Open parking is very limited and if you park in the wrong space they will tow you and it will cost you $700. NO parking nearby. Leasing office is no help at all.

Have been lied to since move in date. Dog poop everywhere, broken gate, parking issues, smoking everywhere. Leasing office doesn’t care.

Not enough free parking and no parking within walkable distance. Staff has no solution besides buying another parking spot for $75/month.

When I was touring apartments, I instantly fell in love with this place due to its luxurious appearance. 5 months in, and I can tell you it is the worst living experience of my life. I wish I had listened to the other reviews. First of all, the supposed "gated community" is a scam; the gate has not worked since I moved here in June. Second of all, your rent will 100% go up, despite the initial lease offer, because there is a portion of the lease (hidden) that says that you will owe utilities to a third party company. We pay utilities through Riverside public utilities (as required), but 2 months in, we also got a surprise bill for additional garbage and water utilities to pay to the core. They require you to pay for garbage valet and they don't even grab your trash half the week. Thirdly, there is no parking, especially beyond 5pm. If you move into a 2B/2B, you only get 1 parking spot. And if there aren't any parking spots left for the other car, you are forced to park off site into a different private neighborhood. Or, if you park temporarily in a reserved spot because it is midnight and you do not want to walk outside alone at night, you get your car towed, like me, without any warning whatsoever. They will occasionally issue warnings to other cars, but only when they feel like it. I had to call the police to figure out where my car was and missed work. This place is a scam. Please please please read my review and the other reviews, and spare yourself the headache of living here.

I lived here from April 2019-October 2022. The only reason I relocated was for work. The amenities here are top tier. The pool was my spot, it was never crowded and always nice to just relax and feel like your home is a resort. The gym (although I didn't visit often) it's amazing you would not need a gym membership living here. When I first moved there, rent was about $1600 a month for one bedroom, when I moved out it was around $1880. I do think some of the increases were a bit high. Moving our was very easy and because I was already commuting far for work I did not have time to do a full clean of the apartment so I did not expect my deposit back. They did charge me a cleaning fee but they mailed me half of my deposit back which to me was still reasonable because I would've hired a cleaning company anyway. The leasing staff was always nice and professional. When I moved I left something important in the apartment and a month later they called and said they kept it for me and did not throw it out, I thought that was very sweet. Overall I loved living there! Parking was definitely an issue when it came to having guests over, but overall it's a nice apartment complex to live in. Inside of the apartments are beautiful!

Lived here from 2021-2022 and my car got towed even though it was registered in their system. They towed my car on a Friday so the towing company charged me an extra weekend fee to get my car back. When I tried to contact the office and manager they wouldn’t return my calls and I ended up paying ALOT to get my car back that I was never reimbursed for. They make you pay a monthly fee for a service to pick up garbage from your front door (side note: why would you ever need this…like what), they made me pay a service to get my mail in a locker. These fees are NOT optional. You will be paying for them even if you don’t want to. Save your time and money and find yourself somewhere else to live.

I applied for this apartment complex in March of 2021. I put in my hold deposit, but decided to go with another apartment. I gave cancel notice within 3 days, which is the limit to get the hold deposit back. I did not get my deposit back. I called them shortly after canceling and they told me it would take a few weeks because it has to get processed. I made sure to give them my new address when I spoke with them. I didn't get anything in the mail. In April, I emailed them. They said they already sent a check "to the address on file," but I didn't receive anything, so they said they will have to void the check they sent out and reissue a new one. I gave them my address again, and asked for the check to be resent. Then I asked what address they sent it to, and never got a response to this day. It's been 8 months since I applied and have never received my hold deposit.UPDATE: I emailed them in November 2021 again and they finally responded and said they went through a management change and I guess that somehow affected me getting my hold deposit back almost a year ago. They said they'd be happy to reach out to accounting and asked me to confirm my address again, which I did. No surprise, it is now JANUARY 2022, and they NEVER responded since NOVEMBER.UPDATE 2: Finally got the check for my deposit in APRIL 2022, over a year after I applied. Absolutely ridiculous and 100% positive I would've never gotten it back if I didn't continuously pester them.

