The star given is for the accommodation and ease in which I was able to move in on short notice and obtain a unit in my desired location. As for that being the only star, I will share why.When moving in I came from having a garage and it was very important for me to have a covered parking spot. I was told by the complex each unit came with one. After moving in, I found out from the office and the complaints of my neighbors from parking in their spots, that there was a wait list for covered parking and for garages and would likely be years before my name came up. The parking is extremely limited in such a large complex and many times I was forced to park on a Los Alisos Blvd, which is an extremely busy and dangerous.I agree with several other reviews I read that the communication within the leasing office is very poor. It was very confusing as I was often getting conflicting information from several of the agents when I did speak to them. But speaking to anyone in the office was extremely difficult as every single time you call there is never a live person that answers but a message that is taken and it often takes 2 to 3 days for anyone to contact you back.Lastly, upon my move out, I was charged outrageously. My apartment unit when I moved and had epoxy kitchen and bathroom countertops. I was given no care instructions, and when I spilled a small amount of nail polish bathroom on the counter, although I cleaned it up immediately, it lifted the epoxy material and then I was charged $95 for resurfacing the small bathroom countertop. I also had shampooed the carpets and was charged for that and for a $165 apartment cleaning fee after leaving the apartment clean. Any holes that I made in the walls were all properly filled yet I was charged $350 for paint for a one bedroom apartment. Needless to say, I got none of my $600 deposit back. To my own fault. I also left several very expensive jackets. And coats in the hall closet and although I called immediately into the office, I was told nothing was ever found or retrieved and that the new resident was already living in the apartment two days after my move out. Call me crazy but $600 worth of countertop resurfacing, full apartment cleaning, painting, etc.. all being done within two days?? Rediculous!

Pros are spacious closet space, patio storage, mountain views, and covered parking. Cons, far from freeway, and parking always full. Staff seems nice, only one I ever see now is the little Asian one tagging cars. Maintenance always complete repairs timley. I like it here. It's homey.

Thanks to their dedication and hard work, I now have an amazing apartment that I can proudly call home. I highly recommend Cortesia to anyone in search of their ideal living space. I recently moved here with my Grandmother and so far this community is very accommodating/peaceful! But I am writing this review because James and Jasmine really made our process very welcoming. James went above and beyond working with us to find the best suitable unit for my grandma. Jasmine also followed up with us immediately to see what amenities such as parking/ accessibility can best suit us.

I love this city of Rancho Santa Margarita and where this apartment community is located! The views from here are so nice over the hills, and there is so much sunshine that comes through my apartment on the 3rd floor! The maintenance team including Ken and Luis are so attentive to any issues that happen. The management team is also really patient with any issues, although I'm sure they are really busy. Shout to Suzanne and Tasha for helping me with my parking issue

I just wanted to share my experience with this apartment complex. I have a mobile voucher and when I originally contacted a leasing agent I was told they have available unit’s. Then someone contacted me from the office saying that there’s no available units because the listing of the property is available now, and would not work out because of the housing process would take longer. Every leasing agent was saying something different. The one agent Emmanuel was sending me emoji’s and being some what creepy in a way when contacting my cell phone. Then they told me they’ll move the unit to a further date but proceeded to charge me almost $7,000 to move in. A complete joke. As if anyone in this economy can pay that amount of money. They should’ve said they don’t rent to mobile vouchers. Instead take my money for application fees. On top of that I found a apartment complex near by with more square ft. That’s charging $275 for application and holding deposit and $600 all together to move in. I’d recommend anyone that this place is unprofessional, and lacks the moral values of low income family’s and seems money hungry. Their excuse was a credit check, the other apartment literally laughed when we mentioned this reasoning behind the deposit. This was my experience maybe yours was different. 0 stars.

Abandoned car with expired registration has been taking up a spot that could be utilized by a mother with children or disabled person. Come on Cortesia, provide what is paid for!

Horrible place to live !Do not live here. Regret moving in. The parking is horrible. The rent is so high I can't even park my car inside???? The apartments aren't even that nice. As you can tell from the complex.

Just moved and everything is amazing on this community. A different vibe from the city. It's peaceful and views are amazing. Leasing Team and resident team is great in helping me move in. Maintenance is fast in solving issues as well! I 100% recommend this community.

This review is regarding Jasmine E. who works in the leasing office. She is absolutely wonderful. When I showed interest in leasing at Cortesia, she was there to answer all of my questions. She responded very quickly and was extremely nice and helpful. She followed up various times which was a tremendous blessing to me in the busy season of life I was in. I can't thank her enough for all of her wonderful help. She is exceptional!

Renters remorse Do not move here. I wish I would have seen the previous reviews and had a chance to really see this property before moving in. We just moved in and I regret it so bad! Parking is non existent, they tell you that you can rent a car port or a garage but they don't tell you that they are not available and that you will not have a spot. (Unless you don't ever leave. ) some people don't. Garages are storage units, and the same cars haven't moved. Property is not maintained, it's dirty, dog crap left everywhere, trash, the play ground mine as well be removed, razor blades, and other paraphernalia on the grounds. I don't think anything has been washed in a while. I get the residents need to take care of things, and be more courteous of others, maybe have some pride in where you live, but the landlord has not done any improvements in probably 10 years. It's clear they don't care what the property looks like or maintaining it for their own reputation. They won't implement parking, or anything for that matter. Management is in the office but won't help current tenants, (their words)... instead you get text messages from other locations that claim they will reach out and take care of issues, or concerns but they do not. Just don't come here.

No reason to sign a lease here anymore, the month to month rate is the same as the rate they offer on a lease, which continues to go up each year. Grounds are going downhill, with vegetation that dies and is not replaced. Appliances were old when I moved to this 2 bedroom, from my first apartment which was a 1 bedroom and very nice. I've lived here over 10 years, 3 broken water heaters and one from upstairs that flooded rooms in my apartment later, with only the stove/oven and HVAC recently replaced. Lots of kids here now, which is not bad in itself, but they leave garbage everywhere and damage property, including the sprinkler head that now shoots into my bedroom window, even after it was repaired. Many more issues over the years that have not been resolved, I think I'm done. After living here for many many years, I am now looking to move. Oh, and if you live here, remember to push 3 then 2 on the call tree to avoid getting the extremely bad answering service.

Comically incompetent management property. They used to handle issues promptly and then the staff went fully remote so no one is doing their jobs. We've currently been waiting for over a week to have an accounting issue that requires 5 minutes of attention resolved. A lady named Jeanine assured us she would be "sitting in front of her computer" until our issue was sorted out. This was 3 days ago. They also keep claiming that they are losing emails because of a new system. I work in software and this isn't something that really happens.

This review is for Luis the maintenance tech at Cortesia. He answered my emergency call and came within minutes to address the water heater issue. Luis is an outstanding example of a dedicated employee who commits to finding a resolution.
