Really disappointed with this place. We pay so much money for two additional parking spots, yet our space was occupied for weeks when we first moved in. It took forever to get the tow out and we couldn’t use our parking space. We have to issue guest parking and can’t even park there even though it says spaces are available because ppl leave their cars there past the expiration date or some don’t even have a permit at all. I also requested a call back on terrible weed smells that come in through my vents. This place is suppose to be non smoking and NOTHING is enforced here. I have a four year old daughter, her room shouldn’t reek of weed. Communication is really bad here so sad. It hasn’t even been a month here and I can’t wait to get out

Delivery trucks rite below my apartment 7 days a week as early as 6 am running their coolers while they unload and as later as 5pm this is daily. No hot water all morning all day on a weekend no service to speak with 235 pm still cold water to cold to showerBad lightingLow water pressureI do not recommend this place

Now, I’ll be honest—I submitted my application signed lease virtually and felt unease for 2 months prior to move in because of the reviews I read. I may just be fortunate and landed a great location on the property but my experience has been wonderful!I worried about theft (especially leaving Bay Area which crime is just out of control), I worried about neighbors, trash, and potential issues compromising safety.So far, I’ve experienced over the last month:Gates always fully functioning, fire alarm (knock on wood) has not gone off once in my apartment or location, though I’ve heard it near by a few times for a matter of seconds. No issues with dog droppings & areas I’ve ventured are clean. BBQ’s in court yards are spotless. My parking is near the entrance to the hallway that leads to apartments and I’ve had no issues.I selected a corner apartment, 3rd floor that looks down to courtyard. Naturally, sound bounces off the walls, but nothing that is not to be expected living in a large apartment complex. Balcony’s facing businesses will endure additional noise so selecting a balcony/bedroom windows with courtyard for more serene environment would be your best bet. Anything facing outside perimeter will naturally have increased noise especially at night when noise seems to be more pronounced and echos as temperature goes down at night and parking lots are empty. So, know, that bedroom windows would be open to that and could be frustrating.Apartments move fast here. I had a few maintenance needs on move in day and staff from leasing did walk through, after I followed up with these concerns. Alice submitted work orders and it was done that same next day! Additionally, I was given two days rent free for the inconvenience.I’m a firm believer your approach, energy and respect gets you much farther and help is there. Customer service has been great (for me) because I know things happen.I haven’t seen people in the stairways, but periodically see weird trash indicating someone that resides here left it or someone was possibly in stairway. I haven’t seen any homeless around the building facing Costco which location I live in. Not all people respect the smoke free environment which trails up buildings and can go straight into others apartments. I addressed this and action steps were discussed so leasing can contact that person or send notices to residents in area that the smoking on patio occurs.Costco, shopping, everything for daily needs a 5-10 min walk away! Costco carts come in handy for groceries and helped me unload my car during my move. Parking made simple when you have guest using Costco parking garage 5th floor if needed. Time limits do apply though (24 hours) or you risk being towed.I was initially, so stressed before move in but I know my tenant rights so I just trusted this process and my decision to rent here. And, lo and behold, I am pleasantly surprised and very very happy!Ps. No bugs in my apartment. No issues with parcels or when packages left at my door. When you get a delivery, read your notifications when delivered! We live in a day and age that if there’s an opportunity, people take it—taking yoo Amazon packages!And no issues connecting to smart home/internet. Besides instances that internet might be down due server issues. But happened one time, in late evening.

