All around rudeness from Francine. I can see why she has so many abd reviews. The company would do good to re evaluate her customer service skills if she has any. Asked about an application follow up and she said 'I DONT KNOW WHAT TO TELL YOU' instead of being professional and just letting me know what the issue is with my application? She has such an attitude problem and I always would greet and wish her a great day but she truly must hate life to be so rude all the time. I have moved maybe 6 times in my 40 years and have always been an outstanding tenant, I have never been made to feel like I was a bother to someone i want to give me money to. RUN AWAY FROM THIS OFFICE

This place is very disorganized and takes FOREVER to handle any situation. I was given the wrong keys to everything at my apartment complex (front gate, front door and mailbox) and yet it was my responsibility to get/find the right keys. We had to take the key out of the lockbox on our front door, which was used for tours, (the lockbox stayed on our doorknob for 3 months despite being told it would be removed before we even moved in) and when we locked ourselves out of the apartment they told us it was our responsibility to get a locksmith since we had time to make copies by then, even though they should have given us MULTIPLE CORRECT keys to our apartment from the start. They didn’t even offer to send a maintenance guy to unlock the front door for us and said they’d have to charge for that when I asked (I’ve never had any other apt charge for that they just send a maintenance guy) the owner NEVER responds and doesn’t even want to deal with the residents so any problem that has to go through him takes WEEKS to be acknowledged. Francine has a major attitude problem, whenever I talk to her I’m given some form of attitude. She doesn’t know how to properly talk to people nor does she know how to properly explain things to people and if you try to follow up because she wasn’t clear, she gives you more attitude.

The people at AIM Properties are slumlords “managing” buildings for owners who are slumlords. They have difficulty communicating clearly in person or by email and will give you the runaround instead of dealing with issues. They are very slow to respond to emails or voicemails if they respond at all. After the owner of AIM Properties died there doesn’t seem to be anyone in charge. I have put in requests to fix holes in the walls and repair inoperative lighting in the common area of a commercial building and they have not made the repairs after many weeks. AIM blames the owner and the owner blames the property manager. I agree with others here that Francine in the office is rude, unprofessional and useless.

I was at 309 W Palais Rd Anaheim CA 92805 I HIGHLY recommend people to NOT move into that apartment complex for one it’s RAT & ROACH infested when I moved in everything was very dirty holes in a closet door paint was horrible screens from the windows were dirty. The stove was dirty to the point where you cannot scrub off the dirtiness. Management is HORRIBLE to get things done it takes FOREVER people do NOT follow the rules people who live there seem like they run the place and management doesn’t care to do anything about it. You can have 12 people living in a 2 bedroom and the people living there will try to intimidate you. The owner will have maintenance Do repairs on the main entrance and sent out no notices out Prior and leave you locked out of the place you pay rent for. The insulation is even worst your better off living outside then inside the apartment. The owner he will blame you for everything wrong in the apartment and keep your money and want to charge you over 4000$ to fix up the place when it wasn’t even fixed up to begin with prior to move in. If you are looking for a place I HIGHLY recommend looking elsewhere

AIM provides great service. Every maintenance request I submitted has been handled in a timely manner and someone always picks up the phone. I'm very thankful for this management company.

SLUMLORDS! Do not rent from them!!
Horrible management!
My apartment had a leak that was reported to them right away, long story short after many ignored phone calls and emails I’m having to vacate because my carpet has been wet for over 3 months and is growing mold.
They told me to air it out with my own fan. ? They hire cheap repair people who never fix things properly. There is probably mold in the walls also from them instructing me to dry soaking wet walls with a fan.
It’s been a nightmare having them as a management company.
Think twice before renting from them!!

We had a couple issues come up at our apartment, and Francine went above and beyond to get them fixed. Dealing with repair people can be frustrating, but Francine was incredibly helpful and got repairs scheduled very promptly. Everyone at AIM has been helpful, but she always seems to look out for us and listens to any concerns we have as they've come up. Very happy with AIM.

I've been with Aim Properties for 13 years and couldn't be happier! Don is a great, He's a very friendly guy. Whenever I've had a repair needed or a complaint they have always completed the repairs in a timely manner. For the record Francine has always been nice and friendly with me I have never had a problem with her. She always called me back when I asked! So yes I would recommend Aim Properties!

I started buying investment properties 6 years ago. I have been managing my properties myself because I did not want to pay a property management company when I new I could do a better job myself for less! The stories I heard why people could not pay their rent on time or at all was unbelievable! During COVID, I thought I was going to go broke! I could not get my tenants to pay and I had no legal recourse to get them out! One of my friends told me to reach out to this guy named Don at AIM Properties in Orange. I always thanked him for the information but I had convinced myself I still did not need a property management company. With my tenants continuing late paysor not paying at all, with every excuse under the Sun, I realized I needed to do something quick! I called every property management company in Orange County for my own research. Long story short, I finally reached out to Don Jr. AIM has turned my properties around! No more late night plumbing repair calls, no more silly complaints about the laundry facilities or what ever other reason my tenants could find to complain about. As of today all my units are rented and I am delighted to finally say I'm getting all my tenants money by the 7th to the 15th of each month! Amazing!! I can finally sleep at night!! Any one who might be reading this review, as my friend told me so many times and if you are having some of my old challenges, my advice to you is call Don Jr at AIM Properties! I would have saved SO much money, time and stress if I would have listened to my friend and done this a long time ago. Live and learn. Thank you AIM for making my life easier!!!

AIM Properties sucks, that's really all there is to it. They operate like it's the 1970s, electronic payments weren't a thing the majority of the time I worked with them and then they finally got a system that was barely even operable so still had to deliver checks in person. Count on emailing them 3 times before they reply, they do quick fixes on things that are way bigger issues, and aren't helpful at all. Extremely rude and unprofessional, truly sounds like they hate their job and anyone who needs anything from them. Don is nice, Francine not so much. I wouldn't trust these people to manage any properties I own and if you're a renter, good luck. Stay far, far, away.

STAY AWAY FROM THIS PROPERTY MANAGEMENT COMPANY! IF A FRANCINE ANSWERS HANG UP! These people are scammers, the have ZERO customer service and ZERO patience. We toured a property in Riverside June 9th! Submitted an application and payed the $60 for the application. After touring the property, we called and spoke to a Francine who is supposedly the leasing agent for this house but I think she is just a glorified receptionist. We told her about the property and how it had major faults, was extremely girly and certain appliances were broken and looked like they needed to be replaced . She said to send them a detailed email with pictures which we did and they were to present it to the owner. Come Monday June 12th. We called her and she told me the owner had "passed" when I asked why she said nothing. I told her I noticed they had dropped the rental price from $2975 to $2600. She said yea, and stayed silent. When I asked when did the "owner" "pass" on our application she said FRIDAY and I asked her why she didn't call us to notify us! I know she is a LIAR! I know their client passed because he did not want to make any repairs or cleaning to the property! ( I will attach pictures) when my husband called her she screamed at him and was yelling I'm a rude tone saying " if you guys wouldn't have sent that damn email requesting things maybe you guys would have a place to live" zero respect, zero customer service just RUDE! Mr. Donald St Jean! Please really consider hiring people with decent phone etiquette and good customer service. I'm sure all of these horrible reviews are because of Francine! Attached are of the things I had kindly asked questions if they were going to be replaced or repaired.
