Way overpriced. The office is an empty Ghost town because they are "remote". So no office staff to help. The loud and super busy Brookhurst and Hamilton streets will keep u up at night. Some residents are nice and the others will speed through the parking lot and tailgate you the second you enter the gate. The rent is just going up and up! Just because it's near some water.

We scheduled a tour of this place only to find all the Future Resident spots were taken. I thought there's no way 10 people are touring this place right now. Seems other residents use it as parking. There was a friendly maintenance man who asked someone standing by their car to move it so we could park for the tour. Resident seemed a bit sarcastic and bitter we took his spot. The room we toured reeked of paint and had lots of interesting bugs in it (roaches, spiders, some other unidentifiable creatures). I could tell it had the landlord special with the paint job (paint over outlets, door hinges, and other things that shouldn't be painted over). The entire complex itself reeked of dog urine and we had to dodge a lot of mud and poop on the sidewalks. The property management kept texting us if we liked the place, and we told them no for the reasons above, only to continue to get more automated texts saying "Here's a link to our available units and other pricing! :)". I only give an extra star for that nice maintenance man, but this place is way too overpriced for what it is.

Most incompetent office not to mention unhelpful and careless.They prioritize noise complaints over the safety of their residents! Charge high rent and provided less amenities than when I moved in. Good luck getting an appointment to look at a place and they’re all remotely! They sneak in fees and tell you that you can only pay online also a lie !

The management company for this place operates like a scam. “Secure your apartment” and deposit $750 or $500 and it’ll count against your security deposit or you’ll get the money back if things don’t work out and you don’t move there. Its going on a month and it’s all emails and vague texts and no refund. Anywhere else and its a credit or hold. Not steal your money and claim it’ll come in the mail in 15 business days. And then make the same claim again. They operate this complex , the eight eighty complex in Newport Beach.I’d avoid any facility managed by them.

if rent were $700 a month for my apartment i still wouldn't live here. water bugs (cockroaches) in the main building hallways, can't leave anything out at night, have came out to a swarm. recommend to plug your kitchen drains at night. they overcharge for every utility. there is never any management in the office. all of the washing machines leave your clothes soaked. dryer doors pop off mid load so make sure you use 3 dryers for one load at $2 a pop. parking is atrocious. if you even work till 5pm I recommend buying a couple parking spots. I'm stuck in my lease. about to call the housing department. maybe if that even had one person in the office and not just everybody working remotely something would get accomplished. had open trenches with no ply wood or dilineator cones around them. just completely unprofessional. makes me laugh at this point that I still have to pay them rent. Atop of all of this pet rent still hasn’t been removed from our rent when we’ve been communicating with the non existent office for the past 5 months.Still isn’t resolved ?? ask for a reduced rent before living here.

Unfortunately this was one of the worst places I have ever lived. We had roaches in our apartment (I put in maintenance requests multiple times and it never helped.) It was horrible. People don’t clean up after their dogs and no matter what corner you turn, you’re bound to run into someone with a dog who is sometimes off leash. It’s really scary especially when you have a reactive dog. You can also never get ahold of the office because they are off-site. The laundry machines were always broken and left my clothes soaking wet multiple times. Our neighbors always had cops coming to the door and one time I had a neighbor crawl into my window (we were on the first floor) claiming it was her apartment. And our other neighbors were extremely loud, constantly throwing parties. The only good thing about this place is the proximity to the beach. Not worth the high prices. Also if you pay for an extra parking spot (since there’s barely any parking in the complex), someone ALWAYS parks there and you are forced to call a tow company. I wish it was a better experience but I felt so stressed out living here!

Woke up to this Monday morning. It is now Friday morning and management didn’t do as little as sending out an email so we know what’s going on. The communication is horrible, it’s like they don’t even care because they know your gonna pay rent anyways once they get you into a lease. Stay away from this place, they over charge and Over Promise, then your stuck in this horrible complex.

I applied and paid a portion of the deposit. Overnight i was approved elsewhere and asked for my deposit back after i was assured by staff it was refundable. The minute I asked for it to be returned they stopped texting me. They wont answer my phone calls or emails. Awful communication. I understand the holiday weekend but i asked for an updated hours and i was met with a sassy reply. Still havent gotten my money back! Watch out!!