Update January 14th, 2018:Run. My family is officially fed up with living here. The company’s priority is not your well-being, comfort, or even security, but that at the end of the day they make money off you.If you’re looking for security in the place you live, look away, because we’ve now had 3 cars have their tires stolen. The first 2 were about 2 weeks ago and then I got to wake up to another this morning (01/14/18). See the pictures attached to this review to know exactly what you’re getting into.At this point, you may be thinking, “there’s no cameras there, and it is difficult to catch someone”, except where there are cameras they do nothing anyway. People constantly let their dogs piss and leave it behind in immediate view of the “security” cameras and nothing has ever been done. Rest assured that anything anyone does, camera or not, will not be taken care of. Your money is what matters, not your family’s security.So now we know there isn’t any security, yet this rat’s nest will tow car’s they don’t like for the most inconsistent reasons. They claim 4hr electric vehicle charging, yet night after night nice non-electric or electric cars are left in the electric-only spots untouched, but then when an unacceptable car is parked there, I’ll watch them get towed over and over. People leave their car in guest parking every weekend when home from work. Yet, I get married and leave for my honeymoon to come back to find my car towed. Thanks for the honeymoon gift.So when you’re given the gift a tower car, or stolen wheels, rest assured that the office will gladly tell you how sorry they are, and do nothing else.Original Post January 2017:I'm really torn on how to review the residences. On one hand, I love the trendy pool area and the fact that recently there have been a lot of free events for residents like cheese tastings, beer tasting, classy food tastings, BUT on the other hand I hate complaints that aren't taken seriously, like the door to the public that is always jammed open with wood chips, or the warm gym because the fans are never on, or the immense amount of car accidents because there's no speed bumps in the parking structure OR the fact that a two-resident apartment gets one parking spot (which you pay extra for) and one guest spot so good luck having friends over and not getting towed. If you're visiting here, be very careful with parking and not getting run over in the structure, if you're thinking of living here be very careful with parking and not getting run over in the structure.

The city has not done anything to resolve these noise complaints.UDR still moving trash cans around in the early morning hours. I added the videos so you can hear. No time stamps on the video, but all of these videos were after 10 pm, and before 7 am. The repaving started at 9 pm and went until 1 am on a Sunday.No quiet time at all back here.

they have very ugly management office, my wife staying with me a few days a month they are asking me to add lease to her , she has another lease..they sent me this text message ""Murat, The lease does not allow extended guest. It states anyone in the apartment for longer then 7 consecutive days or 14 non consecutive needs to be added to the lease."", if my mom and dad come to visit me beyond of ocean if they would like to stay with me 15 days , should i add them to lease ??? its so bad and ugly beaviour and text ...do you think only you have apartments , do you think that i didnt leave any other apartment before you...

Looks nice from the outside, until you actually become a resident. Place is Overpriced, only acceptable bc of location and still somewhat questionable due to all the complications this place has.Constantly smells like dog urine around the complex and on the walking paths inside. Lately it’s been smelling like weed in the stair ways and elevators.Currently one elevator has a dented door which not sure how it affects the mechanisms but when the door closes the whole elevator twitches up and down, then proceeds to move you where you need to go.Homeless people are always around, digging thru the dumpsters, trying to vandalize things inside, sometimes finding a place to stay under the stairs or inside storage spaces (if they are lucky because those are supposed to be locked). No one on site patrolling except for the person leaving parking notices at 5am.Outside gates are often left open for easy access to get back on which literally defeats the purpose of those security doors.Management seem friendly but at the same time they aren’t and it’s difficult to get in contact with them, not easy to reach them in person either because their door is locked 24/7, they have you waiting outside until you yell to ask them to come out. And I often feel dismissed when letting them know about my concerns. I’ve had to contact them multiple time for various different issues and most of the time nothing really gets done.Packages get stollen at your front door.I went out of town for the weekend to come home to a broken in apartment.My car has also been broken into in the past as well.I understand this Can happen anywhere but it’s really unfortunate to have to pay a premium price for below subpar location.First Parking fee is $40 and any additional cars will be $150 and that does not guarantee your car will be covered, mine is on the 5th floor and still it’s a $150 fee. Two room unit and still only one parking at the low cost? Why.Cars will be towed if you leave it outside for the night— sometimes if you leave your car in the charging station for too long a fellow neighbor will probably call to get your car towed.A few months ago my upstairs neighbor had a dog, it attacked me and the leasing office was not very useful is getting anything done beside telling me to call animal control which would just put the dog to sleep.Fire alarms are easily triggered, which is good for an emergency, but they go off usually on the morning when people are burning their eggs ?Honestly this place has so much potential…. yet I’d define it as very much wasted potential here. I don’t know if the owners are aware of how unhappy a lot of us residents are but this place is really just going down hill.If you are looking for a nice place where you will feel comfortable and content with your space for its price I suggest looking else where. Or I hope your experience is better.

