We're moving after nine years and I have very positive things to say about Shadowbrook Apartments. Management has always been helpful and attentive. The maintenance staff has always been professional and timely. The management has kept up improvements to the property. The security company they contract, Alpine Security, is always making rounds throughout the day and night. It's in a convenient location for retail, pharmacy and walking. Thank you Shadowbrook family for having us.

This place is GREAT if you love alternating cockroach, ant, and spider infestations. AMAZING if you love mold covered in multiple layers of paint. And just a DREAM COME TRUE if you love washing your clothes in machines full of cat hair that smell like piss.The minute you hand over your deposit, say goodbye. Management will make up all kinds of stories to justify keeping it upon move-out. I always paid my rent ahead of time, never a single complaint for two and a half years. I gave more than 30 days’ notice and left the place pristine. As I moved out ahead of my lease expiration, they swore up and down they had my unit rented out after I moved and gave me a specific date. I asked, “What proof can you give me that the unit is definitely rented? I don’t want to end up owing.” Whitney: “Because I’m telling you now on the phone.” Lo and behold, I receive a BILL—yes, they lied, withheld my $1400 deposit, and began bullying me to pay them an additional $400. How is it that it takes 10 weeks to rent out the only 2-bedroom unit you have available?First few days of my tenancy, I had no heat. They never offered me a credit on my rent. Roaches were falling THROUGH THE VENTS. They sprayed inside, but this place is so infested, it never did any good. We were left for TWO DAYS without water. No credit on our rent. But now they are leaving threatening messages for me stating they will send me to collections.So if you love management that serves no other purpose but to tyrannize their tenants and not actually serve them, Shadowbrook is the place for you! Welcome home!

Thought this was affordable housing but the new rent rates exceed the payment standards for those with Section 8 vouchers! Sad for disabled and elderly on the program.

I used to visit my boyfriend here and believe me when I say this is among the worst places you could live. Not because the apartments are bad but because the manager is an absolute monster of a person. Nonstop harassment about the smallest, dumbest things just because shes in a bad mood or something. For example, apparently you can't have more than 2 pots on your front deck but the person across from you sure can. Maybe, Lori is just racist. That would make more sense. I just visited another friend today and apparently that horrible woman is still at it. Rolls in whenever she likes, not the advertised office hours and will take up the only handicap parking spot or just straight park her van behind you. If you are okay being harassed by a racist, bipolar villain. Then, by all means this is the place for you! Hahahaha

When you move out, be sure to have them do a pre -inspection. And have them actually inspect your apartment. Lori stood in my kitchen area and said, "We won't do the inspection while you are still living here. We know you are in the process of moving out." Whitney told me the pre-inspection would be no problem to be done even while in the process of moving out. And they signed off that they did do a pre-inspection!! They never actually did. The pre inspection is to find out if anything needs extra attention in hopes of getting most of our security deposit back. We were charged for blinds that were left in the same condition we moved into. And we were charged for a "broken" bathroom sink that was not broken. And full cans of paint for areas in the kitchen cabinet that needed a "normal wear and tear touch up" as Lori called it. If they had performed their pre-inspection for moving out, I would have proof that these things did not need to be replaced. The room that we were charged for the extra maintenance and materials was empty when Lori arrived at my apartment to do the "pre-inspection." If you request that this is done, insure that she actually does it and doesn't just stand in your kitchen. Don't waste your time detail cleaning your apartment before moving out because they will take half your security deposit no matter how nice you leave the place. If you rent here, be sure you are present for all inspections. Don't let them rush you through any processes they have and be present for everything. Be just as insistent as Lori is. And stand your ground. They do not do business honestly.

I am on year 2 of living at Shadowbrook.Pros: Extremely responsive and professional staff and maintenance (turn around is always within 24hours). The apartments are updated and affordable for the going rate in the area.Cons: There are more bugs than other complexes I have lived in - but I think this is a city issue. Also laundry can get annoying when sharing with other people, but it comes with the price of not having w/d in unit! Overall, I would recommend it :)

Absolutely the worst garbage fire of an apartment complex. No respect for the tenants and they will nickel and dime you to death. What a horrible place to live. I would give it 0 stars if I could.

Cheap living. You get what you pay for. If you need motivation to buy a home, rent at Shadowbrook Apartments where the bugs are welcoming, the mold is lurking and management doesn't care. A two hour notice to move out because of uninhabitable mold levels and an $8,000 invoice charged to us for it. Yeah, I was pretty shocked too. I hesitated leaving this review because I'm not a mean spirited person but, the truth hurts and I would hate for this to happen to another family. I don't plan on leaving photos of the roaches and mold unless management keeps harassing us for payment. If you see pictures posted later, you'll know why. Next stop, Modesto Bee.

I moved to these apartments about 9 months ago. I would definitely recommend living here. It's quiet and everything is pretty well kept up. The girls in the office are friendly and helpful. Whenever I need something or have questions they always get back to me. The only two things I would complain about is the laundry room and the sprinklers. The washer n dryers are always breaking down and I'm constantly having to put in requests to fix them. I know Shadowbrook does not technically own the washer n dryers but it's still annoying to happen so frequently. I really wish they would upgrade them. Also when the sprinklers come on in the morning, it literally floods the walk way. So it makes it difficult to get out or around my apartment. Other than that, I love living here.

Best Apartment complex in Modesto!! Affordable housing, very convenient location near the freeway, mall, grocery stores, Walmart etc..
