Overall, this apartment community feels safe and I haven’t had any concerns so far in the last few months that I’ve lived here. I also do not have any crime/noise complaints (but yes, the reviews are true that mention the loud noises in the morning from lawn maintenance and it can become quite a nuisance if you work from home or sleep in the mornings so please consider that). Maintenance typically responds the same day for any tickets that I’ve submitted. Pest control will come to your apartment only if you submit a request and she only comes on Friday’s. I have had an issue with the trash valet company that Avila uses but luckily I have a door camera that backed up my statement and so that issue was quickly resolved. Avila residents are charged rent, HOA fee, and many small fees that equal up to around $100 so expect to pay about (almost) an additional $200 on top of your rent and I don’t feel that was clearly explained to me or I was not paying attention before I signed the lease. I also HATE the amount of HUGE spiders that are all over the place including in my apartment during the warmer months. Yes, they are harmless but if you have a fear of spiders, please take that into consideration before moving here. Last thing that is displeasing is the parking. The garages are very small so if you have a big car and small children that you need to get out of the car, it will be an issue for you. You will need to get them out of the car first and then park into the garage, therefore I park into an open space and just walk a distance to my apartment. That will be changing however due to their new parking rule/restrictions. I’ve decided not to renew my lease here for personal reasons so I will update my review upon move out.

This is ridiculous! This is why residents pay $100-$120 monthly for water for Avila! Yes, you pay for them wasting water besides many other extra fees! I pay for Avila on extra fees $500-600 per month above the already high rent which they've been keeping increasing yearly, 9-10%.It's true that people say on other forums:Just the HOA fee is $90 per month. Yes, you have to pay HOA! You also HAVE TO pay monthly for mandatory fees like: valet trash fee, energy management, water, sewer/trash, pest control fee, rental insurance, payment system fee, parking fee plus extra if you have a bigger car, and so on. These add up quickly.Plus you have to budget separately for: electricity, I pay $400 per month. For gas $120 per month.And on top of these they have been raising my rent 9.5% every year which means they add to my current rent $300 more per month now. Renewal is not going to happen with these conditions and with this awful team.

Be aware, they raise the rent 10% every year, and you pay HOA along with other fees!!!It seems like they are trying to remove my review from Yelp, who knows why...Shame on you!So I have to post it here, along with their extra monthly fees above the price listed on their website.We decided to move out of Avila after residing there for many years due to our experiences with Raquelle Orozco, who I believe is the assistant manager. Because of her, we moved out and they lost a reliable resident who always paid rent on time and caused no trouble conduct. We got fed up and moved out. Without getting into specific incidents, her extremely disrespectful, unprofessional, rude, and discriminatory behavior made us decide not to renew our lease. It became clear that, especially under her management, residents are not valued beyond the initial lease signing; you become merely a signature to them.Everything is true hat other people say. Avila increases the rent by 10% each year, and the additional fees for our apartment was approx. $300-$400/month which you pay for Avila directly and are not listed on their site. E.g. HOA, valet trash service (mandatory!), water, sewer, trash, pest control, bill management and so on.This amount does NOT include electricity it was avg. $250/month for our 1 bedroom, the gas was avg. $100/month, plus insurance, internet, parking fees, pet fees, and more. They can add fees at their will.Despite pricing the apartments as if they were in a superb, luxury, gated community near the beach, it is far from reality. Just check out the gym, and walk around the neighborhood.Constant noise, buildings are falling apart, mold, flood, hence the non-stop constructions.The security of personal property is a concern, with incidents of car part thefts, violence, break-ins, and package thefts. It happened to us too, but you can read about these from others in various Facebook groups.The management office appears disinterested in resident concerns beyond securing a signed contract and monthly payments. Fortunately, there are numerous alternatives available, offering comparable or even lower prices and a better living experience.

