This place is a dump. Cockroaches and pests were out of control for the first 5 months and the management did not claim any accountability or help us to ensure that their pest management company was doing their job. Additionally, they have a rule that a guest cannot visit more than 20x in a year and charged me for having a friend over too much. The place was filthy when we moved in and all contracting was clearly done hastily and cheaply. The floors and walls are also paper thin, so be ready to hear your neighbors at all times. would not recommend.

After one year of renting they forced a spectrum Internet/cable charge of $80 regardless of the fact I had a different service. This is on top of raising rent. This place is not even BBB accredited. They even had the audacity to tell me I could continue paying for my internet services through Verizon but and I would still be charged for the forced charges with spectrum. Not to mention the grounds are covered in large dog poop that is not enforced to be picked up, but added unwanted fees are!

Signed on for a lease that was supposed to be 2600 a month with utilities, electricity was separate. Altogether came closer to paying almost 2900 each month. On top of the ridiculous amount of rent we had to pay (not including electricity) roaches and ants were a serious problem. We had to call twice to get someone to come finally spray the apartment (the first time they said they came but later found out they never actually came so we had to call again), we had to throw away so much fruit and dog food (which the ants got into) and no compensation. On top of that towards the end of the lease we were having some family issues and forgot to put in our notice on time so they tried charging us 600 to stay even though we still left on the day our lease was up, and took our ENTIRE deposit and tried saying that we owe money. In all our years of renting have we ever had to deal with a place like this.

The staff here was so helpful. They made my moving process so easy. Any maintenance requests my family and I have had the team was quick to fix these issues. The unit itself is beautiful as well as beautiful landscapes! I would recommend them to my family and friends.

i have lived at amber ridge with my mom for a couple of years and every year we get a gross amount of roaches in and outside the house. we have told them about this issue multiple times but nothing gets done. it once got sprayed but the roaches never went away. the size of the apartment is also not worth the price. rent also goes up every year so it's also not a happy thing when a year goes by when you live there. i don't recommend moving in. there is a theft problem. cars get broken into almost every week. no cameras around the complex work. (they claim that they don't work). i was very unhappy living here but i had to stay because i had no other option anywhere else.

My lord is this heaven on earth. The absolute best management team. Beautiful town homes. So much extra parking. They genuinely care about their tenants. I love their maintenance team, they are always ready to help. Paying rent is made very easy with a itemized list online showing your balance. You also have a wonderful pool, gym, and clean environment to live in. The location is amazing with target right across the street and so much stuff to do near by. If you have the chance to live head, I would highly recommend it! Thank you to management for providing an amazing living experience.

We have been tenants at Amber Ridge for almost 4 years now. Our experience has been great! Management is wonderful. They the time to get to know you and make themselves available for any concerns, large or small. Maintenance needs are met very quickly and thoroughly, and the grounds crew is here keeping the property looking freshly groomed at all times. The gym is always clean. Our unit is spacious and comfortable. Our neighbors are friendly and caring. We are very happy here at Amber Ridge!

To say the least don't waste your time. The problem is not the apartments itself it's the management, the manager Cecilia has no idea what she's doing, she's very incompetent who doesn't know how to do her job.

I really enjoyed the location of this apartment as well as the fact that they offered a one bedroom in a one story with no one above. I should have known it was too good to be true.. The first person I had toured with told me that I'd have a washer and dryer. Upon moving in, I found out that was not the case. In order to compensate, they let me use the rented fridge free of charge. That was a nice gesture, but not having a washer and dryer when being told I'd have one was really frustrating. The bug problem at this place is absolutely out of control. It was very rare when I didn't have a horrible ant problem. They were everywhere. At one point they were all over my closet and I thought I washed mostly everything, but I continued to find dead ants on my clothes constantly. When I was moving out, I noticed termite droppings all over the place. The termites were horrible in the kitchen light. I had informed them of "bugs" in the light several times prior to realizing what they really were and they didn't do anything about it for months. I couldn't use the light, or else they'd swarm it. As soon as I told them I had a suspicion of them being termites, they finally did something. It didn't help though and I then started to find them in the bathroom as well. They sent over the exterminator once for my ant problem, and all he did was put a small amount of bait in their trail and it never made them go away. They told me all the time that he "sprayed around the apartment" but it never helped. They said I was the only unit in that building having that bad of a problem too, which I find hard to believe. Before I moved out, I had lived with my parents and they live in an older house. Ants were a regular thing to me, but this was absolutely absurd. I had to throw away hundreds of dollars worth of things. I also had seen several beehives around the units and one happened to be directly above my car at one point. I am extremely allergic to bees and notified them of that and the exact location of the beehive.. of course, nothing was done about that either. The hot water also went out on a pretty regular basis for multiple hours and sometimes even days. My A/C unit broke and they couldn't get someone out for an entire week to fix it. I had to pay for my dog to stay out of the apartment and also stayed out of the unit myself because of how incredibly hot it got in there. I asked for a prorated rent since I wasn't even able to stay there and all they did was wave the pet fee for the month. An entire week I couldn't stay there and I had to pay for it. The last couple of months I lived there, they got new owners and the rent statements were behind for weeks. It was extremely unprofessional. I was trying to pay my final rent and never even received my statement (even to this day) because it took so long. I was waiting to receive it so I knew how much to pay, but they called me and asked for it before I even received the statement. At this point, I was so fed up with everything that I just asked them how much it was and paid them. They had told me it included my final utilities, yet they proceeded to take out my utilities again from my deposit. I called called about it and they attempted to explain it, but it still didn't make any sense. This whole place is a mess and I hope everyone who ends up living here proceeds with extreme caution.