First, I want to say that mat in the leasing office. And what I learned from the other residents hanging out there for several hours waiting for... do not move here..There is so much weirdness in violence now that happens around this place.. and the residents are just fed up with it. They lie about everything. I've run into some real prick managers but mat? this guy is a real piece of work....After talking to some of the residents and going through their application process, this is the absolute garbage of companies all the residents said that been there 10 years plus.. the corporate office and never answered them once,. They're raising is more than incremental, they jack people around for their application process basically getting hundreds of dollars for not allowing people to come in. It was one of the worst experiences I've ever had I thought my landlord and Venice was a piece of crap. These guys are 100 times worse, it's been eight days and they still haven't refunded our $3000 or our $600 holding fee or the 2700 rhino rent and tenant insurance

Trying to get info out of state days n nothing. I get texts that are useless from clueless virtual robots. If I call to it forces useless texts. At least in IL leasing places answer a person or a call. Not sure why a clueless robot will answer what I need. Got tired or robot messages for weeks. Awful service. No human touch or a caring person here. Just frustrated n never got information I need it. Guess I m not important at all.

Thé Residences at Bella Terra is engaging in criminal fraud with leasing scams that are intentionally deceitful. Look at the list of former residents all with same issues:1. Anonymous rent increase letters sent with insane rent amounts - $3k to $17.5k but no name to call. Forcing many residents out in spite of warning letters by fair housing foundation.2. Extortion practices to get you to sign a new lease by jacking your payments up under your current lease with threats of eviction. But how can a renter trust the new lease when it’s under duress? This is a violation of civil contract law.3. Every person on this Google review list talks about the rent increases AND the fraudulent exit billing: Iman, Pete, Rebecca, Michael, Heather, Thomas, Brade, Lauren and Mike. All families burned by the scams at UDR. There are more of us to - on Yelp and the internal residents page. We are working together to fight UDR with the District Attorney and City Officials. We can’t all be imagining this is happening.Please do not engage with UDR on any of their properties in Orange County. Do NOT stay here. Squatters, Filthy, packages getting stolen and the management is garbage. Leasing is impossible to reach. It’s not worth the price whatsoever. I vacated my apartment on the date agreed upon in the lease and they STILL have the nerve to charge me for the month after? Then they ask for “proof” that I vacated??? Are you kidding me? Me moving out and letting them know isn’t enough proof? Snakes.

I moved here in Spring 2021. My experience with the property and staff has been fairly seemless. There were a few hurdles to jump with the application but they were swiftly handled by the Resident Services Manager. I appreciated the customer service and follow through. I love the property, the location and all the amenities, sans the jacuzzi operating hours. I have been very happy here!In the renewal process this year, there has been some obstacles as well and I was becoming frustrated with the lack of knowledge, I and the leasing office, seemed to have in order to initiate and execute another lease.Resident Services associate, Sol, came to the rescue! She was professional, attentive and extremely polite, exactly as when she came on board here earlier this year. After listening to, acknowledging and presenting options for my concerns Sol went into immediate action to expedite the next steps towards a solution. My faith had been restored! Thank you for your service.

Avoid at all costs. The management team is disorganized, terrible at communicating, and frankly scams you out of your money. I was interested in renting a 1 bedroom apartment from this complex and put in my application and went through the whole process of providing a deposit. A few days before my move-in date, I got a call from Chasity that the apartment we had originally put in for was no longer available, but that she would give me a call the following Monday with other options. Monday came and went and I didn’t hear anything back. I took this as a red flag and luckily found another complex with an amazing management team. However, the residences at Bella Terra still had my deposit. I’ve been trying for a month now, trying to get it back. There’s no phone number to call their billing team so you have to email them. They take days to respond back, and once they do, their response is “We’ll give you an update soon.” Once I finally got an update they refused to give me my refund because I had waited to long to back out of the lease, even though they were the ones who gave away the apartment I had on hold. Dealing with this company has been an incredibly frustrating experience and I truly hope anyone considering to move to this complex reevaluates that decision.
