Ok the company is a company that truly appreciates common sense and wants to fund your deal. If it makes sense it is going to happen and they can do it fast. Jennie is the best to work with a wonderful personality and does what she says she is going to do. You can count on her and SD.I will absolutely be using them for my deals.

I just completed my first transaction with SD Equity Partners and I could not be happier with the experience! We had a situation where the transaction had to be completed very quickly with no notice and Jennie was able to put everything together in a day! Have done 3 deals now as a 2nd trust deed investor with varying levels of success. Long story short, there is risk...and our most recent 2 loans had us worried at certain times about even getting our principal investment amount back. Ultimately, we made money collectively out of the 3 deals when combined, but they were not without some headaches and very real concerns, and the end ROI was not what we anticipated. Some pointers I'd like to share in order to minimize the risk to this type of investment: -Always view the property & neighborhood in person before deciding to invest. -Keep a close eye on the real estate market and be careful of high LTV (loan to value) ratios. This was part of the problem with our most recent investment with the stall/drop in RE values...especially over a longer term project with changing market conditions. -Only loan out $$$ on properties that you would consider getting stuck with should something not go as planned. -Vet the borrower as ultimately you are on the hook should the deal go south, not SD Equity Partners. -Understand the difference between a 1st and 2nd trust deed position and the advantages/disadvantages between the positions, especially related to a potential foreclosure situation. If you're looking to do these type of investments, feel free to mesg me and I can give you more details/guidance before you invest. Ultimately, a narrow majority 1st position loan puts you in the best possible scenario as a trust deed investor. Combined with following the above tips, you are almost guaranteed to turn a profit and get the anticipated ROI. =)

Great company to work with. My POC was Holly Mack and she did a fantastic job closing the loan and keeping me informed. She was patient but understood the sense of urgency to close escrow. I look forward to working with SD Equity again in the future.
