering the question through utilizing a general (and sometimes inaccurate) response or downright brush you off. Next up: Rentals. (I've only lived at my own rental (but I've visited my neighbors' units which SFM also owns) so I can only speak for those.) - It's quite literally trash lmao. The laundry unit has a giant trash can in it that has never been emptied in the entire year that I lived at that unit. Trash is all over the floor and it's frankly just disgusting. - The actual rental unit itself was gross as well. SFM claims to have cleaned it beforehand but when the floors are grimy, blinds are dusty, and fridges are rusty that's more than a bit hard to believe. - WHY is everything BRoKeN, SFM?!?! Fridge was barely working, stoves couldn't turn on half the time, countertops were chipped, lights wouldn't turn on, blinds were broken, sinks were leaking, bathroom vent was dripping water, the list goes on and on and mfing on. Ridiculous. Finally: Security Deposit - Half of my security deposit was deducted for painting and cleaning purposes. Paint was already chipping away at walls when I moved in, i guess it's my fault for not giving SFM free labor by helping them repaint the whole place. Like I stated above, the place was NASTY when I moved in. Like break down crying worthy kind of nasty. White walls were brown and yellow behind the master bedroom's toilet if that can help you picture what I'm talking about, so forgive me if I don't want to take photos of that, SFM. - They also cited reasons such as "missing mirror" and "broken blinds" for deposit deduction. THERE WASNT EVEN A MIRROR IN THE BATHROOM WHEN I MOVED IN LMAOOOOO LIKE BRUHHH GET UR MFING FACTS STRAIGHTT. Im not out here tryna help you refurbish your place. The blinds were already broken too, im not going to buy new blinds for you, tf? All in all: would not recommend this scammy ass company. There are so many other property management companies in IV, you're even better off finding a place further away if that means you don't have to deal with this company. Don't go with SFM. Everyone, literally EVERYONE, that I know who's gone with SFM regrets it. Don't do it.
