I had sewage backing up from the cesspool into my deep shower. This happened twice during my one year lease, within a three month span of time. Plumbers who came out lacked the appropriate equipment aand had to return. There was only the temporary solution to removing 'wipey' flushed by a neighbor and not removing blocked, damaged pipe.

UPDATE: Michael was unable to provide further assistance because these idiot crooks think that they are doing you a big favor by giving any of *your* money back. Will be reporting to BBB.

I am a current tenant of Village Property Management in Palm Springs. They are the second owners of the property I rent and I absolutely cannot recommend them. Please avoid renting property from these managers, here's why:I am going on two weeks without hot water at the property I rent. It took VPM four days to get anyone out to the property to figure it out; the gentleman they sent showed up an hour late, looked at the heater and essentially said "yes, it's broken" and indicated that VPM had not given him approval to fix it. "It could be fixed tomorrow if I had approval." That was a week ago. Today I still have no hot water- the company they have contracted ordered the wrong hot water heater, supposedly, and keep pushing it off. Maybe it is the vendor's fault that they use, however, it is incumbent on VPM to hire maintenance companies that can respond to urgent maintenance problems in an appropriate timeframe. Lack of hot water for a weekend is perhaps acceptable- two weeks? Unbelievable and is in violation of several California State Housing Codes.Meanwhile, I am paying $200 more a month for VPM's "management" compared to the previous management company.I'm genuinely fearful that for the remainder of my lease that any further urgent maintenance will be met with the same lack of urgency that has been demonstrated by Michael Heath, Stephanie Bonner, and the rest of VPM's team. Rent at your own risk!

If you are buying an expensive home maybe they care but if you are interested in renting these people couldn't care LESS. We went back and forth with James trying to look at a vacant unit. He sounded like he was asleep or drunk on the phone. Lots of long pauses. We waited for 25 minutes at the location to be given a code. We texted James 3 times and also called him. No answer. When he finally responded and sent it, the code he gave us didn't even work. We gave up even though we were very interested in the place.No longer interested in renting from these people. Bad news!

Management of Aruba apartments on Riverside Drive is quite sad. We have heard that Michael was very good and responds to issues but haven’t had that experience. A tenant there is extremely ill and needs his sister to gain access to his apartment as he’s in the hospital and the keys were left inside when the paramedics came to transfer him to the hospital at 3 am. He refuses to grant access and has said they need to get a locksmith. How can someone be so heartless?

The team at VPM is very responsive and friendly. This is the second time I rented a place through them. I would highly recommend them. Definitely 5 Star Service.

VPM has been managing my properties since 2021. They are diligent and always professional when dealing with situations affecting the tenants and the properties. Michael and Stefanie are courteous and promptly respond to my requests. I have been a landlord since 2002 and have had several property managers. I know the difference between the good and the bad. VPM always rise to the occasion. Kudos to VPM!

Michael Heath is an A******* PERIOD!! He never returns phone calls or emails. Lies that he never received a "30 day notice" to move via email, even with a screen shot that it was sent and he says, "never got it". Anything to keep your security deposit! Refuses to do any maintenance to his properties, rents to the worst people you can image! All to make that dollar! He truly does not care about people. RENTERS, STAY AWAY FROM THIS COMPANY!

Terrible response time. Washer/Dryer broken for over 3 months. Finally replaced with another unit's throw away. I give this one 2 months before breaking down

I have over 20 yeasrs of experience with several property management companies through all types of situations and Village Property Management is clearly the best I've ever worked with..They are always compassionate and responsive and help when needed.

Horrible experience with this property management company. You can never get a hold of anybody, they want to do all the communication via voicemails and texts. I've been without air for over a week now in triple digit weather, with a baby on the home and nowhere to go. I'm sure even this one star won't get their attention.

I've been renting for a few years now in a Palm Springs apartment. VPM and Michael have been really nice and very responsive in my experience. I know the review about the drug dealer is from a tenant who was evicted because he had serious behavior and drug problems. The entire building wanted him out! This complex, we are all happy with Michael and how they respond quickly to all maintenance problems which are few. Keep in mind some bad reviews are from troubled people.