That's funny how eager this company is to ask yelp to remove negative reviews, so did happen with mine, because I posted about their horrendous fees they charge above the rent...If the management of Avila wouldn't have known: there're valid reason why people leave negative reviews! Perhaps you should consider them and make some changes instead of making yelp to remove them. Such a sneaky behavior...My review they've removed:"I don't like writing negative reviews, but unfortunately, it's necessary.Please reconsider moving here. They increase the rent by 9-10% EVERY YEAR, plus you pay hundreds of dollars on other fees they don't show on their website. I've listed the extra mandatory fees they charge on top of the advertised rent.Before signing any contracts with this company, carefully read it and think twice.Furthermore, be aware that after signing the contract, they have the liberty to add extra fees as they please.Racquelle Orozco is beyond rude, unprofessional, disrespectful and discriminative. The worst manager assistant out of the 5 in the past few years, and she allows herself to yell at PAYING residents.They consistently raise the rent by 9-10% every year. I don't think that most of us see our salaries increase by that much annually, yet they don't care, so you'll either have to move out or pay $250-300 more per month for your second year.The advertised rent price does not include these mandatory fees, which are an additional cost right after you move in at least $285 per month was for my neighbors for a 1 bedroom, and was $365 per month for our 2 bedroom.1. HOA fee: $81 per month. Yes, you're renting, but you'll still pay HOA, $1,053 for 13 months.2. Energy management fee: $15 per month.3. Valet trash fee: $25 per month with no opt-out option.4. Water/sewer/trash fee: A minimum of $120 per month, which increases monthly, adds up in at least $1,560 for a year.5. Pest control fee: $10 per month, yet you'll still see rats.6. Rental insurance fee: $20 per month minimum7. Payment system service fee: $12 per month.8. Pet fee.9. Parking permit fee (EXTRA fee for big cars!)10. Penalty feesOn top of these, you'll still have to cover:Electricity, which was $450-500 per month for us (2 adults) over 6 months during the summer, and $250 per month for 7 months during the winter, averaging $360 per month.RSM has the hottest summers in Orange County, and we weren't running the AC nonstop.Gas cost us $180 per month for 7 months during the winter and $50 per month for 6 months during the summer, averaging $115 per month.Additionally, you'll need to budget for extras like internet, cable TV, or streaming services.Please do the math and don't make the same mistake we did.Other considerations:$4,000 "penalty" for early move out popped up in our contract without any notice!1. There's no quiet time.Throughout the day, you can expect noise, on weekends too!- 7-8 am: Trash trucks- 8-11 am: Gardeners with constant chainsaw and leaf blowing- 9 am-5 pm: Non-stop construction (ON WEEKENDS TOO!!!), hammering, loud music, speeding vehicles- From 4 pm: Loud neighbors' parties, speeding cars and motorcycles around the neighborhood2. The management team may seem friendly on your tour. After you sign the contract they become unresponsive and allow themselves to use a rude tone quite often.Racquelle Orozco has a very bad attitude and can be extremely disrespectful and discriminative to residents.3. The gym is outdated and small.4. The pools aren't well-maintained and are not heated.5. The washing machines are horrible, even with a half load, they can damage your clothes.6. The apartments might seem upgraded, but the buildings are old, so you'll face many issues once you move in, floods, mold, plumbing issues7. Parking is first come first serve, so there's no spots available after 6 pm. Cars get damaged because some people just don't know how to park.8. This review was going to be a lot more detailed but considering it will not allow it, I shortened it. I came to this property in June to tour a 1bd and the person who took us on a tour of the property was Raquel, the assistant manager. I wanted to hold the unit but there were issues with the site and when I spoke to Bree, the property manager, she wasn't very professional either. Since it seemed like she was unwilling to help, I just moved forward with holding the apartment.Fast forward, apparently I did not qualify and I was informed that I could receive my refund within 20 days because everything was done within the 3 day holding period. I ended up moving to Irvine, which I was certain I posted the new address for the forwarding of the check. Come August, I realized I had not received it. I called and spoke to Mario a few times and he said that it was sent to the address of which I put down when I applied for the apartment. That confused me because they should have verified what the forwarding address was prior to sending it to the address that was put down on the application. He said that the accountant had to locate my check and then reissue another one. Time went on and I had spoken to Mario asking why the accountant needed to locate it and why they just could not cancel it and reissue another one?. He said they sent out but I never received it. I attempted to call again but I had left a message with Jordan due to Mario being with a resident, Jordan said he would have him call me back. Three days later and I call again, ironically Mario was with another resident so I spoke to Raquel, the Assistant manager I believe. When we spoke she said again that the accountant had to locate it and she would call me back and that there was no need to call again until I am contacted. Of course I did not take to her advice because my patience had gone due to the lack of professionalism and customer service this leasing team provided. I called the following week, mind you this is well into September/October time. I let her know that I am really upset and that this should not be happening nor taking this long. I expressed my confusion in them not overnighting the check to the recipient. She responded by saying that they do not do business this way and she kept saying I was not the only one this was happening to. I told her well, then this seems to be an issue that you folks keep on repeating and that you should get it fixed. I told her $250 is a lot of money to not be giving it back to the person who paid. She responded by saying "$250 really isn't that much money". Honestly, I was appalled by her rude demeanor, her constant need to abruptly cut me off and lack of professionalism. I certainly would never have these managers head of a team because if they are displaying this behavior, I can only imagine what they are teaching their leasing consultants. I asked her to speak to someone in corporate and she said while she rudely giggled "the accountant is corporate". I knew I should just give up with her since she did not care and it was such a circus so far but I did obtain the regional managers information, Susan. I will be contacting her, hopefully to finally receive my money that it seems to of taken almost 6months.At this point I have yet to receive my check which it is almost mid November, and despite whether $250 is peanuts to some, as a professional, you should keep that to yourself and just do your job to try and facilitate the transaction as smoothly and briskly as possible. Horrible experience thus far.Update- Despite the response to my review, the 3 messages to corporate to contact Susan Davis several times, no one has contacted me despite a temp from the complex. I have not received a phone call to resolve this situation. They have refused to send me my refund.

Mario helped me get my lease signed, after we missed the deadline due to a family emergency. He is very patient and listens to the residents. I haven't always had the best communication from everyone at the complex but he had been by far the best. He also helped with a maintenance issue few months back, it started so terrible. He listened and was able to help it ended with my issue resolved same day. The rent goes up every year but we don't have a lot of other problems.

We love living at Avila. The place is always maintained very well. Since the rain has finally stopped we have been able to enjoy the soccer field nightly. We are awaiting the pool to be done so we can use that and bbq this summer. I lived a little over two years at Avila in RSM and here is the summary of pros and cons:Pros:1. Close to many shopping places such as Pavilion’s, Trader Joe’s, Kohls and many food places. You can literally walk to many of them.2. Many nice parks nearby3. Close to hiking trails4. Nice employees5. Pretty quick response to maintenance issues.Cons:1. Got 10% rental increase at the end of first year and another 10% increase at the end of second year2. You will not pay only the rental but also $80 HOA ( increased from $20 to $80 this year) and trash collection fee of $20 (no opt out option)3. Trash trucks make crazy noise every morning4. Blowers and movers will make noise almost every day.So it’s almost impossible to have quiet mornings5. Parking is a big problem. It’s very hard to find parking space after 5 pm. No assigned outdoor parking. I’ve seen people with 3 cars and they park them all outside and use their garage as storage6. Got my car parts stolen at two different times. There is no any security personnel during the nights7. There are cars that are left for a month and no one inspects such parking violations. I needed to report one time and they put notice on the car only then.So make your choice considering these facts. For me, quietness and consistency are very important which I could not find here.
