Our family had multiple problems with our house including the door not being able to lock, cabinet hing broken, and the water from the kitchen sink would leak in between the crack and down to the cabinet as well. It was so helpful to have Mr. Randle come in and help fix everything less than half an hour. He came in offering a stronger hing to hold the cabinet, fix the door lock, and began scarping all the previous caulking plus extra to make sure everything holds. In general, the service was amazing. Its good to know we have someone here that enjoys working and gives 100% and more to get everything done to your satisfaction. Great Job!

Randall is the Best service manager of maintenance at the Windwood Knoll Apartment Homes. He is a very nice person who did an amazing job, and took care of everything we asked him too. He did an excellent job and really went above and beyond to make sure that everything is done on time, and in such a great way. He put a really great effort to make us happy, and I couldn't be happier and more thankful of him! Thank you so much Randall, we appreciate you!

Windwood Knoll is a decent place to live and it seems to be good for families. There are a few pros and cons that I think are important to note for anyone considering this property.Cons:1) If you live on the 1st floor, you're going to hear just about every footstep your upstairs neighbors takes and, unfortunately, due to the thin ceilings, the sound of their footsteps will be really loud. This has been my biggest challenge living here.2) This property has pests: roaches, mice, silverfish, and ants. We keep our apartment super clean & our food in tightly sealed containers, but have still had bugs on a few occasions. Pest Control sprays for free once a week, so you have that option if dealing with a critter problem.Pros:1) The maintenance staff is awesome, but I'm going to shout out Gabriel specifically. He consistently goes above and beyond and is always helpful and personable. This man is always working hard. He deserves a raise!! 5-stars for him!!2) This property is located in such a wonderful location. There's parks and a trail behind the property. Lots of beautiful scenery and a shopping center that's literally less than a 5 minute walk away. Overall, after considering the pros and cons of living here, I'm going to keep things neutral and give a 3 star rating

2 days before move-in, we were told by them they would not give us the apartment. We signed a lease, paid rent, deposit, had gotten a uhaul. They didn't have a suitable replacement of the same price, another 1 bedroom they wanted to charge us more. They didn't want to pay for a hotel and they were extremely rude and condescending. The first person on the phone even chuckled sometimes, despite the suffering they were inflicting on us. They told us a pipe had "burst" but they refused to provide proof. Also on the lease they have a provision that states they can somehow legally do this with no repercussion. I don't understand how this is legal. Either way, if someone reads this review don't bother to ever rent from them. Find someone else or live outside Irvine. The Irvine company is greedy, unethical, immoral, lacking any amount of integrity. They also mentioned the apartment wasn't ready because of pests as well. Pests and broken pipes 2-3 days before move-in!!!!

A few days ago, I asked Mr. Michael Elmes, one of the Windwood Knoll Apartment office staff, one copy of the Leasing Agreement, because in order to renew my California ID I am required to submit the proof of residency to DMV. I have already prepared the address change confirmation letter from USPS, but I needed one more proof of residency in California. At&T, SoCalGas, Cox, and Southern California Edison issues their bills next month with the new address on. This is the reason why I asked Mr. Michael Elmes that I needed one copy of the leasing agreement.Mr. Michael Elmes visited my home to deliver copies of the Leasing Agreement to me even after his work hour is over. He brought two(2) copies of leasing agreement. One for me and the other is for my wife. I did not expect two(2) copies of leasing agreement, because I thought I would copy by myself. When I saw the copy of the leasing agreement, I realized why he brought two(2) copies for my wife and me. The size of the leasing agreement is longer than the ordinary A4 (letter-size) papers. I really appreciate his time, kindness, and consideration. Thanks to Michael Elmes, my wife and I will be able to renew California IDs next week as soon as possible.After Michael Elmes left my home, I happened to remember the name of "Michael" is originally from Angel Michael in the Bible. Angel Michael has wings on his shoulder. I wonder if Mr. Michael Elmes has invisible wings on his shoulder. Please take a good look at Mr. Michael Elmes’s shoulder when you visit the office of Windwood Knoll Apartment Homes.I know there are more kind staff in Windwood Knoll Apartment. After I moved to Windwood Knoll Apartment Homes, I could not use Cox Internet. I contacted Cox Communication, they tried to help me but unfortunately, they failed to help me. Cox asked me if Windwood Knoll Apartment cuts off the line, because some apartment managers in California cuts off the Internet Lines. So I reported my issues to the office and Sylvia responded to my report on Sunday. She said she would report to the Apartment manager. The day after the next day on Tuesday, Sylvia called me to check if Internet is well connected. I felt I was taken care of. Sylvia’s nick name is “Kind Sylvia”.I think Windwood Knoll Apartment Homes is a good place to live in. Parking lots are very spacious so you will be able to easily drive your car backward when you leave the parking lot. Almost all the neighbors are warm-hearted with big smiles on their faces when I greet and say Hello to them. There is a very wide and long bike trail nearby and a large park in which some people exercise. And furthermore, there is a large mall including a big Asian Market just cross the street. Even UPS female delivery person is so kind with cute smiles. Her cheeks are always pink like an apple because of the hot California sun’s heat. I always prepare a cold bottle of water for her because she delivers under such a hot California sun. I also saw her working for Amazon. She seems to work for UPS as well as Amazon. UPS Access Point in CVS is very close enough to be reached on foot.You will get used to Train Passing Sound if you choose the homes near the train rail.

