Want to say thank you to Denice and Cody, for the past 2 years living there it's been splendid and very great. They attended us to every need we needed to have done to our unit. Their communication and response time to you is very great, also to mention the announcement or anything that is going on at the apartment they give you notification and letters before hand. We was sadden we had to leave but hopefully in the future we can go back there. We only left because we needed a bigger space with a garage and sadly there wasn't any at the time. Thank you again Denice and Cody for everything there

I lived in a 2nd floor, 2 bed, 2 bath apartment here for over 6 years. I moved out of OC recently and would overall recommend this complex. We moved into a unit that had not been renovated so our rent stayed affordable through those 6 years. I am sure the renovated units are much more expensive. Pro-- The walls are THICK, in 6 years, I can recall on one hand the times I heard our neighbors or wildlife. It was wonderful. We were on the 2nd floor, so I dont know how our downstairs neighbors felt about the noise transfer from above, but we were very happy. The parking situation is now a pro (it used to be a con) as each home is limited to 1 assigned spot and 1 unassigned spot with registration required for each night a guest car is staying overnight. Now finding a convenient spot when you get home from work is not a big deal. High ceilings. We were on the 2nd floor so the high ceilings in the living room were wonderful and it felt large and filled with light. Proximity to the lake and shopping center. The RSM lake is 1 block away and has been wonderful. You can easily walk to the shopping center on the other side of the lake with restaurants, shopping, banking and gas station. We used to watch the 4th of July fireworks show from our balcony. Neighbors are generally respectful and keep to themselves. During the summer you see more kids playing in the parking areas, which is dangerous and annoying. But otherwise, the area felt safe and everyone was down to earth. Please keep in mind, this is a toss up bc we had terrible downstairs neighbors for 9 months that had police called several times. For the most part, sketchy characters and loud college kids are not living here (although in our 6 years we experienced both of those), its mostly families and regular folks. The maintenance team was always helpful and kind. They did their best to make us happy (there were times when an issue had to occur several times for a permanent solution to be attained- e.g. roof leak during rain, faulty toilet). Requesting work orders can be done online (a slight nudge via phone was needed now and then). Washers and dryers now accept credit cards, which has made it less stressful compared to pre-loading a card with funds. Con-- Although noise transfer was minimal, the smell transfer was CRAZY. If your neighbor is making curry, you are smelling it. Worst was when I had a neighbor who was an avid smoker. They liked to smoke in their bathroom and FILLED my master bathroom with smoke. I could not use the bathroom for months, it was insane how my bathroom would fill with smoke. The management sent tech's to try to fill the holes that allowed smoke come thru, but nothing really helped until the neighbors moved. There are also large gaps surrounding the front door. I'm sure we wasted lots of money when we ran the HVAC. Also thanked my lucky stars we didnt have pest issues, because if we did it would be very easy for them to enter and exit via giant gaps surrounding the front door. We had techs out to seal around the door frame, but this didnt completely solve the issue. Residents are left alone to fill their patios and balconies as they please. Although there are regulations in the lease as to the expected aesthetics- they arent really enforced year round (50/50 shot they will be enforced when they do an annual inspection). Some neighbors are just hoarders and their patios are filled with a random collection of furniture, plants and other stuff. At some point my neighbor across the hall filled the front entryway with so much furniture that it was difficult to access my front door. No response when brought to the attention of mgmt. Generally- just know you may end up feeling like you live in a perpetual garage sale. Washers and dryers malfunction e.g. not drying well, some machines give you less wash time than others.

I’m so grateful with the customer service here, I just move in here and everything was so smoothly and super friendly. Denice has been super helpful and nice as well Carlos who both have responded my silly questions and concerns. And the apartment was clean and perfect!Thank you so much for my beautiful home :-)

Rude and unhelpful office staff, Denise in particular. Made everything so stressful trying to rent an apartment that we finally had to go someplace else which was a higher end apartment complex and took only 2 hours after application to rent the apartment. So happy now with our new place that we are glad she was such a hassle to deal with. By the way, we sent the same exact needed paper work to the new apartments and they stated is way more documents than they needed to verify everything. Thanks Denise, for nothing and letting us waste our hard earned money on applications that were worthless. Left a voicemail that we no longer needed their apartment because we had just rented one in 2 hours vs their 3 day torture. Never got a call back, just out of curtousy. Don't know why I expected it.

Laundry rooms!!!! Here's another update on the oh so wonderful Villas Aliento...... This laundry room is pretty nice, however... it's really expensive. $1.25 for washer and $1 for dryer. The most I've ever paid. In my previous apartments, it was $1.50 for both washer and dryer together and they were bigger. These ones are really small, I feel like they do that so you have to do more loads and pay more money. Also, they do not have coin washer or dryers available. So you have to purchase a card to load more money on to that. The office is closed on some days so we are unable to load the card. And when the card does not work, it takes them days to get you a new one, or you can purchase another one. They are very money oriented, you have to pay for literally everything, which is very disappointing during COVID as money is tight. You would think they would want us happy in order for us to continue staying with them or recommending them to friends and family. Neither of which will happen 100%. Because we are not satisfied with this complex. I'll see you all on the next update of the Villas Aliento saga... hopefully we see something worthy of more than 1 star... Very disappointing

We were about to move into Villas Aliento and backed out because of how hard it was to communicate with Denise at the front office. It was difficult to get a word in or a question answered and we felt she was unwilling to work with us. The process just felt like we were at the DMV, not our future home.

