I lived here for 8 years, during that time my car was broken into 2 times, my bike was stolen, the elevator to my apartment was broken for a year,our AC was out and never fixed, our apartment was shot up, two people were killed in the alley, a woman was killed in her apartment. Also the nowling has never worked, the pools are over run with residents friends, My son was leaving after a visit and two homeless men with machetes threatened him. Security is a joke. StAY AWAY! It looks great but it's all smoke and mirrors don't fall for it

If I can give zero starts I would!!! I went to the office earlier this week and put in a work order for a problem I am having. My sink from my kitchen has been clogged and is releasing water(lots of water). It's been a week now and it's only gotten worse. My personal property is now being ruined by the water because now the water is traveling to the living room... I went again yesterday to the office and I asked for an update and I was told my work order was "complete"!? Omar signed it off and said in his notes that he snaked my sink and that's not true!!! I been home this whole week waiting for someone to come by and no one has come. I woke up this morning with water in my living room and in the entrance by the door and all my daughters toys have been destroyed from the water the sink is releasing. The whole kitchen is flooded with water, I can not cook or do my regular daily task because of this issue and it's been a week already and like I said it's only gotten worse. The water is traveling now. The whole apartment smells so bad from the water. The water has traveled so much the carpet from the hallway is now soaking wet.

Orsini is a beautiful complex offers a variety of amenities in which a large amount of them are not available for use.Leasing office offers and promises you the world than delivers excuses. It’s supposed to be a gated complex with half the doors broken so it’s easy access into the complex and a lot of criminal activities. Maintenance request at least mine were canceled or ignored. I request services over a year ago for my stove my oven would go off. Since it was new it was a part that was needed since they didn’t have the part they brought me a replacement after begging for weeks, months than the oven in the replacement did turn on but would shut off and it was delivered the afternoon before Thanksgiving. Try cooking a Turkey with the stove ticking and shutting off every 15 min Than again a part was installed and the burner worked but again this year same stove even after many ignored requests after speaking to manager the same oven on thanksgiving stove ticking and shutting off. There are many other complaints when I moved in roaches in apt and several fumigations done still roaches. Than rats in the wall that’s the down side of living near the trash shoot. They also offer storage when I went down to get my Christmas stuff last December the luxury rats ate all my stuff it was as if people ransacked my storage unit. Contacted management I was ignored. Asked for storage unit to be relocated as to date no response a whole year later. This is a great location yet the management has no methodology or structure in how to maintain the luxury in this complex.

Absolutely disappointed with the management's handling of leaks in my apartment. It's been an excruciating 90 DAYS!!! since I reported a severe leakage issue during heavy rainfall on August 20th. Despite making more than 10 trips to the office, 9 staff were sent for each taking a single photo, promise me that someone would come to fix the issue within two days. Nothing has been done!I've maintained a polite and patient attitude throughout, hoping for a resolution. Initially, the office responded to my complaint with assurances, but that was short-lived. My subsequent 5 emails have been left unanswered, leaving me feeling utterly ignored and disregarded as a resident.Today, as it rained again, my roof succumbed to the same leakage issue, creating a distressing living condition. The lack of action, constant promises without follow-through, and the blatant disregard for a serious issue are utterly unacceptable.I strongly advise potential renters to consider this before choosing to reside here. The evident neglect and lack of accountability make this establishment a regrettable choice for anyone seeking a secure and well-maintained living space.

The apartments have a great layout, that's the only great thing about this complex. The amenities and elevators are broken/closed most of the time. The resident services office staff are rude and VERY unresponsive, including the managers. The security staff are just there for show. There were multiple security incidences during my time there, including cars being stolen/burglarized in the parking lot. The gates are usually broken and left wide open, which means anyone can wander into the parking lots. Upon move out, they tried slapping a bogus cleaning fee for $300+.I would NOT recommend this complex to anyone. There is a lot of room for improvement from the top down, especially after they changed their staff and managers. All you get is lip service and the run around until you give up or keep nudging them till you get results.

I had a hard time reaching someone in the office prior to move in. I have about 4 numbers for the office and no one answers any of them. Just to even get my new resident paperwork and move in info was a hard thing to do I had to call the answering service and leave voicemails that have still not been returned. Not to mention the walkthrough was rushed causing things to be missed on the repair checklist, such as the spray paint on the stove the garbage disposal and a cracked tile in the shower. Only thing maintenance has showed up to fix in 3 weeks is the garbage disposal and when they did that they stole $40 that was in an envelope on the counter. I was at work and I'd been waiting a week for the items to get fixed and didn't think much when I gave them permission to enter without me. Until that happened. Also the other repairs have not yet been fixed.

My entire kitchen sink was over flowing all on the kitchen floor and onto the carpet. I put a request in on Wednesday and they did not fix it until Saturday. It was over flowing for tree days! Causing the house to smell like mildew and rust and even when they came and fixed it, they didn’t leave any fans to dry the carpet and underneath the sink still smells like mildew. Due to their slow nonchalant nature of addressing this issue, we couldn’t use our kitchen for three days at all and the cabinets are all messed up.

