I moved into a very small, very expensive above-garage studio in Mountain House that is managed by Real Property Management one two months ago. Upon moving in, I was surprised by the fact that the unit hadn't been cleaned or painted or had any basic maintenance done before I moved in. The walls were patchy, washer smells horrible like mold, several lights that are out of reach were burned out. There were clumps of long hairs all over. The trim that separates the tile from the hardwood wasn't nailed down and quickly came up. The ice machine put out brown ice. I dumped it and found that the inner parts were all rusted. The water/ice filter probably had never been replaced. Within a week the kitchen faucet handle came off. The toilet ran around the clock. The only light in the bathroom went out. All of these issues were made known through the online "meld" reporting system that they use. Photos were uploaded. After two weeks of calling daily about having no kitchen sink handle and having to use pliers to get water going so I could use the kitchen, I finally got an email asking me to "rate my repair". A repair that was completely blown off despite its importance and urgency and my daily calls stressing the importance of needing it fixed. Someone finally came out and put in a new faucet. The toilet was fixed also after my constant calls and badgering. On several occasions I would get a call or two saying that someone would come out within a one hour time period and to be available. I would block out the time period and make sure I was home and no one would show up. So far this has happened 4 times. When I call I go through a dispatch and they tell me that they will be getting back to me soon and no one ever gets back to me. The latest one that prompted me to write this review is the fire alarm. A very simple, easy fix. And trust me when I say I would gladly fix it myself if I didn't just have major surgery a few days ago AND I am 5 foot tall AND I do not have a ladder...at 4am two days ago the fire alarm began to chirp. I knew there was no way I could safely get to it being days post-op. I immediately woke up and put in a "meld request " and made sure to mention all of the facts (I just had major surgery, etc.). I got a call saying someone was assigned to come between noon and 1pm. I was home all day, had my phone on and big surprise, no one came. At 1:45pm I called and talked to dispatch about this and was told that someone would be contacting me and to just wait. No one contacted me. I tried texting back on the text they sent me. No response. This studio is 500 sqf. I just had surgery. There is nowhere to go to escape the beeping of a fire detector. The homes in this neighborhood are just under a million dollars. The rents for studios are $1,600 and up, the rents for homes are $3,000 and up. The cost of living is insane. I'm a single mom. When I say that I have to scrape every single penny just to not be homeless, I mean it. I live here because it was the only option I had that would keep my 6 year old son in a nice community that was safe with good schools and also allow me access to commute to the Bay Area for higher wages. We lost our long time rental of 10 years in April and had been displaced for 5 months without a permanent home. I looked DAILY and applied DAILY for everything I could think of that I could also afford. So when I was finally approved for this home I was absolutely over the moon. Finally a steady home in a nice place. I don't think it's too much to ask for the company who is paid to manage it to do just that. Take care of the basic things that need to be taken care of. Simply communication goes along way. Doing what you say you're going to do and showing up when you say you are going to is simple. It's honest and it's the right thing to do. This company needs to do better. If they need to hire more staff or pay them more, then do it. Serve the people who you are contracted to serve and take pride in your business. Because really,

This is the worst management office i have seen. PLEASE don't any contracts until you read the contract thoroughly. We were told that the property is in clean condition when we signed the contract as a tenant. We rushed into signing the contract we were lied to saying no animals were inside the property before us and found urine stains all over the carpets in the home. Next the AC was not working and we send them a message via email and had no response for a couple days while the weather was in the 90's and we have young children. Finally took them 5 days to take care of that. The ants problem started a couple days after we had moved in and all Aaron did is send a couple of little ant catchers saying this will cure the problem. Ha ha ya right. These ants bite and have bitten us many times. We have tried spaying the house, tried diatomaceous earth products all around the house and yet it has not been resolved. From the pet urine stains to the AC not working, to the ant problems have really put us in a bad situation. We are fed up and asked Aaron how we could get out of the contract. Unfortunately apparently there is no way without paying a fortune. Having the rent being over 3k I would have hoped that they would have helped resolve all this and not trick us into signing the contract. Forgot to mention that the water heater stopped working as well where it took them several days to resolve it. PLEASE read the contract and make sure you ask all the right questions before going into contract with them. I am very disappointed and don't want any other family to go through what we have gone through.

We worked with Aaron Truitt for two years for the management of our home in Livermore. There is no situation I would recommend Aaron. To summarize, Aaron is there and advocating for the tenant, NOT you the landlord. He seems like a cool guy, easy to have a conversation with and good sense of humor but the buck stops there. We had a situation where the tenant bailed on their lease 3 months early. To avoid giving the tenant the bill for the months they were responsible for he encouraged us multiple times to sell our home earlier than planned and in the worst sales month. He says he tries to "do right by people." Not true. He tries to do right by the tenant. That same tenant had planted shrubs they did not remove upon leaving. Aaron tried telling me they were weeds. He coordinated having them removed since we didn't lease out the property with those shrubs, guess who got the bill!! Me!! On the invoice it says he is eating the tenants portion but billed the owner for half. Do not work with this guy, save yourself the heartache.

If I could give them a zero star I would. We just currently signed out lease .. giver a deposit and paid the rent to move-in in about 2 days. We had to get carpet cleaning done after they apparently already "cleaned " the place. The carpet guy found dog feces and pee all over the carpets and soil .. ( they reimbursed us for the carpet cleaning " but still.. when you rent a place the place should be deep clean before they hand it to you... the management basically told me that California doesn't have a cleaning protocol for cleaning.. they can't handle a normal conversation and are very rude. Also they lied to us, telling us that no pets in that house, as there was dog feces all over the small backyard. If we wouldn't lose our deposit & rent money I would have absolutely cancel this rental I'm absolutely disgusted by the management/owner. 100% will not stay once our lease is done.

Aaron is very honest and responsible to his customers. My husband and I have a house in Pleasanton for rent. After remodeling my property, it's already in November. We knew it would be hard to lease in holiday season, so we expected our house might be rented until next year. Surprisingly, Aaron notified us in December that he found the tenants that could move in in a few days. By the way, before the tenants moved in the house garden sprinkling system was broken. As soon as we notified Aaron, he sent someone over and fixed it right away. His charges is very reasonable. Before Real Property Management One, we went to another property manage company which was close to our rental house. That terrible company quoted us thousands of dollars for just cleaning, taking down the curtains and some patching paints. I would definitely recommend Real Property Management One.

I own a small Landscape company. And I've had the pleasure of working with Aaron and some of his clients. He is always making sure his tenants and home owners get the best services. He is always on top of his game and has great communication when it comes to doing repairs and contacting contractors for what ever repairs are needed. So if you plan on renting you property or looking for some to help you find a place to rent I highly recommend him.