I just moved here from the east coast to take a job in Orange County. I came from a brand new 20 story high rise with a door man, pool, & cabanas before this. I must say it is different living than my NYC life but I have no issues with my apartment. My view overlooks the street and all my appliances work fine. My only reason for a 4/5 is because I have a really old dishwasher that I think they should've been replaced but I haven't asked for a new one yet. But I do have brand new flooring, carpet, fridge and stove. I love how I have a garage and balcony. For an older property I think it is very clean no bugs besides spiders. Francis was very helpful with my transition during Covid-19.

My disappointment for this apartment complex all starts with a new manager. Dell was the previous manage for this complex and while he wasn't perfect he knew how to not irritate his residents. The new manager however is very disappointing. She points out every detail the leasing contract (mind you some that are not) but doesn't bother keeping the laundry rooms clean or working. She'll send you a notice your garage is not compliant when it actually is. Unless you're a strong enough person willing to go to war for the details of the leasing contract, I do not recommend leasing here. In my opinion, she points out the splinter of wood in your eye while not noticing the log in her own. Yes, they throw cute parties for the complex. Who cares when the complex is dirty, bushes over grown and our laundry room has had an out of order machine for the last 6 months. They lock the back door to the office which is the only door that gives you access to the machine to reload your laundry card before closing hours. Stop spending the party money and spend in on repairs. Stop pointing out the details that need to be fixed that aren't in the leasing contract when you can't keep the property in order. Also, don't expect to get any of your deposit back. The office staff told us we didn't need to clean because we had lived there for over five years. The apartment was left tidy. We didn't do a deep cleaning because their staff told us not to and yet charged us a cleaning fee, $140 gone. They charged us for a deep pet cleanifee when my cat has never peed outside the litter box in her life, $200 gone. They charged us for the closet mirrors they took down during one of their surprise inspections and never replaced, $200 gone. In every apartment I've ever lived in I've received at least 80% or more of my deposit back. My family lived here for over five years and in my opinion all I can say is I am deeply disappointed. Update: They have sent us a check for the $140 for cleaning after we reach out. Still waiting to hear about the other items....

I lived there almost a year ago for 4 years. When I moved out, they gave me my deposit. However I had lost my check and when I found it, it was expired. I went to the Leasing office to get it issued and the Guy there said he emailed corporate to check with them. He was insinuating that I had already cashed it and they were goin to check if the check was already processed. He explained it would take some time and I waited. It's been a couple of months and I never received my deposit check. They kept my money. Also I forgot to mention that during our time there, we had so much water damage (water heater broke and water came into my bedroom, mold in our kitchen cabinets) and it did take forever for them to repair it. So much so that I found out I was severely allergic to mold because they took forever to clean the mold from the apartment! Please note that my husband and I would always tell the leasing office right away when any maintenance repairs were needed. Thank God we're out of that place!

These folks made my move in as easy as it gets. Apartments are nicely renovated. Very close to lake, restaurants and shopping plaza.

I'm giving this 2 stars because the lady we emailed back and forth with, Bridgette, was very kind and thorough, but the manager we ended up touring with was just...awful. Unfortunately, the apartments were a little too outdated for us and didn't have all the amenities we were hoping for, but on the bright side, they are in a great area and have some great potential (like the Nest thermostats and vaulted ceilings). More importantly, we were a little perturbed at the customer service we received during the tour. I should start off by saying that I've been a property manager myself so I'm trying to be fair and not too harsh. I believe the manager toured us and she seemed reluctant to even tour us or show us the amenities. One of the main things we asked to see was the fitness center, and instead of being happy to show us, she just pointed in the general direction of where they were. It's like she was in hurry to get back to her desk and was too lazy to bother. Understandably, it was hot but oh well! Bring some water! Also, she was more successful at convincing us to live at the sister communities than in hers! Lastly, while we were on the tour, a resident walked up to her with a rent check and said he was on his way out for the weekend and the office was closed. He asked her if he could give it to her and she refused by saying, "We need to check the amount." This gentleman was clearly in a hurry and it was hot as hell, and she made money more important than customer service. We hadn't even seen the apartment yet and I looked at my fiancee like, "We are NEVER living here!" Just a little tip as well: when we parked in the future resident area, we parked next to one of the dumpster areas and it wreaked! The need to be power washed with some Simple Green. It wasn't the best first impression.

I have debated this review for a few weeks but after reaching out to the office about something today, it sealed the deal for me. I lived here, for about five years. I have experienced more than one maintenance issue that has gone weeks without being taken care of. Often times having to report it more than once. Even going as far as reporting it to the corporate office twice. Only with the second issue, the corporate office couldn't even be bothered to contact me back. It's not the worst place to live, but I can't wait to move. The staff and maintenance crew are all super friendly. Carlos has been nothing but nice to us and patient with maintenance issues that were our fault. But overall, no one should have to beg to have their apartment taken care of, especially when they aren't willing to work with you on other matters.
