The staff lie about receiving payments for rent. Resulting in late payment fees and collection fees. If I could give zero stars, I would.

there's a lot i want to say but lemme just add this: i signed the lease with a roommate and we both agreed to the terms and so on for the apartment. however, without any communication from my roommate and the leasing office, i received a final notice via email that i and the roommate are to leave the apartment "in three weeks" (which was by Oct. 2nd 2023). i was frantic of course because i had no place to live. i had to sell a lot of my things and give away a lot of my belongings to condense down enough to live out a car with a trailer for a few weeks til i moved in with my family out of state. i'm extremely disappointed that this apartment complex ALLOWS early termination from just one of the roommates and all no necessary communication to the other roommates EVEN THOUGH WE SIGNED THE LEASE TOGETHER. i'm so angry with this place and hope others see this and don't live here. *****ps: watch for hidden and random fees even after the contract says the end of the terms/lease date. they hit you with additional rent and fees amongst other garbage to take more money on top of a very expensive rent for a place to be invested with roaches AND spiders. of course they didn't take care of the extermination like they say they do in the lease agreement.

Don't move here!!! My husband and I moved here nov 2022/until nov 2023... everyone in office seems nice and understanding but they aren't!! Not trustworthy. We had roaches and they wouldn't don't anything about it!! And we were also dealing with a neighbor who smoked weed in the apartment 24/7 and mind you I'm pregnant so I was miserable!! Again didn't do anything. We left the apartment in good condition. No holes or damages and yet we didn't receive our security deposit back!! Instead we get a letter in the mail that we owe them debt of $140!! BS!!!

Seriously don't move here. I hate leaving bad reviews but it's like teeny boppers run the show. They don't give thorough explanations of your leasing agreements. I have the smallest unit with no wash or dryer and they raped me in the behind with my rent. Bugs everywhere and as much as you bomb your house, these mofos don't die. I hate living here and if you break your lease it's like you might as well give them 10 months rent. To even renew is expensive. I hate everyone who works here !!

Great community to live at. As much reviews state this is an older community, but staff work really hard on keeping this place clean and safe for its residents. Erika and Sara the community managers are very helpful and consider their resident's needs.

I moved in a few months ago and my experience has been nothing but great. I really enjoy living at The Arbors!

When I went in the girls in the office were very polite and helpful regarding questions on the apartment complex.

Property is pretty old — but that’s probably why it’s the “cheapest” . They’re easy application process - got approved in 2 days. The lease office girls DANYELLE and Sara were nice and showing around property. The complaints I read beforehand honestly depend on the people. Of course There’s ants and critters when you leave your trash outside the door. But maintenance needs help big time. Literally takes 2 weeks to get a simple repair done. . Otherwise , so far so good.

Please don't move here. I have 6 months left on my lease and I'm trying every way I can to find a way out of my lease. My ceiling collapsed. The laundry room is always broken and disgusting. The pools are terribly gross. The playground (one of the main reasons I wanted to live here) is broken down and dangerous for kids. The Floorplans are terribly designed, and the lease and contracts and fees are designed to trap you here. Please read the comments and do your research unlike I did. And the front staff are there for one reason, to get you to sign your lease and collect your rent. No help with any of the issues I stated that I've reported countless times

Management SARAH to be exact is beyond rude and has a disgusting attitude. The criteria to rent this place is ridiculous and unfair so don’t waste application fees and $400 holding deposit that does not go towards move in. There’s also no prorated rent when moving in so you are paying for days you didn’t live there. If your credit score is 649 and under DO NOT APPLY they will charge you $6,000 to move in. Roxanne was kind but didn’t cross Ts and Dot Is for move in cost.