Not working with AC and recently the temperature is over 100 I called office around 2:00 PM they told me will come to fix it soon kids can't sleep well at night. too hot may cause kids sick and in these special time that will be terrible for me. They always find out the new reason. First time tell me that will come tomorrow 11am but when I call them at 11 they told me will come at 1-3 pm I call them no one answers the call and then told me the AC repair man's truck have problems on the road he need to repair the car so can't coming today so maybe come next day !!! I can't understand it why only this AC repair company can fix it and We need to wait and wait again. They told me that will come next day at 12:00 I wish they would not have the new reason...

The maintenance guy stole my expensive underwear out of laundry-that's what we pay for. When it came time to renew they increased rent $300.00 a month. Amber ridge gave my social Security number to Foothill apartments across street who keeps running my credit.

Concerned for the safety of my family. My mother and brother have lived in Amber Ridge for quite some time now. At first, it seemed amazing. I loved how pet-friendly they are. The grounds seem to be very well-kept. Maintenance man a okay, they are a little slow to address things, and I've had to tighty up there work on a few occasions. They could definitely use more training. For almost a year now, my family has been dealing with harassment from two of their surrounding neighbors. One an underage boy, the other, a young man in his mid 20's. Vandalism and badgering seem to be their what they enjoy doing. Multiple accounts have been caught on surveillance footage my family had placed in and around his vehicles. I've also invested in cameras for them to place through out. Apparent the current manager has been bias on her records toward my family. I am not sure for was reason she is discriminating against them, but I am aware of emails and calls that have gone unanswered. Som complaints made toward my family occurred on days they were not going ven home, but visiting me in Orange County. It's become very frustrating, and also very stressful for my mother who is elderly. I strongly urge all tenants to not use the property manager, because she has failed on multiple occasions to report and/or reprimand those involved. It is apparent she has failed to remain objective toward these matters. Legal actions against one of the harassing parties aforementioned have begun. This is a call-out for help to anyone who is involved with the management of this property to please intervene and resolve these issues as soon as possible before it becomes necessary to escalate. There is enough documentation in emails and footage to present as evidence in any venue as needed. Fairmont Management appears to be the company liable for these grounds.

No justice at Amber Ridge Apartments!! The past year and 1/2 we have been getting our cars vandalized, attempted break ins ( some incidents caught on camera and some witnessed in person) and ever since the time I caught the maintenance guys messing with my car the manager Cecilia has been extremely deaf to our complaints. We've tried giving her the benefit of the doubt time after time but after today's threat to evict us from her lawyer it is painfully obvious that Cecilia has not been neutral in our ongoing problems here! It's been never ending with the 15yr old boy upstairs pounding on the walls and floor all day and night. Loud music(which we constantly get blamed for)his friends throwing trash, cigarette butts, cannabis roaches, and even dog p*** twice in our patio. Oh and even worst vandalizing our cars, which I recorded on surveillance and witnessed in person. We called the cops for each incident that warranted their assistance and gave the police report numbers to Cecilia each time to only never hear anything back each time. Now to deflect the attention away from themselves or maybe just purely out of spite the neighbors upstairs started making fake fabricated complaints on us!! Even worse Cecilia takes their word every time and harasses us with complaint notices and constant threats of being evicted for claims made when we weren't even home in some cases. This feeling is horrible! just feel so helpless when the management is taking a liars side especially when we can prove our claims with pic, videos and eye witness accounts. And the neighbors upstairs nor Cecilia can back up theirs. Now it gets even more worse when the problem neighbor's buddy moves in across from us and wouldn't you know we caught him on surveillance and in person vandalizing both of my cars!! Wow, now we got the two nightmare neighbors teaming up on us, and with Cecilia on their side every time we are more desperate and helpless than ever. The new vandal neighbor in 5H has been charged and cited for vandalizing my car but nothing happened to him for constantly shining a laser in our apartment, eyes and surveillance camera, which I responded by shining a laser pen back finally to get him to stop; little did I know that I was being baited by him to call the police on me for any reason at all. I was honest to the police and told them exactly what happened while the bad guy lied his butt off and guess what.. I get cited for admitting it while he did NOT! I can't even express the torment this has been for us. We don't go out, we don't drink or have loud gatherings like many of our neighbors, Neither of us have had as much as a traffic ticket in over 15yrs. We just want to live in peace but can't when people with malicious intent are out to hurt us in any way. I spoke once to Cecilia's supervisor and was promised they would talk to her and have her call us back to resolve some of the issues at least but 5 months later we're still waiting for that call. I really hope that someone with the power to resolve this issue will do so if not we are left with no choice but to lawyer up and start filing civil lawsuits against all appropriate claims. Like I said, we've been documenting everything the past year and can prove our complaints.
