Spring Lakes Apartment Homes presents a mixed experience for residents, with significant pros and cons noted over several years. The surrounding area is beautiful, featuring nice landscaping and hiking trails just outside the complex. Apartments offer a decent sized backyard patio area. The community is pet friendly and has a newly surfaced and lit tennis court. Rent is considered fairly affordable for south Orange County, with affordable utilities and a lenient late payment policy featuring a $35 fee. Maintenance responsiveness is praised, with specific employees noted as respectful and amazing, promptly fixing issues like a clogged bathroom sink. However, there are considerable drawbacks. Constant plumbing issues are a major problem, with reports of neighbors' gray water and food waste backing up into sinks and tubs, and persistent puddles outside doors. This has caused severe water damage, ruining personal belongings. The apartments have outdated appliances, including a horrible dishwasher that requires hand washing, nasty washer and dryer machines that cost $3 a load, and kitchens needing updates. Interiors feature cottage cheese ceilings, and residents cannot change blinds or curtains or make any upgrades. Broken laundry room machines are a recurring, unaddressed issue. The community faces disturbances, including domestic abuse calls leading to regular police visits and loud neighbors. Wildlife, specifically coyotes walking around the complex, and an extreme mosquito problem during summer months are significant nuisances. Management receives mixed reviews, with one manager noted as rude while others are commended.
Amazing, but I would like the coyotes to leave, especially the ones that walk around the complex like nothing. there hasn't been an issue except for coyotes, and loud neighbors, I recommend this complex.10/10