A one star rating only because of the location. The location is great. Food places everywhere, I'm literally across the street from my pharmacy, right by the freeway and plenty of gas stations, target, Walmart ... you name it. That's it, that is the only positive thing about living here. When you read these reviews, nobody and I mean nobody is exaggerating. Please, please keep every review in your mind if you're considering living here. Especially if you have small children. When my man and I first took a look at this apartment, I was pregnant with my second baby and just in a rush to move out of my mother in laws home. When we took a tour, we skimmed the place not truly paying attention because our excitement overcame us as this is our very own first apartment together. We've lived here for 3 months now and it is a living nightmare to say the very least.Let me start off with the infestations with skunks outside everywhere at night spraying my neighbors dogs when they take them for walks at night and the entire unit will stink up. The infestations of spiders...my toddler is almost three and every day we've lived here there are several spiders ranging from medium sized to very large sized spiders we kill. She's scared to death of them. There's also infestations of other little bugs which I don't know the name of them but there's so many of them no matter how many times I clean a day...and trust when I say I'm cleaning several times a day...these bugs will still show up. When the tropical storm hit us, we were hit with a good heavy rain and it leaked in several spots in our apartment. In the dining room by our ceiling fan, in our kitchen, and in my daughters bathroom. Maintenance did come the next morning and my daughters bathroom ceiling had a huge water bubble and looked like it was ready to pop any second. He took a look at it and said he couldn't do anything about it that day, sprayed bleach on the water spot by my ceiling fan and didn't even clean it up off of my floor and my socks became bleached and left. I thought it was so extremely unprofessional. He comes back around maybe an hour or two later saying, " I bet you thought I wasn't going to come back and fix the ceiling huh" ... like? You said you weren't going to. He then cuts it out, and he's left my daughters bathroom ceiling cut out and never came back. Another thing is black mold. In my bathroom, it is a little hard to see where it's at and I didn't notice it till very recently. It looks like maintence tried to paint over it in my bathroom? Im not sure. However now the paint has gone away since showering and it's on the rail in my shower and it smells. Also, my washer smells of mold. I didn't notice when we moved in that inside of our washer has mold. Again, we were very excited and jumped the gun. My dishwasher has been broken for several days now and nobody's come to fix it even though I've called about it. Today, my AC completely went out and it is 84 degrees in my apartment. The list can go on and on and on. Just please, please reconsider. These reviews including mine are not dramatic at all. I have to call tomorrow about all these problems especially the black mold and it seems these apartments know about it because there's several reviews here about it and nothing being done. Don't be mistaken when the office ladies are sweet at first, these apartments really and truly suck and they do not care for you here. There's no hospitality or anything. It is extremely over priced here as well and they add weird little fees into your rent. I do not mean to sound like a Karen, again, these reviews are 100% true and it is truly horrible here.

Very expensive for the state of the place. The dumpsters are overflowing with trash all over the property. The pool is gross, the gym equipment is always broken or missing. There's possums, coyotes, and skunks patrolling the place. When we contacted office about termites, they told pest control it was a spider problem and gave them a bag of unrecognizable crushed up bugs that didn't come from our apartment. They also said it was a problem with our "grain silo" and there was nothing that pest control could do. There's a horrible ant infestation and an appalling spider infestation. Most spiders I've ever seen in my life on every tree, car, staircase, railing, etc. Broken down and abandoned cars in the public spaces, horrible parking conditions in general. Very rude and inconsiderate staff and maintenance teams that will walk into bedrooms without warning. Upon moving out expect to be screwed over with an extra month of rent for a hidden "60 day notice" fee and no return on your deposit.

DO NOT rent from these people here, management is so rude and give false advertising as well as "mis calculations" on move in costs that they tried to change and expected us to catch there mistake on total amount due upon move in, when the papers and application was already signed and agreed upon. Then looked up reviews and their being sued for the exact reason they tried pulling with us. Feel like they intentionally do this to have people want to move in then present them with a different amount so close to move in date so people feel they don't have a choice, and can't get any of their money back.

My spouse and I applied here and were told we weren’t accepted after paying for the ridiculously over priced application fee and holding deposit. It’s been well over a month and half and keep trying to reach out to management and no response. Don’t bother calling no one ever answers.
