“I moved in to Sonterra a month ago and have been very happy. The community here is nice and friendly. I feel safe no matter what time i come home. The maintenance guys are very nice and quick to respond. Mostly, I want to say that Kyle in the leasing office goes above and beyond. He has been incredibly helpful and sympathetic to my needs. I really appreciate his efforts and kindness. All in all, this is a great place to live. It's quiet for the most part and has a very welcoming atmosphere.”

“We lived here for 6 years and the rent was kept pretty stable, the amenities were kept up well, and we had surprisingly few issues considering all the normal issues that can pop up with apartment living. The maintenance staff was one of the best parts about living here. We had folks come at 2am to fix things, the cleaning staff was always polite and efficient, and repairs were always done in a timely fashion. We had Alex come several times over the years to fix things, and we were lucky enough to have him do our move out inspection and get to say good bye. The Irvine Company is lucky to have folks like Alex on their team!”
“I’m so happy I found this place 4 years ago. There’s a sense of community that makes it feel like home. The on-site team managing the experience here are amazing. Dulce, in the office, is a gem. She’s on top of everything! The maintenance team, Robert and Ken, are quick to resolve any issue (typically minor). And it’s so nice to have a dedicated landscaper; this place always looks great. The location can’t be beat. It’s a 5-minute walk to Albertsons, Starbucks, the Post Office and more. A 15-minute walk up the hill and you have unbeatable ocean and hillside views. Appreciate everything here!”

“My girlfriend and I moved here from Florida about four months ago, and it’s been nothing short of great.
Walter, the property manager, is the reason everything went so smoothly. He helped us through every step of the process and is hands down the best leasing professional I’ve ever dealt with. He is personable, honest, and truly cares about the residents. If you are considering moving here, ask for Walter. You won’t be disappointed.
Eduardo, the maintenance technician, and his wife are also incredibly kind and friendly. Eduardo is always smiling and quick to help with anything we need. It’s the little things like that that make apartment living feel more like home. Thank you Eduardo and Walter for making our time here special.

“Had a great experience living here for 2 years. The maintenance team was responsive and I never had an issue getting things fixed (broken window frame during a rain storm, A/C, increasing hot tub temperature). Leasing staff are very friendly. Pet friendly community, nice pool amenities (2 pools and 2 hot tubs) plus access to SAMLARC community parks and pools”

“Rancho Del Mar has been making some really positive changes lately. The new property manager seems to have brought a lot of good energy and is addressing some much needed improvements around the property.
It’s been nice to see better communication, more attention to the community, and a real effort to make the RDM a better place to live.

“This place is great. I’ve lived here for three years and from day one have had nothing but positive experiences. The property manager Tonie is phenomenal, constantly working and breaking her back to go above and beyond the call of duty. She keeps this place running smoothly. I love how quiet this complex is and clean, no rats, ants, roaches or any creepy crawlers you see in dilapidated places. Most of the other residents have lived there long term and no wonder. They also just got brand new washers and dryers that have iPhone technology to pay for. Love it! It’s not the Ritz however if you’re looking for somewhere to have a nice life, quiet and simple this is the place. It doesn’t hurt too to have a good property manager who is on top of everything and very communicative.”
“I love the Villas because Julie makes it fun. Shes approachable and always willing to help with whatever. I feel like she works 24/7. Amazing customer service, location, spaced out apartments, Skype light and vaulted ceiling. Needs more guest parking but we dint live in a perfect world.”
“Leasing process was smooth and easy. Office staff, in special Lisa, are friendly and responsive to questions or concerns. I submitted a maintenance request as soon as I moved in and was taking care of in couple of days. The apartment has a pretty good layout and good natural lighting.”
“The office manager and staff are incredibly warm and welcoming. They promptly address and resolve any issues that come up in the apartment. During holidays, they even provide free lunches and dinners. The entire community is quiet and clean, and my kids absolutely love the swimming pool.”
“I lived here for 1 year. I loved it to be honest. I wish I could've stayed longer but had to move out due to job relocation.It's almost impossible to find something like they have. Which is having an attached garage with a 1 bedroom apartment. Also, you don't have anyone above you or below you, which is rare in an apartment.The only downside to my apartment was the washer and dryer. They were inside the garage and we had to use a flight of stairs every time we wanted to use them. The management weren't clear about it even though I asked multiple times before moving in and it was really annoying, but other than that, everything was really good, including the maintenance team.”
“My husband and I moved in late February. We have been nothing but happy with this complex at this point in time, despite our original hesitations. Management got changed a month or 2 into our lease and already we can tell a difference. (Carla was who helped us with our application, prior to William, gave us some hesitations as she didn’t seem to be knowledgeable about the complex or area and seemed less professional than someone in her job title should be.) Landscaping is now consistent. Pool is spotless daily. The washing rooms are now cleaned every morning. Trash around the complex is no longer. Great communication from both William (the manager) and the maintenance team. We are so happy here and excited the property is well maintained. Thank you, William, for making our lives easier and free of stress by knowing how to manager a property efficiently! My only complaint would be the lack of guest parking availability, however, I feel that’s a property owner issue NOT a property manager issue.”

“Amazing, but I would like the coyotes to leave, especially the ones that walk around the complex like nothing. there hasn't been an issue except for coyotes, and loud neighbors, I recommend this complex.10/10”
