“The community is older, but it’s well taken care of. Of course, it has issues, just as any other community built 30+ years ago, but the maintenance team here is always on top of it! Getting any repairs done in my home is always quick and painless! I’ve had the pleasure of meeting Edwin, Esvin, Marco, Chase, and Cody and they have all been delightful! Ciera and Alysa in the office are also very kind. My only issue with the community is the limited open parking and the fee for having a carport. But overall, I would recommend this community over others in the area!”

“Hello everyone! I want to share my experience of leasing an apartment in Sky View, Rancho Santa Margarita. Although we have lived in this complex for only 2 months, I can already say with confidence that it is a high-service-level housing complex. I am impressed by the speed with which the Sky View team responds to maintenance requests. The technicians of this team have "golden" hands, they are skilled and know everything. Polite, friendly, and professional technicians are a wonderful combination and a great rarity nowadays. I also want to express special thanks and admiration for the work of the office manager Payton Coplin and Zoe. Zoe was a kind hostess, offering us, potential tenants, a wonderfully organized tour and selection of apartments, helped with the choice, and happily agreed with our decision. And Payton became our personal guide to the world of the new complex, gently, warmly, and professionally guiding us through all the difficulties of moving and adapting to new conditions. Also, Payton responds very promptly to our maintenance requests and resolves all emerging issues according to corporate standards and complex rules, while remaining open and very positive, happily assisting the residents. We are very satisfied! Thank you!”

“Pros are spacious closet space, patio storage, mountain views, and covered parking. Cons, far from freeway, and parking always full. Staff seems nice, only one I ever see now is the little Asian one tagging cars. Maintenance always complete repairs timley. I like it here. It's homey.”

“Juan and Felipe were so kind and thorough and professional when they came to fix my AC .. they took their time to make sure it was done perfectly and even came back an hour after it was fixed to make sure it was still working!”

“Overall, this apartment community feels safe and I haven’t had any concerns so far in the last few months that I’ve lived here. I also do not have any crime/noise complaints (but yes, the reviews are true that mention the loud noises in the morning from lawn maintenance and it can become quite a nuisance if you work from home or sleep in the mornings so please consider that). Maintenance typically responds the same day for any tickets that I’ve submitted. Pest control will come to your apartment only if you submit a request and she only comes on Friday’s. I have had an issue with the trash valet company that Avila uses but luckily I have a door camera that backed up my statement and so that issue was quickly resolved. Avila residents are charged rent, HOA fee, and many small fees that equal up to around $100 so expect to pay about (almost) an additional $200 on top of your rent and I don’t feel that was clearly explained to me or I was not paying attention before I signed the lease. I also HATE the amount of HUGE spiders that are all over the place including in my apartment during the warmer months. Yes, they are harmless but if you have a fear of spiders, please take that into consideration before moving here. Last thing that is displeasing is the parking. The garages are very small so if you have a big car and small children that you need to get out of the car, it will be an issue for you. You will need to get them out of the car first and then park into the garage, therefore I park into an open space and just walk a distance to my apartment. That will be changing however due to their new parking rule/restrictions. I’ve decided not to renew my lease here for personal reasons so I will update my review upon move out.”

“Want to say thank you to Denice and Cody, for the past 2 years living there it's been splendid and very great. They attended us to every need we needed to have done to our unit. Their communication and response time to you is very great, also to mention the announcement or anything that is going on at the apartment they give you notification and letters before hand. We was sadden we had to leave but hopefully in the future we can go back there. We only left because we needed a bigger space with a garage and sadly there wasn't any at the time. Thank you again Denice and Cody for everything there”