Horrible management company. This company is fighting me numerous times to charge me $500+ for a application and move in free that I never agreed to. It’s a nagging headache and wish o never came across this complex or it’s management firm. A total lack of communication and transparency from this company. Stay far away

Truly one of the worst places in Huntington Beach to live. I’ve lived in 5 different apartment complexes but this management team takes the top spot as the worst. They try to make living here as hard as possible on you. You can never get a hold of them. The laundry machines are always broken, the jacuzzi goes out twice a year, there are rats in the ceilings, and just the overall hospitality of the people that work here is bad (excluding the maintenance team, they are amazing). Other than that this place has no redeeming qualities given the price and what you are promised compared to what you actually get. Cant wait til my lease is up so I don’t have to deal with this anymore

The future tenant parking? It's full and occupied by tenants (a lady that lives there showed off her balcony and told me that it's always full cause tenants park there) And... After about 10 minutes trying to figure out the parking, I get a text from your them saying that they unit I requested wasn't available (2 bed), but to feel free to check the 1s and 3s.They think renting is a joke for tenants? Well it's very stressing.

I'm changing this rating because now they offer the ability to pay rent in two installments at the beginning of the month and the middle (there is a fee to do so), but with the rising cost of living in OC - that can alleviate a lot of stress for a lot of people!Also, I have never had to use the emergency maintenance line - but did last night on Sunday evening - my sink was clogged and filling with water. I called the emergency maintenance accessible through the regular phone number via prompts and someone was here in 30 minutes on a Sunday evening. They were so nice they even cleaned up my kitchen area for me. I'm sure they prioritize issues - especially water damage issues - I'm just reinforcing the fact of my positive experience with their response time.

They refuse to fix the laundry rooms. It’s been the same ones for over 2 years. They take your money and detergent and continue to raise rent every chance they get. Management is STILL blaming the c*vid on not working in the office. They rarely get anything done except the maintenance guy, Ricardo is amazing. He’s the only reason anything gets done on this property. I cant wait to get out of here. RENTER BEWARE, look elsewhere, you’ll be glad you did.

In the few months I've lived here so far, here's what Ive experienced:Financial: The rent they advertise is NOT what it will be. When I started to apply for a unit, the price was always higher than advertised. I did reach out to ask, but was told what management says below. "It depends on lease term and move date" however there was NO combination of the two that offered the advertised price. I tried.- Your apartment DOES NOT come with a free parking spot. There isn't ample parking here so you will NEED to pay for one for each person in your unit.Grounds: - I've found a cockroach inside my apartment - which I keep very clean. - disgusting move in condition in my apartment and the others I toured. - laundry facilities are very dirty. The machines cost more than other apartments I've been to but they're absolutely filthy and several are out of order. - there's nowhere to park. I've spent hours driving around the complex in the middle of the night, waiting for someone to leave. There's nowhere within walking distance to park either without being towed. Before I signed my lease, management was misleading about the lack of sufficient parking.- the gates have been broken and left open for over a week. Management:Needs to be babysat to do their job. My experience so far is that they put minimal effort into being helpful and stop responding in the hopes you won't follow up.- they have no effective way of being reached by phone. You have to email or text but they're not very responsive or helpful. (It usually takes days - if you get an answer at all)- If there is someone in the front office he keeps it locked/dark. He will only respond to text/email and seems to have an aversion to interacting with/helping residents. (I did have to bring him a document once and he made me stand outside in the rain while he checked it inside). It's not a C19 thing, he doesn't wear a mask.- maintenance TOLD ME they'd repair my broken storage door when I moved in. It wasn't repaired (I'm going to guess management made them wait for an official request, but NOBODY CONTACTED ME to let me know they weren't going to do anything), so my storage was robbed. Other than that maintenance has been very helpful and friendly though. Quality of life: - I've seen the police here multiple times in the short time I've lived here.- noise: The units all have laminate flooring so steps and voices echo. If you have an upstairs neighbor, be prepared to hear things...-because of the parking situation, don't expect to be able to have friends visit on evenings or weekends.I do regret moving here. I'd say the response from management below solidifies my observations.

Absolute scam. Applied to a place here, never heard back on the status of my application, checked online and the unit we had applied to was off the market. They never refunded the 500$ deposit or even reached out to say that we hadn't gotten the apartment. I was explicitly told the deposit was refundable. Horribly impossible to speak to anyone. Every phone number has the same extension recordings and each extension brings you back to the same recording of a virtual assistant who does not help. Not worth the