I find it very amusing how there are many positive reviews about the maintenance staff but in my 13 years of living here I’ve only had terrible experience with the new maintenance team. The best team was back in 2011, they were always on top of everything however these last 7 years it seems they don’t care about lower income residents concerns and service requests. They come fight before lunch and leave as soon as lunch arrives with the false promises of returning soon but never arrive. They don’t complete jobs and if they do it’s halfway done. We’ve had ongoing leakage issues for a great deal of time and it seems it’s getting worse as mold has began to take over our ceiling. How is that not a health hazard?! The one time they checked it they just spray painted over it and called it a day.. that was 4 years ago.. the maintenance service here is terrible.

Thousands of dollars spent remodeling their office. Multiple apartment communities owned and more than likely generating millions of dollars a year in revenue. And yet, this is what I get for a temporary AC unit since my HVAC was installed probably when this community was first built. Exhaust from the unit leaking into the apartment because the extra piece that connects the exhaust duct to the AC unit is "missing". Replacement unit is currently on backorder and my 1970's unit be attempted to be brought to life with new parts. Sounds like some Frankenstein project will be happening this weekend to revive an outdated unit. With the inflation and the heat wave, I am now facing a pretty high electricity bill since the free standing AC unit does not have a regulator which means it will continue to pump air out even after the desired temp has been reached. This is what $80000 in rent so far looks like living in this community.

They called two days before our move in, everything paid for, to let us know our apartment is unavailable. They said there's a pest problem and a broken pipe. The first person I talked to was condescending, said we had attitude for just being upset. They were also wrong saying that it's available 20 days later when their community manager said it's indefinitely unavailable. This has been the worst experience I've ever had with a housing management, to be told you're not going to have a place to live 2 days before move in!!! They barely did anything to rectify it, provided worse apartment options, they didnt offer to pay for a hotel bc they didn't counter sign the lease. This is the worst experience that's ever happened with housing, so folks forget renting from here or the housing management. I've never been so angry.

I've lived in Windwood Knoll for over 7 years now and I wanted to write an honest review of the community, as it might help future residents make an informed decision.*** Apartment/ Community ***Pros:-- The location the community is great. Culver Plaza is right across the street with amenities like CVS, 99 Ranch, Chase Bank, Couple of restaurants etc.-- The community is adjacent to 2 small parks (Windwood Park- has a children's play area; Flagstone Park- peaceful, green). There's a play area within Windwood Knoll itself.-- One of the biggest pluses for me is that the Walnut Trail behind the community and the evening walks/ bike rides are serene and calm. I moved away to a different city for a few months and this trail was the one I missed the most.-- The apartment units themselves are spacious. The living room/ hall is bigger that typical apartments.-- Most apartments get good sunlight and not dingy/ dark.-- Cross- ventilation-- This is where the apartment units shine! The kitchen has windows and the hall-kitchen windows on the opposite sides, so natural ventilation during cooking etc. is great!-- 1st floors has big patios and 2nd floor has decent size balconies, big enough to place some planters for houseplants/ flowers etc.Cons:-- 2BRs has 1 bathroom only.-- The appliances/ furnishing might be a bit dated, depending upon the unit.-- No washing machines in the units but there are laundromats within the community.-- The community is peaceful, but sometimes you can end up being an apartment next to smokers etc.*** Maintenance Staff ***-- I've not experienced any major issues with maintenance within the community.-- Different folks from maintenance staff to the service manager handled my requests and I've found most of them to be courteous, cordial and helpful.-- I specifically want to call out Gabriel from the maintenance staff. He has visited my apartment for different types of requests and every single time, he goes above and beyond to help fix the problem. He's helped replace dishwasher racks, fix lights, replace blinds, replace exhaust fans etc. and he always performs quality work without fail. He's friendly, courteous and even remembers community residents and their past service requests! Great Job Gabriel!*** Leasing Office ***-- The leasing staff is mostly great and I've had interactions with some great folks.-- It can however be a hit or miss sometimes, depending upon who you reach at the other end of the phone. I've had instances where some conversations/ action items were left open ended, but nothing major though.I think ultimately the pros of this community outweighed the cons for me personally and that's why I've been a resident here for long. The apartments are beautiful as is the immediate neighborhood, which offers wonderful options for enjoying walks to many different parks and trails. The Management Team is scrupulously attentive to maintenance and property issues; in addition to management providing tenants with concierge-style maintenance services staffed by expert, gracious, professional staff and services provided by Randall, Gabe and Brian --who go out of their way to provide prompt services which exceed expectations -- there is always an improvement and upgrade project going on designed to add to residents' quality of life through amenities and property enhancements. In addition, the Management Team goes out of its way to make sure we know how and when such improvements will impact tenants, including with updates.