I lived here for 1 year and it was okay. The apartments are nice but have nothing else to offer. Management is average as is maintenance. I had my water heater break 3 times in a row until they finally got a tech out. In the last couple months before moving out there were always homeless people trash digging. It made it feel unsafe. Now for the worst part of living here. Do not get the lease lock it's a scam they tell it substitutes the deposit. It does not. You will not see that money again and it will not be used for move out charges which are ridiculous by the way. They are charging out over 600 dollars. Never have I experienced something like this. Our apartment was in good shape. 2 working people who were rarely home and they are saying the paint was damaged. RENTERS BEWARE

DO NOT MOVE HERE.The experience they provide is awful. Britany should really take courses in customer service. For the price you’re paying, you would think they would deliver world class service. WRONG. They could care less about you and this is in the pre-move in process. They did not share added fees, not to mention the lease lock is a SCAM. So they don’t allow you the opportunity to do deposit but they charge you a monthly fee for damages that haven’t occurred yet? They failed to communicate these fees until after I applied, instead of being empathetic for a communication miss on their end. Britany tried to place the responsibility on me even though they failed to communicate. When I called Britany, she made it seem like all of the information was on the website (it’s not) & acted as if it was an inconvenience for me to bother her with my questions. I read reviews online but decided to give this place the benefit of doubt but the reviews are true.This place needs to do better in their communication especially the extra charges and be up front with people when they call for information instead of referring them to the site, you should help them!! that IS YOUR JOB as leasing agents.Britany literally lost 30k worth of business and a great tenant. If you’re consider renting here, don’t do it!

The Core was my home for almost three years. I moved there in February of 2020 and moved out November of 2022.The original property was beautifully maintained, well ran, safe, and a clean environment to live in. Michelle was a strict property manager but she was fair and held people accountable. Michelle left the property about a year ago and since they have had a slew of horrible managers and staff run the facility. Gelisa Williams is the new community manager and she's the worst person I've ever had to deal with. My largest gripe is that she basically never responds timely to emails. I can NEVER get a 72 hour or less response from these new members of staff. They were stealing my money from me, by charging a monthly insurance fee for NOT having renters insurance, even though I purchased insurance through them and did all the virtual nonsense that they requested. Once I noticed they had been charging me monthly for the insurance fee, I emailed them and it took weeks to get a refund. I basically had to call everyday and bother them about it, send countless follow up emails, and hold everyone in the property management company accountable by CC every email I could find on file. They did eventually refund my money but it was one serious battle to get refunded. When I moved in, I was paying around $1,700 for a one bedroom unit with a detached garage. By the time I left, I was paying close to $3,000 for the same unit but with garbage and embarrassing services. They make you pay to DNA swab your dog so that they can send it in for testing if people fail to clean up after their animals. When Michelle was there, I never saw any poop on the grass and everyone was respectful. Now the new property managers could care less, there's poop on the sidewalks, grass, walkways near the entryway of the units, and in the dumpster areas quite often. The community is supposed to be a non smoking place which used to be true and it was wonderful. Now folks smoke on their balcony's and writhing the community and nothing ever happens. There's peoples cars getting broken into often, no more security patrols, front gates and other items often go weeks or months out of order and Gelisa Williams basically does nothing about it. I used to highly recommend this place and I have had friends move there but now you couldn't pay me to recommend or say anything nice about this place. It used to stand out as Riversides best kept secret but now it's garbage just like the surrounding complexes. The only positive thing I can say about it is that the build quality of the units was nice, with the exception of flat paint... which when you clean it basically gets ruined. The appliances were great, color choices were spot on, kitchen cabinets and counters were lovely, and the flooring was cute. None of that is worth having to deal with the manager or her employees.
