I wish I would have read these reviews before I went with Liberty. Christine B. lied from the start. All calls are recorded, so how do they stay in business. Two + months and 3 processors later I was strung along. Their appraiser lived 100 miles away and knew nothing about our market. I could go on and on. Now I am penalized and have to wait 6 months to apply again. Borrower be ware

Again, I am getting this update rating of Liberty PHHMORTGAGEI began the process of requesting funds from my line of credit . Here's the timelines of what transpired:1. Friday, January 13 -Sent an email to customerassist with the completed form request for funding; no response nor acknowledgement of receipt from my email2. Tuesday, January 17 I called the 866 area code and spoke to a representative and was told- it will take five days to processs the funding m. I ask to expedite since the funds were readily available . Ask for a call back. No one called me back 3- Wednesday, January 18I called the 866 area code again and was told it's being processed. 4- Thursday, January 19I called the 866 area code again to get a status. I was told notarization needed due to the amount. I was never told this prior and why was I not notified. The agent told me that they tried to reach me and the line was busy. (????) I told the agent that's impossible because all missed call's automatically goes to voicemail. So, I stopped my working from home to run the errand to get notarized and faxed the documents AND emailed the copy of the fax along with the confirmation receipt. As of today, Friday, January 27, 2023 (14 days since initial request I have not received any funds except for a check which was voided because:I was told the check was mailed. Mailed!!! Whoever would mail $110k check?!!! I therefore asked them to void the check and reissue and send the reissued check via next day delivery with a tracking number. What do you know?? They sent the voided check via UPS next day delivery and it arrived but it's useless because it was the voided check and now I have to wait for the replacement check and have yet to find out the tracking number so I can verify there's a delivery coming. This company is now Liberty PHHbut still operates in the same pitiful way as when it was Liberty.Please, please be aware ... Don't use this company!!My regrets are unending but at least I'm trying to help anyone thinking about using this company to please DON'T . They put me at the verge of a nervous breakdown. And my daughter said, I screamed in my sleep last night. I told her it's probably the stress with the funding I'd been waiting for!!!

A total unnecessary waste of time . Though licensed in Texas, Liberty is apparently ignorant of Texas law. I made them aware of an issue at the onset yet after a month of jumping through hoops, it was finally addressed. We could not come to an agreement on the acceptable handling of the issue and the whole loan fell through. This could have been avoided had Liberty explored the issue when I mentioned it....in the beginning. Liberty also seems to have a policy of nit picking a seniors' financial history, no matter how old, until "flaws" are exposed. They habitually hide behind "HUD" and 'FHA" "guidelines". The whole process reeks of a government scam with Liberty as a vehicle to deliver it. Am I bitter? You betcha. This program, under the quise of a senior aide effort, sure smells like a scam. In the end though, Liberty has spent a lot of time and money during this process with nothing to show for it.....I still have my home. It was a blessing it fell through.

I would give them ZERO STARS, if I could! I have been working with this company since May, it's now August! They're dragging their feet, and I still have no closing date! Now, with the interest rates creeping up, they have reduced my pay out from initially $58K, down to $36K, and NOW it's only $16K!! TURN AND RUN!!! GO ANYWHERE ELSE BUT HERE!!! DON'T MAKE THE SAME MISTAKE I DID!!!

We have been working with Liberty since the end of April 2021. Continuly need letters of explanation from 30 years ago, finally just waiting for the final report from the assessor then no more communication from anyone, not even the supervisors. Attempted to contact anyone for the last 2 months with promises if returned calls, but nothing .

Anilla R helped my parents through the refinance process. She was very informative from start to finish and was very caring towards my parents. I loved that she was in constant communication with both me and my parents and she really helped put me at ease because I was nervous to have my parents do the reverse mortgage at first. The processing is a little tedious but you will always have a point of contact to update you and I think that is what helped us get through this process. I highly reccomended liberty reverse mortgage.

I would not use this institution never again and neither I would recommend anybody else use them. I was trying to get a Reverse Montage on a purchasing condominium. After I found a right condo for me and sent the Liberty all information about the Condo, they said it was FHA approved and wanted me to go ahead and made an offer. I did that and I was accepted. Then I sent the Liberty the copy of my purchase contract along with all information about this condominium, including HOA’s dues and other important information. One of the main Reverse Mortgage requirement - of course is the owner’s income to be enough to cover the HOA’s due and Property Tax combined. Liberty had this information right at the beginning or easily was accessible and they could’ve known very easily if I would’ve been qualified or not.But instead, I spent more than a month with them to process this loan. I provided them with all kind paper, letter, and document. Spent hours and hours on telephone conversation with them to discuss various matters. Not to mention that I went to a counselling session which is part of the reverse mortgage requirements. During the process, they always convinced me that I had no problem to get approved.Per my purchase contract I had so many days to remove my loan contingency. Before even I officially remove my loan contingency, I contacted the Liberty office and confirmed with hem whether there was any issue with my loan acceptance. They said no and everything looks good.Now I am in two days prior to closing the Escrow and getting ready to go to sign closing documents, Liberty Home Equity Solution informed me that my income was $100 short monthly to cover HOA’s due and Property tax combined. Obviously, I went nuts and insane when I heard that and asked them, why you didn’t say this right at the beginning, since you knew how much my income was and how much my condo’s property tax was, but Instead you asked me to submit all kind insignificant and not essential documents. You must’ve first made sure I fulfill this very important requirement, before I go ahead and remove the loan contingency and now, I am in danger of losing my $15 K earnest deposit!
