UDR charged us almost $400 for painting repairs without any supporting evidence (e.g., photographs of the alleged damage beyond normal wear and tear, receipts/invoices to prove they actually paid for paint work to be done, etc.) to substantiate the charges, in violation of California Security Deposit Law. Know your rights.
Update: UDR sent us an updated statement with the painting charge removed, so it looks like they are going to remedy the situation. I’ll update my review again when we receive the security deposit back. I give two stars now — one for Meg and one for Kris. Those two kind-hearted souls are the saving grace of this building. They must have to work really hard considering they’re the only staff on the property besides the janitorial crew.

Big rats in the courtyards at night. Probably because the courtyards are not well kept at all. Plants growing wild and rotting. And people let their dogs poop in the yard. Can’t even open the patio door

The apartment is going downhill over the years. The front entrance to the building is swarmed with flies from people letting their dogs poop in the plant space. The building hasn’t put up any signs or dog repellent spray to prevent this. The courtyards look like a jungle. Barely are tended to. The gates to exit the courtyard have spider webs all over them, which the janitors never clean. There are large Rottweilers and pit bulls in the building that are not permitted. Also fly problems in the courtyard from people letting their dogs poop there as well. Cant even open your patio door or else large flys will get in. The building doesnt provide any sort of screen for these doors either. It’s just a mess. Looking for a better place as we speak. Bad enough the area isn’t that clean, at least the building could be

I have loved living at HQ! The staff are amazing and it’s such a clean and friendly building. Lisa and Joe always go above and beyond to take care of their residents!

Great location, great staff. Maintenance is responsive and property manager is easy to contact. Units are nice.
But
DO NOT!!! move here if you need to have a car. Garage is frequently out of service and always when most inconvenient. Yes, they will pay for you park at the nearest (AND ONLY) garage a few blocks away. OR A Uber if you can't access your car (THEY DO NOT COVER TIP! BE WARNED). You will then have to check that the garage is working and move your car back. You will not be contacted directly.
I REPEAT, DO NOT MOVE HERE IF YOU NEED TO PARK A CAR.

I've had a great experience living at HQ. The management is responsive and always helpful. Special shoutout to Meg for consistently handling our concerns. The property is well-maintained, and the amenities are good too.

The building manager, Meg, was such a huge part of the move-in experience for me. She met with us multiple times in the month prior to signing a lease, navigating through logistical challenges along the way, and has been a responsive and collaborative presence both before and after moving in. The building isn't perfect, but I have every confidence in the building staff to take care of issues as they arise.

I recently moved in about a month ago. The building gets extremely hot during winter, reaching 78 degrees in the unit. WILD!! I haven't experienced summer yet but I'm guessing this building will be unbearable. Pray for me! As many residents, I have a portable a/c to help cool the unit. I have to run it 24/7, but the moment I turn it off my unit start creeping back up to 78 degrees. I can't wait to get my electric bill......I would NOT recommended moving in. The unit is uninhabitable!! There are other issues, but I will spare you the long review.

Applied still never heard back . My deposit was taken all my documents are in . Not once have I heard from a live agent . The office never answers or returns calls . Never a live person to speak with . Worst experience so far .

It’ll be 3 years of me living here this December ‘24.
Pros: former manager Rory was amazing but sadly left the company, new manager seems nice and helpful so far, updated building with w/d in unit, dishwasher, gym and rooftop space in building, keyless entry where you can control locking and unlocking from an app, grocery stores and freeway access nearby
Cons: parking stacker is $350 yet always breaks down so you will not have 24/7 access to your car or your parking spot when you come and go, most units are hot so you’ll need an ac as the windows only open a few inches, if not on top floor unit expect to hear walking above you, lots of clubs near by that bring drunks, vomit on pavement and noise, heavy homeless population in this neighborhood and across the street from the building, new UDR company isn’t as great as former grey star management when I first moved in.

Do not get the bottom floor apartments, they flooded 4 times this rainy season. They will flood again amd you get your stuff water damaged.

I called to check out this place last week as I am moving from Texas to work at google as I finally seen one of the apartments in this building I was surprised at how dirty the apartment I was shown as I was working though looking at everything some of the appliances was a little messy and not up to date I really heard good reviews but I also checked online and seen very bad reviews I’m not one to go by what someone say I like to see things for my self I aslo had a brother that use to live in these apartments and he said the works from the building was not great at doing there jobs and didn’t really care if you had issues in your apartment as long as you pay the rent the worker that showed me the place I did ask how they handled issues with tenants that stay here and the worker seemed taken back by the question I aslo heard that they don’t really take to kindly to people of color so please be mindful when you check out this place over all I decide to go with a better place this place just didn’t give me a good feeling after checking it out

The building is new, nice, comfortable, it has a gym, terrace, several towers, the only bad thing is that there is no good ventilation in the apartments, there is a bowling alley or pub on the corner and a lot of noise at dawn.The garbage truck also passes by at about 4 in the morning and makes a lot of noise. If you sleep with an open window you can hear everything.

I had a very mixed experience living at HQ. While there, bike thefts and vandalism became common in the bike storage area. Their response: store your bike in your apartment. For months. They never meaningfully followed up with an update on the security of the area. They also started picking the wrong battles in terms of what to email residents about: saying you can't take your pet or emotional support animal to use the roof, criticizing the community for not putting trash out properly, instead of actually fixing the security issues or fixing the callbox. It took 15 months for them to finally get a working callbox together.I had heard that they were known for withholding the deposit for shady reasons and sadly they did just that to us. Twice we scheduled to have them to a pre-move-out inspection and twice they did not show up. I paid $450 to have the place thoroughly cleaned, and it was spotless when I left. I also asked for paint and painted the largest marks. Despite that HQ's parent company UDR piled on a $310 cleaning charge, a $325 painting charge, and a $345 flooring repair charge, and returned the deposit late. The deposit was $1,000 so it seemed like they just decided to try to come for as much of it as was possible. We have asked for the cleaning charge back and they haven't made an effort, so might have to take them to Small Claims Court if we want our money back.If you're thinking about moving in here, just be mindful you might not get the deposit back even if you try to play by their rules. That said, the rates are pretty affordable and the building is new.