They do not care about you as a resident. Avoid at all costs.They don't answer your calls because they don't want to help you and your home. You'll be left waiting months for simple maintenance requests to be completed as you battle off the cockroaches running at you through the walls and apathetic staff running from you through the halls. If maintenance ever does arrive(often times they mark the request as complete without ever showing up. Seriously, they do it a lot), watch in amazement as your loyal, probably overworked and underpaid maintenance man come in, unplug your microwave, then tell you that it broke and you need a new one. What would we do without the experts?The main gym and basketball court had to be shut down for repairs due to the intense rain at the end of 2022 and beginning of 2023. Fair enough. It took them seven months to even start the repairs. Wack. The secondary gym was there to be used however! But of course, three of the five treadmills don't work. The weightlifting equipment has some options but all old and many missing little pieces. The door handle to the men's sauna is always missing for some reason.Like the other reviews have stated, pay attention to the date they're submitted. This place is in new hands that do not care about your quality of life. The building itself is very nice and the amenities are great when they work. But the absolutely terrible management makes none of it worth it.Don't even consider living here until they get themselves together.

Rarely leave reviews but feel this is so warranted. My husband and I have lived here for almost a year. Maintenance requests have been so slow. We were without hot water for almost 3 weeks with no one willing to return our emails or calls.We’ve been trying to upgrade to a bigger unit at the end of our upcoming lease & resident service and the leasing office has been giving us the run around for 2 and half months. Pressuring us to give an answer on our current lease but never answering us when we have questions about our options. We’re literally trying to spend more money here and they don’t care. I’m genuinely frustrated because this could be such a nice property if management had it together. Incredibly disappointing and would never recommend to someone else

I rarely do reviews but decided to do one because of how unpleasant this experience has been. I scheduled a tour and waited over an hour to be seen. On the tour the apartment that I was inquiring about was not ready so I was shown another apartment. I asked asked about the type of flooring (for the apartment I was inquiring about) and they were unable to tell me, and said they would find out (I'm still waiting). The amenities were very attractive so I applied anyway. I went through the guarantor process due to being a student and completed all of my application requirements the day of to speed up the process. Since then I have been trying to get a clear picture of the process but every time I call it is as if my application is incomplete and I keep getting emails to submit more information. I do not want to bad mouth my leasing agent because she's seemed swamped but the communication has not been the best. I call with her directly with no response, and have to result to calling the office but she is rarely available and it seems as though no one is willing to help (I asked to speak to a manager and was told that my agent would call me after her break, my call was not returned). My portal said that the apartment would be ready on the 11th but my move in date has passed since Monday and I have yet to hear what the true hold up is. The apartments SEEM gorgeous, however it saddens me to explore other options due to the leasing office's lack of communication and follow up. If you are in a crunch for time and are looking for an apartment, look somewhere else. They do not seem respectful of your time. What is even more sad is that the same company manages a lot of the other apartments I was looking at so I'm having to avoid them all together!

The elevator in Orsini 3 has not been working for a long time, the cabinet where parcels are left does not work. Yesterday my parcel was stolen, I went to the leasing office at 4: 00 pm, but there was a stoned security guy who didn't want to work. I went to a leasing office, but there was a manager sitting there who was listening to music and didn't want to work. My package is missing. We were also rented an apartment with an old carpet that smells like a cat. And they don't want us to change it. I am very disappointed.

I haven’t been able to access my mail for almost two weeks. My key no longer opened the lock on my mailbox and I submitted a maintenance request. I had to physically go into the resident services office a week later to ask for my new key - no one called to tell me it was ready. When I went to open my mailbox with the new key, it got stuck in the lock. I can’t even get it out. Obviously no one tested the key to make sure it worked. Now I’m spending my morning trying to reach someone to get the key out of the mailbox. No one is answering my calls. Orsini doesn’t care about doing things right - they put the burden on you as a resident to do their job for them.Oh, and not to mention their package delivery system is terrible. I pay for a package concierge locker, yet my packages have, on at least two occasions, been left out in the garage. One of those packages was stolen. Orsini knows package theft is a problem but they refuse to do anything about it. They blame the carrier delivering the package rather than themselves for allowing theft to occur in the first place. Yet, it’s still on the residents to solve the problem for them.

Unless they change the management. This place is horrible.Used to be one of the best places to live in LA.Now you can expect everything, including cockroaches. Dirty carpet , etc.I live here since 2012.I'm sure they've changed the management.

Worst moving experience so far. Applied on a Monday with start date for Saturday. No communication till Saturday. Impossible to reach leasing team. Called different GHP numbers at least 50 times in 5 days, no follow up. Leasing agent would reply sporadically but not useful. Finally on Saturday I was sent the lease to sign.Moved in to dirty kitchen cabinets, non working washer dryer, broken stuff in the bathroom. Raised work orders but no one has cared to show up for a week.Leasing agent did give a nice tour of the apartment the first time.
