1. For the last year or so living here, we gave up on being able to use hot water in the kitchen. The aerators would clog with sediment in under 10 seconds of hot water use. Maintenence said there was nothing they could do, it's just how it is. The water heater probably needed to be replaced.
2. The catalytic converter was stolen off my truck while parked in a carport. Edtimated cost of replacement for that was $1,500 - $2,500.
3. The same truck had its gas tank punctured later on, the estimated cost of replacement for that was $1,300 - $1,500. These two incidents happened in the span of about 1.5 years.

I just moved in a couple days ago and my experience with the apartment and staff have been exemplary. My leasing agent, Virginia was especially helpful and I can't thank her enough; she even went through the process of personally checking out the apartment the morning before we signed the lease. The apartment is very spacious and kept in stellar condition, I'm excited for my future at Eaves Phillips Ranch.

The application process was incredibly easy and the service I received while applying was stellar! Virginia was especially welcoming and more than willing to answer any of my questions! She followed up after I moved in to make sure everything was perfect.
The apartments were super spacious and well-maintained when I moved in. The community areas are also beautiful and clean. The area is quiet and parking is easy to find. If you are looking for a place to call your home, this is it!!

It’s been about a month since I’ve moved in and I can’t say enough great things about the complex. Moving was very simple all information was provided in a clear and understandable way. I appreciate the leasing team here for making everything so easy especially Virginia. She was incredible to work with. She took the time to go over all the questions I had and fill me in on everything I needed to know. It was a true pleasure working with her, definitely made what could’ve been a stressful process quick and easy. Would recommend to friends and family.

Love this apartment. This is my second time living here. Location is great. Easy access to the freeway. The apartments are homey, has a fireplace which is one of my favorite things. Insulation is great, can hardly hear things outside. Staff is friendly. Response rate is fast. Their community events are fun and creative. Last one I was involved in was a breakfast on the way out served by Virginia. It was great. Thank you to all the staff for everything you do!

I recently had a terrible experience at Eaves Phillips Ranch and feel compelled to share my dissatisfaction. During my time living there, I encountered numerous unresolved issues and a lack of attention from management, leaving me deeply frustrated.
First, there was mold in the bathroom that was merely wiped down, but never properly treated. This was a serious health concern, and it was never addressed adequately. Additionally, I reported a persistent ant infestation multiple times, only to be given temporary solutions that failed to resolve the issue. The ants kept coming back, and the response from management was unsatisfactory.
I also reported a leak under the master bathroom sink. Although a maintenance worker came by, he dismissed it, claiming there was no leak despite visible evidence of water damage. This lack of thorough inspection left me feeling unheard.
The move-out process was another nightmare. I was sent the wrong paperwork and repeatedly asked to be present for the move-out inspection, but my requests were ignored. To make matters worse, we were charged a late move-out fee because the office was closed on Sunday, which was completely out of my control.
Finally, the charges for cleaning, painting, and carpet spot removal were unreasonable and felt completely unjustified. We left the apartment in excellent condition, and a video I sent clearly shows how clean and organized everything was when we moved out.
We paid a significant amount in rent and expected better service and attention to our concerns. Unfortunately, this experience was far from what we anticipated. I hope management takes these issues seriously and reviews the situation fairly.

I lived at Eaves Phillips Ranch from 2021 - 2024 in Ferrara Ct. We were there for a couple of years, as we knew this would not be a long term place to stay. At first everything was great, with a couple of hiccups, but nothing that screamed "GET OUT NOW!". During the first couple of years, my Kia Optima was broken into about 3 times. The leasing office was aware of the increase in theft and crime at that time, and could only suggest for tenants to lock their car doors, leave no items visible, etc. I invested in an extremely expensive car alarm system, which was about $500 + repair to the damages done to my car's key fob those 3 times it got broke into. In addition, I had to get new license plates because mine were stolen. We said, "no biggie, crime happens, it's out of the control of the leasing office". The last year and a half that we were there, we got new neighbors downstairs. The neighbors were absolutely HORRIBLE.
We lived on the third floor and the neighbors on the 2nd, right below us. These neighbors were absolutely horrible. My boyfriend had a "confrontation" with the curly haired lady below who asked him to stop stomping around upstairs, and if he had anything to say about their music, to tell her. He simply told her, "no one's telling you anything about your music, I'll keep walking the way I do and you keep playing your music". That was the beginning of constant music blaring as early as 8 AM and as late as 11:30 PM - 12:00 AM. I left several complaints to the leasing office, which they said they would look into. I called them to come in and observe themselves how loud the noise was, and they did. They felt the shaking of my floor due to the bass of the music they were playing. Again, they said they would pay them a visit. Things just got worse.
The lady's husband, or boyfriend, ended up confronting me by banging on my front door to ask me what my problem was. It was 8 AM on a Friday (my day off), and I was trying to sleep in when the music starts BUMPING. So I smacked the floor and told them to shut up. Goodness gracious, what a bad call on my end. Can you imagine being alone in your home, and have an angry person come upstairs banging on your door to ask what the hell your problem is? He said he couldn't even hear the music in his own apartment, so HOW WAS IT THAT I COULD HEAR IT? I don't know if this man was serious, but damn. As a woman, that's f*n terrifying. I had it all recorded , because I have front door cameras. I informed the leasing office of the harassment, to which they suggested I call 9-1-1 next time. Okay, fine. I will.
I sent several emails, called several times, and they would never give warnings or say anything to the neighbors. This clearly was breaching their contracted leasing terms. They were a nuisance, a disturbance to surrounding neighbors outside of the quiet hours, and they continued to do what ever the hell they wanted without repercussions. It saddened me. To put the cherry on top, we ended up getting mice and mice droppings all over out apartment + ants. We are extremely clean people, especially me. I'm on top of things around the house. So at that point, we were like "Let's get the hell out of here, it's time". So we put in our 30 days, terminated our lease early (although it cost us $3K to do so), and we got the hell out of there.
If you want to have caring folks around you, this is not the place. The neighbors here do not give a rat's ass about you or the community. Neighbors wouldn't pick up after their dogs, neighbors blasted their music at crazy hours, the pool parties get extremely insane during the summer, and to top it off the leasing office does nothing to control the chaos. If you want a nice and quiet environment, this is not the place for you.

Eaves has been our home for 2.5 years, I love it. I got a new job in San Diego, so I have to move. Otherwise, I would be very happy to continue living here. The staff is very responsible. The neighbourhood is very friendly and safe. Shout out to Jetzabel, Virginia, and the maintainance team, they manage the place really well, making our life very confortable and enjoyable. Special thanks to Christine Joy Finez. Joy spent a lot of time helping us renew our lease last year. Joy is very nice and considerate, always thinking to better accommodate our situation. We will miss you all!
